I started Blue Olive Properties to manage my own investment properties. As my portfolio grew, I learned what was needed to successfully manage investment real estate. After retiring from the government, I got licensed as a real estate broker, and found that I enjoyed working with other investors. As a result, the property management business began to grow as my investors added to their own portfolios.

I know how to maximize your return on investment (ROI) through great management. For example, we always try to get long-term leases for our clients. We get 2, 3, 4 or even 5 year leases on our rentals and the rentals we manage. Having long-term leases greatly reduces the vacancy factor, and possible losses from not collecting rent. We also build in rent increases in these longer term leases, which increases cash flow over time. About 60 percent of the properties we manage have these kinds of long-term leases on them.
We know how to get maximum value for your property. We get properties rented quickly, in two weeks or less, when priced right. We conduct frequent rental market surveys to properly set rental pricing in any market.
We enter the property a minimum of four times per year to protect your investment. We offer two comprehensive inspections per year with a certified property inspector, where we check for gas leaks, water leaks and the presence of carbon monoxide. We inspect the AC unit and the furnace and change the furnace filters.
We have maintenance people on staff to handle any repair issues. We don't mark up repair invoices. We pass our volume savings on to you. We respond quickly to maintenance calls, keeping your tenants happy and your property in top condition.
