The Inglewood Edmonton real estate average sale price per square foot has started 2012 with a whimper, but this is a little deceiving.  When you look more closely at the sales in Inglewood in 2012, there were a couple very large bungalows that sold.  These larger homes tend to sell for a lower per square foot value than the average sized home in Inglewood, therefore skewing the average lower.  For more detailed sales information including an average sale price graph visit Inglewood Edmonton Real Estate

Inglewood Edmonton Real Estate

The Inglewood Edmonton Real Estate market has been stronger than the Edmonton market on an average sold price per square foot basis.  The last 2 quarters of 2010 in Inglewood were especially strong in Inglewood, while the rest of Edmonton was falling.  Inglewood has climbed 27% since the 1st quarter of 2009, while Edmonton has only went up 5%.

Inglewood is another neighbourhood that I have done a lot of work in over the years.  I've sold many homes in this area that borders Westmount, and always enjoy the diverse age range of properties in this neighbourhood.  It has the advantage of the convenient central location plus access to the Yellowhead is only a few blocks away.   The added perk is that the average price for this area is 25% less than Westmount (approximately $100,000). I've attached a couple graphs specific to Inglewood.

The first graph shows what the average sale price per square foot has been doing since the first quarter of 2009.  As you can see it has been rising for the last three quarters.  This is interesting considering that the Edmonton market has seen prices falling in that same time period.

The next graph shows how long it is taking to sell a detached home in Inglewood.  The numbers here are strong too.  The average days on market for detached homes in all of Edmonton is at 54 days for the most recent quarter (Oct 1, 2010-Dec 8, 2010).  Compare that to 31 days for Inglewood.
