Phoenix roof deck poolHere are the sales figures for Scottsdale and Phoenix's luxury condo market for February 2014. In this report, luxury condos are defined as those with a list price of $1 million or more.

ACTIVE LISTINGS AT THE END OF FEBRUARY

The number of listings increased between January and the end of February. At the beginning of the month, there were twenty-seven luxury condos on the market and by the end of the month, there were thirty-five. Inventory has been flat for a very long time, so this was a big jump. Of the thirty-five condos for sale, twenty-five were in Scottsdale and the remaining ten were in Phoenix.  

The most expensive condo on the market  has held this spot since the end of last year. It is an expansive penthouse in The Landmark, a luxury community situated in the Kierland area. It has 4,480,square feet with three bedrooms and three and one-half bathrooms. It is listed for $3,700,000.

The least expensive condo for sale also dates back to the end of last year. Located in The Mark community in Downtown Scottsdale, this two bedroom and two and one-half bathroom unit with 2,451 square feet is being offered for $1,000,000.

 
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The two pending sales at the end of February were carryovers from January.

The first unit is located in Main Street Plaza in Downtown Scottsdale. It was priced at $1,185,000 for 2,227 square feet. The second unit was in the Scottsdale Waterfront Residences. It was priced at $1,395,000 for 3,440 square feet. 

 

LUXURY CONDO SALES FOR FEBRUARY

There was a single sale in February and it took place in the elegant Esplanade Place community in the Biltmore area of Phoenix

This seventh  floor unit had 2,978 square feet and three bedrooms and bathrooms. The asking price had been $1,295,000 and it ultimately sold for $1,150,000 in a cash transaction.

February was a lackluster month for the Phoenix and Scottsdale luxury condo market. Inventory moved up, there were no new pending sales and there was only a single sale. Hopefully, we will see more activity in March as the season gets into full-swing.

The Landmark Condos Scottsdale AZ

Here are the stats for the first month of 2014 for the luxury condo market in Scottsdale and Phoenix. 

For this analysis, I looked at any condominiums with an asking price of more than $1 million. 


ACTIVE LISTINGS AT THE END OF
 JANUARY

At the end of January, there were twenty-seven luxury condos on the market. This figure has remained flat in the past several months and did not increase dramatically as we saw in other segments of the market. Nineteen of the twenty-seven condos were located in Scottsdale, with the remaining eight being located in Phoenix. 

At the end of the month, the most expensive condo on the market remained the same from December. It is a breathtaking, large penthouse in The Landmark, located in the Kierland area. It had three bedrooms, three and one-half bathrooms and 4,480 square feet. The list price was $3,700,000.

The least expensive condo for sale also stayed the same from the end of 2013. This condo was located in The Mark  complex in Old Town Scottsdale This unit had 2,451 square feet and two bedrooms and two and one-half bathrooms. The asking price was $1,000,000.

 
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

At the end of the month, there were two pending sales and both of them were in Scottsdale. 

The first was at Main Street Plaza, a community in the heart of Downtown Scottsdale. The 3,440 square foot unit was priced at $1,185,000. The other pending sale was in the popular Scottsdale Waterfront Residences. The asking price on this one was $1,395,000 for 2,227 square feet. 

 

LUXURY CONDO SALES FOR JANUARY

The first month of the year posted three luxury condo sales in Scottsdale and none in Phoenix. 

Two of the sales were in The Landmark. A three bedroom, two and three-quarter bathroom unit with 2,591 square feet on the fourth floor sold for $1,036,000. It had been listed for $1,149,000 and sold for cash. The second sale in The Landmark was a 2,690 square foot unit with three bedrooms and bathrooms. The asking price had been $1,299,000 and it sold for cash for $1,150,000.

The final sale in January was at the Scottsdale Waterfront Residences. The sales price was $1,335,000, slightly off of the $1,375,000 asking price and the unit sold for cash. This unit had 2,117 square feet, two bedrooms and two and one-half bathrooms. 

 

Phoenix Scottsdale Luxury Condos for Sale January 2014

 January was solid month for the luxury condo market in Phoenix and Scottsdale. We saw inventory holding steady along with good pending and sales figures.

Here are the numbers for March for the Phoenix and Scottsdale luxury condo market. For the purposes of this analysis,  I am defining this market as condos with asking prices of $1 million or more.

March was another somewhat quiet month for this segment. Below you will see a chart with sales activity during the month. The first column looks at summary data and then activity for each city is presented.

Phoenix Scottsdale Luxury Condos for Sale March 2013

ACTIVE LISTINGS & PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The least expensive luxury condo for sale at the end of March was a 4th floor unit at The Landmark in the Kierland area. It is a three bedroom, two and one-half bathroom condo with 2,630 square feet. It is listed for $1,070,0000

The most expensive unit was the same as last month. This 10th floor unit is at Esplanade Place in the heart of Phoenix's Biltmore area. It is listed for $2,650,000 and has 4,286 square feet, three bedrooms and four bathrooms.

There  was a single pending sale at the end of March. This is a unit that was under contract for several months last year and never closed. It was taken off of the market and is now back as pending. This is a very unique property as it is the entire top floor of the Camelback Tower. It has five bedrooms, eight bathrooms and 7,254 square feet. It currently needs very extensive renovations and was priced at $2,499,000 at the time it went under contract.

MARCH  2013 LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

There was a single sale in March. It was at the Fairway Lodge at the Biltmore. This top floor unit had two bedrooms, two and one-half bathrooms and 2,992 square feet. It had been listed for $1,150,000 and sold for $1,000,000.

March was a quiet month for the  luxury condo market in Scottsdale and Phoenix. Hopefully, activity will pick up in April.

 FIRST QUARTER 2013 RESULTS FOR THE SCOTTSDALE AND PHOENIX LUXURY CONDO MARKET

Here are the sales statistics for Q1 2013. As you can see, the lion's share of sales have occurred in Scottsdale and the average sales price is quite a bit higher. Ideally, we will see more activity in Phoenix as the year progresses.

Luxury Condos Biltmore PhoenixThe Scottsdale and Phoenix luxury condo market had a decent September 2012. By the end of the month, one of the highest-priced condo sales of the year had taken place and there were two pending sales that had carried over from the month of August.

I am defining the luxury condo market in Scottsdale and Phoenix as those units with an asking prices in excess of $1 million. You will see the sales information in summary form as well as by city.

 

Phoenix Scottsdale Luxury Condos for Sale September 2012

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
By the end of September, there were two pending sales of luxury condos. Both of these are carryovers from the month of August and there was one in each city.

  • For Scottsdale, the pending sale still being worked on was the foreclosure unit at the East Camelback Condominiums, right near Scottsdale Fashion Square. This property encompasses the entire top floor of the building and has 5 bedrooms, 8 bathrooms and 7,254 square feet. The asking price was $1,250,000, but significant additional funds will need to be added to the price to get the unit sold.
  • For Phoenix, the ongoing sale was at Esplanade Place. The condo had 3 bedrooms, 3.5 bathrooms and 4,286 square feet. The listing price when it went under contract was $2,450,000.


SEPTEMBER  2012 LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

There was a single luxury condo sale that took place in September and the sales price is one of the highest we have seen in 2012.

This sale was a 3 bedroom, 3.5 bathroom, 4,065 square foot condo at The Landmark in the vibrant Kierland area of Scottsdale. The list price was $2,550,000 and it ultimately sold for $2,225,000 or 13% off of asking.
So, while September was not a month full of big activity for the luxury condo market in Scottsdale and Phoenix, we did see a large dollar amount sale and two more sales are in the pipeline. Ideally, some new condos will go under contract in October to keep the pace going.

Optima Camelview Condos for Sale Scottsdale AZWe saw a big change in the Scottsdale and Phoenix luxury condo market in August 2012.We went from zero activity at the end of July to four pending sales and two sales by the end of August.

For the purposes of this report, I am considering the luxury condo market as condos for sale with list prices of $1 million and above. The information is broken into a summary of the market and then into the individual cities.
Luxury Condos for Sale Scottsdale Phoenix August 2012

 

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
At the end of August, there were four pending sales of luxury condos. Three of them were in Scottsdale and the remaining one was in Phoenix.

  • The first pending sale was a 3 bedroom, 3 bathroom unit at Safari Drive in Downtown Scottsdale. The unit has 2,610 square feet and the asking price was $1,050,000.
  • The next pending sale was a The Landmark in the Kierland area of Scottsdale. This was a 3 bedroom, 3.5 bathroom unit on the fifth floor with 4,065 square feet. It was listed for $2,550,000.
  • The final pending sale in Scottsdale was at the East Camelback Condominiums. This unique property is a foreclosure that encompasses the entire top floor of the building. It has 5 bedrooms, 8 bathrooms and 7,254 square feet. The asking price was $1,250,000, but there will also need to be quite a large sum put into it to get the unit closed.
  • The one pending luxury condo sale in Phoenix was located at the elegant Esplanade Place. It was a 3 bedroom, 3.5 bathroom unit with 4,286 square feet. It had been listed for $2,450,000.

AUGUST  2012 LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were two sales that took place quickly in August. They were both cash sales.

  • The first sale took place at 2 Biltmore Estates in Phoenix. This sale was for a 3 bedroom, 3.5 bathroom unit on the second floor with 3,931 square feet. It had been listed for $1,745,000 and sold for $1,500,000,
  • The second sale was in Scottsdale at The Landmark. It had 2,591 square feet, three bedrooms and three bathrooms. The asking price had been $1,350,000 and it ultimately sold for $1,225,000.

After a disappointing July, it was really nice to see things change so much for the Scottsdale and Phoenix luxury condo market during the month of August. Having four pending sales on the books in August means we should hope to see good sales in September.

The Landmark Luxury Condos Scottsdale AZThe Landmark is a luxury condominium community in the Kierland neighborhood  of North Scottsdale. It is steps away from the Kierland Commons shopping and entertainment complex as well as the Scottsdale Quarter development. This first chart looks at the current inventory of condos for sale as well as the single pending sale. There is not a lot of inventory available at this point. Prices range from $339,950 for a 2 bedroom, 2 bathroom, 1,606 square foot unit on the second floor to $2,650,000 for a 4 bedroom, 3 bathroom, 3,946 square foot penthouse.

The first quarter of 2012 was excellent for condo sales at The Landmark. Seven units sold in various price points. The second quarter was much slower with only two sales on opposite sides of the price spectrum.
