WHAT ARE YOUR CLOSING COSTS WHEN PURCHASING A HOME IN VICTORIA BC?

 

What are your closing costs when purchasing a home in BCMost Buyers know that they will make a downpayment to buy your house. But that is just part of the money required to buy a home.

In addition to your down payment you also have to pay a certain amount of Closing costs.

The term "Closing costs" refers to the fees that:

Property Transfer Tax – The British Columbia Provincial Government imposes a property transfer tax, which must be paid before any home can be legally transferred to a new owner. Some buyers may be exempt from this tax. For further information, please view the Property Transfer Tax office website

Goods & Services Tax – If you purchase a newly constructed home, you may be subject to GST on the purchase price. There may be some rebates available depending on the value of the home. For further information, contact the Canada Revenue Agency

Property Tax – If the current owners have already paid the full year’s property taxes to the municipality, you will have to reimburse them for your share of the year’s taxes. Property Taxes due are calculated on a per diem basis i.e. divide the number of days for your share into 365 days.

Appraisal Fee – When the lending institution requires an appraisal of the home before approving your loan, it may be your responsibility to pay the appraiser’s fee.

Survey Fee – The lending institution may also require that a survey certificate be presented to them. The purpose of What are Your Closing Costs When Buying a Home in BCthe survey is to formally establish the boundaries of the property and to ensure that all buildings are within those boundaries.

Note: Lending institutions may ask for either a building location survey, which establishes where a building is located on a property, or a monumental survey, which establishes the actual boundaries of a property. If the current owner cannot provide a recent survey certificate, it will be your responsibility to pay the surveyor’s fee.

Mortgage Application Fee – Lending institutions may charge a mortgage application fee. This application fee may vary between lending institutions.

Don’t forget about last minute costs

Mortgage Default Insurance – This type of insurance is required on most mortgage loans in excess of 75% of the appraised home value. Its purpose is to ensure that the lender will not lose any money if you cannot make your mortgage payments and the value of your home is not sufficient to repay your mortgage debt. The insurance premium is paid to the lender and, in most cases, is added to the loan amount and paid for over the term of the loan.

Life & Disability Mortgage Insurance – At your option, you may purchase insurance which will ensure that your outstanding mortgage balance is paid if you die or become disabled.

What Your Closing Cost When Buying a Home in BCFire & Liability Insurance – The mortgage lender will insist that you purchase an insurance policy which guarantees that, in the event of fire, the lender will receive the balance owing on the mortgage loan before you receive any insurance proceeds.

Legal Fees – The transfer of home ownership from the seller to the buyer must be recorded in the Land Title and Survey Authority Office in order to protect the new owner’s interests.

You will probably want to engage a lawyer or notary public to act on your behalf during the completion of your purchase. The lawyer or notary public will charge a fee for this service, plus disbursements, including the Land Title Registration fee. If you are financing your purchase with a new mortgage loan, there will be a further fee and disbursements to prepare and register the mortgage documents.

The Gordon Head is a beautiful neighbourhood of single family homes that is conveniently located just 2 miles outside of Downtown Victoria by bike, car or bus. It's not uncommon to see neighborhood kids playing the streets of this quaint little oasis in the suburbs during the summer and sledding down snow covered streets in the winter. It's far enough from the main hustle and bustle of the city that residents don't feel like the urban center of Victoria is knocking on their door.

What's the Neighbourhood Like?

The homes you would expect to find for sale in the Gordon Head Neighbourhood are generally going to range between 800 and 2500 square feet. Most of the homes were built back in the early 70's and infilling with newer homes. You'll find homes from pre war years to Modern day newer homes. Many of the older homes have had updates and it's not uncommon to find homes that have extensive finished basements and many with rental suites adding to the square footage of some of these great homes. The smallest homes in the neighbourhood start with 3-4 bedrooms while the larger floor plans have a four or five  bedroom layout with some models putting the master bedroom on the main floor. Most of the lots range between 6,000 and 8,000 and larger so there is plenty of room for people to get out and enjoy the beautiful Canadian Pacific Northwest weather.

FRED…..WHEN SHOULD THE LISTING PRICE ON MY HOME BE LOWERED?

 

All too often we see listings on the market for a long time yet other listings sell quickly.

 

I’m often asked when I’m listing a house..”Let’s ask more” than my recommended asking price..”We can always look at offers”.

 

Fred...When Should The Listing Price On My Home Be LoweredI explain to clients....The most activity we’ll see is in the beginning is when a house is first listed for sale. At any one time there maybe be only 20 Buyers looking for a home in their neighbourhood and price range. The Buyers come and look in the first week or so.. After that we are only relying on only new buyers coming into the market and showing activity slows....Bottom Line Home buyers are comparative shoppers and they know house values…

 

All too often Sellers and their Realtor price their home too high over the market selling range, usually based on how much a seller wants and or a Realtors mistake or misleading a seller to take a listings.

 

So if your home is not selling....Lower your listing price to meet the area market demand. Simply look at recent home sales and current pending home sales around you to see what home buyers are willing to pay for homes in your neighbourhood..

 

The first sign of a listing not priced right for their marketis the lack of or no showings and certainly No Offers in the first few weeks. Generally when there are no showings a house can be as much as 10% or more too high and if there are showings  and no offers an adjustment of 3-5% will usually generate an offer...Talk to your Realtor, find out what price home are selling for near you.

 

Never price your home based on how much money you want or need, today's home buyers are well versed on property values and nobody wants to pay more than they have too for their home.

 

Fred...When Should The Listing Price on My Home be lowered?Adjust your asking list price to your market sooner than later, or home Buyers will think there is something wrong with your house in addition to be overpriced. All too often homes end up selling for much less than if they were listed in the market price zone in the beginning.

 

It’s interesting to note: That after 40 years selling real estate in Victoria BC I still see homes over priced and people and their Realtors saying (when their home isn’t selling) “Well they can make an offer or we(they) don’t need to sell”.
