A Family Enclave in the Heart of the Elmwood

See what homes are for sale now in Berkeley.

See what homes are for sale now in Oakland.

Stroll down Regent Street and you’ll notice a stately looking Colonial Revival  home at 2633.  Grand in its own right, it belies the rest of the story.  For through the gate you’ll find another private garden with a brown shingle Craftsman and separate brown shingle cottage.

A Family Enclave in the Heart of the Elmwood

A Family Enclave in the Heart of the Elmwood

Built in the early 1900’s, this enclave is typical of the large extended family spreads of the “Hillegass Tract,” of which this a part.  It seems after the 1906 earthquake, San Franciscans were coming in droves to Berkeley.  Just as they do today. This area was especially sought after … it was close to College Avenue, and it had larger than normal lots and grander homes than a lot of Berkeley

In this case, the front house of 2633 has grand rooms, with  5  bedrooms, great details and is ready to be restored to its former glory.  The brown shingle Craftsman in the rear garden is true “Berkeley” style … with wooded paneling and details, larger open living room with fireplace and 3 bedrooms and a loft.    And the brown shingle cottage is perfect for guests, tenants or ricochet “twenty somethings.”

The family enclave at 2633 Regent is being offered for sale for $1,495,000.   And it’s now ready for families of all definitions to make it a home of their own.

For a private showing of this home,  just give us  a call:  510-847-2409.

Berkeley’s Elmwood-From Streetcar Suburb to Artistic Melting Pot
Barbara Reynolds, Buyers Agent, Listing Agent, Luxury Homes, Invest (McGuire Real Estate)

Berkeley's Elmwood neighborhood is an artistic melting pot located near the campus of the University of California at Berkeley.Beating in the heart of Berkeley’s South campus region sits the wonderful neighborhood referred to by locals as “The Elmwood".  Following the great San Francisco quake of 1906, rebuilding efforts gave life to this “streetcar suburb” as part of the 1900’s housing boom.  Elmwood, in its early years, was comprised mostly of affluent business men and their families seeking quality homes near the University of California, Berkeley.

This desirable neighborhood, stretching along College and Ashby Avenues, lies on either side of this popular intersection.  Take note: many Elmwood hotspots can be found venturing along this path.  Residents and visitors alike find it hard to resist the handmade ice creams, sorbets, candies and cookies freshly served at “Ici.”  A line can be seen even in the dead of winter in front with happy followers gathered to taste the spectacular ice cream phenomena.

Trattoria La Siciliana is another go-to destination … whether you’re in the mood for an intimate dining atmosphere or just some outstanding Italian cuisine.  Continue your stroll down the street and there you’ll find other food favorites such as: Espresso Roma Café, Nabolom Bakery, Beanery, Filipino and Dream Fluff Donuts just to name a few.  Nostalgic and trendy, the local boutique and gift shopping is always fun in Elmwood.  Pop into Jeremy’s, Lulu Lemon, Sweet Dreams toy store, Mrs. Dalloway’s bookstore, Vintage Berkeley Wine Shop or Casa Chocolate for the most exquisite handmade and extraordinary divine treats.

Helping to shape this walker’s paradise are the architecturally interesting homes and tree-lined streets along with many outdoor activities.  Neat gardens, brown shingled- houses, along with homes from the Arts and Crafts Movement and Colonial Revival are plentiful within Elmwood.  Nearby Rockridge and Claremont join Elmwood as some of the East Bay’s most valued locations.

On the artistic front, the Julia Morgan Center for Arts, located at 2640 College Avenue, is a National landmark bringing artistic development and appreciation to the community and its youth.  Julia Morgan, California’s first women’s architect, is famously known for her captivating work at the Hearst Castle, approximately 250 miles down the Pacific Coast from Elmwood.  Her beautiful redwood Center for the Arts was originally designed as an Elmwood church and Sunday school.

Elmwood, rich with artistic inspiration, is also the resident nesting spot of many celebrated authors and artists.  This is what makes it an artistic melting pot just south of the campus of UC.

Stop by our office in the Elmwood at 2991 College Avenue and say hello!

Incredulous Multiple Offers in Berkeley/Elmwood
Barbara Reynolds, Buyers Agent, Listing Agent, Luxury Homes, Invest (McGuire Real Estate)

This has been the summer of multiple offers in the Berkeley-Oakland real estate market, especially in the much sought after market of The Elmwood. After a 5-year slump, this summer has been the summer of multiple offers in Berkeley-Oakland.  One astonishing example is a recent listing I had in the Elmwood on Piedmont Avenue (see 2620 Piedmont Ave.).

It was an historic house – the Gester House – and close to campus with 4 bedrooms and about 2,700 square feet.  We listed it for $1,195,000.  Truly, I expected a few offers.  We had over 30 disclosure packages out.  But we got 15 offers! And it ended up going over $300,000 above the asking price!

To be sure, it was marketed well and broadly.  We cleaned and staged.  But it’s also an indication of the demand for homes in the Elmwood area of Berkeley.  The Elmwood has become the destination of choice for Buyers in 2012…it’s close to coffee and campus, walk to everything and it’s an urban, but nice neighborhood.

In this era of tweets and Facebook and being constantly connected, the most important thing is to be close to everything that’s happening…in the Elmwood.

For a consultation on luxury homes in the East Bay, feel free to call me in my office: 510-847-2409.

Pacita dimacali head shot revise 4
Trattoria La Siciliana in Berkeley CA --- our new favorite Italian restaurant
Pacita Dimacali, Alameda/Contra Costa Counties CA (Alain Pinel)

Sunday evening we felt like going out for a bite to eat. Didn’t want to go to the same old haunts and wanted to experiment. Decided to go to Berkeley/Oakland’s College Avenue. Walked up and down and stopped at what looked like a hole-in-the-wall. The young girl sitting outside invited us in, and swore that the food is great. A customer who was waiting for his party agreed. So we went in, and were promptly seated. Perfect timing! Less than two minutes later, there was a loooonnnnnggggg line of people outside. Hmm...obviously a popular place to eat.

We’ve never been to this place. Didn’t know what to expect

The place is small and can probably accommodate only about 60 people. Very narrow place, with more seating in the second floor. The staff was busy, busy, busy but super-friendly.

Shortly after being seated, we were immediately served a basket of bread and dippling oil. We were immediately hooked. Don’t know what they had in the oil --- saw garlic, parsley, rosemary, maybe some red pepper flakes and salt. Thought if our intro to this restaurant was this good, then that it is a good sign.

Specials for the night.

There were two specials that night, and we ordered them both: lasagna and osso bucco.

Lasagna was scrumptious ---it looked and tasted like it had a combination of béchamel and tomato-based sauce. It ranks, in my opinion, as one of the best I’ve ever had.

The osso bucco was equally good…the meat was so tender and was literally falling off the bone. Happily, it was served with polenta, another favorite.

Room for dessert?

Decided to try their dessert . Wanted both the panna cotta and the tiramisu, but only had room for one. Again, that tiramisu must rank as one of the best ever. It was more like cream and custard.

Gary and I looked at each other. We have been pining for a new favorite restaurant since our previous Oakland favorite, Il Porcellino closed its doors.  And now, we found it!

Our new favorite Italian restaurant

Trattoria La Siciliana  on 2993 College in Berkeley CA --- mentioned in Zagat, rated very favorably on various sites like Yelp, CitySearch, Urban Spoon, Lonely Planet, Trip Advisor, yahoo, etc. Our only regret is that we didn’t know about it sooner. But our biggest joy is that we stumbled upon it like a new discovery.
