East Bay Mortgage & Market Update for April 26th 2011


East Bay Mortgage & Market Update - Doug Anderson Executive BrokersEconomic News:  New Home Sales numbers for March were more positive than last month. An increase in unit sales, a slight uptick in pricing and inventory dropping to 7.2 months from 8.3 months were the highlights. Case-Shiller Home Price Index data for February was not too exciting and had the 10 city index average down 2.6% from year ago levels. Consumer Confidence results beat estimates and bounced back from the drop in February. There was also some good news regarding positive sentiment in the underlying data. For the first time in history the Federal Reserve Chairman Ben Bernanke will have a press conference tomorrow afternoon following the release of the decision on interest rates.

Mortgage Markets:  The Treasury and Mortgage Backed Securities markets are fairly quiet. The 10 Year Note is currently trading at 3.329%. Mortgage rates are a touch better than last weeks closing levels.

This Week’s Reports:  Monday:  New Homes Sales  Tuesday:  S&P Case-Shiller Home Price Index & Consumer Confidence  Wednesday:  Durable Goods Orders & Federal Open Market Committee Meeting Announcement  Thursday:  Gross Domestic Product, Pending Home Sales Index & Jobless Claims  Friday:  Personal Income & Outlays, Consumer Sentiment

East Bay Mortgage & Market UpdateEconomic News:  Wednesday brought us the New Home Sales figures which predicted an annual sales rate of 250,000 units versus the 290,000 units forecast. While disappointing to the market this is a volatile report which is often revised. For more information the report can be viewed at US Census Bureau News. Jobless Claims were better than expected and the decline in the four week moving average put it at levels not seen since the summer of 2008. Consumer Sentiment for March fell to 67.5 from 77.5 in February. Once again the data for the week is all over the map. Remember that these statistics are national/regional and all real estate is local. What you read and hear about may not reflect what is happening in your neighborhood.

Mortgage Markets:  The 10 Year Note is trading at 3.435% which is down for the day. Mortgage Backed Securities remain range bound and under a bit of pressure as the week comes to an end. Mortgage rates are still fantastic.

Next Week's Reports:  Monday: Personal Income & Outlays, Pending Home Sales Index  Tuesday:  S&P Case-Shiller Home Price Index & Consumer Confidence   Thursday:  Jobless Claims & Factory Orders  Friday:  Employment Situation, ISM Manufacturing Index & Construction Spending

East Bay Mortgage & Market Update for March 15th 2011

East Bay Mortgage & Market UpdateEconomic News:  The release of the Empire State Manufacturing Survey this morning highlighted strength in the New York region manufacturing sector. The Housing Market Index (National Association of Home Builders) had its first increase in four months with a reading of 16. As a scale readings above 50 are considered "optimistic". The FOMC (Federal Open Market Committee) will release their minutes  at 11:15 PST today with the consensus that monetary policy will remain unchanged. Lastly, Crude Oil has broken back under the $100 per barrel price and is trading at $98.58.

Mortgage Markets:  The 10 Year Note is currently trading at 3.299% as the events in Japan have brought on a “flight to quality” during this uncertain period. Mortgage Backed Securities are also trading higher but are losing a bit of ground as the day rolls on.

This Week’s Reports:  Tuesday:  Housing Market Index & FOMC Meeting Announcement  Wednesday:  Housing Starts & Producer Price Index Thursday:  Jobless Claims & International Trade  Friday:  Quadruple Witching (Occurs on the 3rd Friday of every March, June, September & December)
