CalPlus with Zero Interest Program

This is a FHA loan with an exclusive down payment assistance program "ZIP" which offers to qualified buyers 3.5% for their down payment. The ZIP program defers your payment with a zero interest second mortgage that is only available with CalPlus First mortgage .

 
ECTP Program
The "Extra Credit Teacher Home Purchase Program" is a deferred payment subordinate loan with simple interest charged. Qualified teachers can use this for down payment assistance with eligible CalHFA first Mortgage loan.
 
CHF ACCESS Homebuyer Program
Put less than 1% down. With the CHF Access Program it may be possible to finance up to 99.5% of a home's purchase price.
 
Southern California Home Finance Authority (SCHFA)
SCHFA offers a 4% down payment and closing cost assistance program which comes in the form of a grant and does not have to be paid back.
 
California Housing Down Payment Assistance (CHDAP)
CHDAP offers a 3% down payment or closing costs assistance with deferred payments.
 
CHF Platinum Home Buyer Program Down Payment Assistance
This program is not limited to first time home buyers and is a grant of 3, 4 or up to 5% which can be used towards your down payment and/or closing cost. This is a forgivable grant and not a second mortgage.

Homes for Sale in Naples, Long Beach California

As the name implies, the Naples neighborhood of Long Beach California is modeled after the more famous Naples in Italy. Homes for sale in, and around Naples.  I was lucky enough to grow up in Naples right on the canal.  Our address was/is right on Rivo Alto Canal and when I would give people my address they would look at me like I was crazy, "You live on a canal?  How do you get your house?"

As you can see from the map there are roads (although quite narrow in some spots) that provide access to all of the homes.  One year right before Christmas, my sister was making out with her boyfriend on the living room couch...  one of the lights popped and the Christmas tree caught on fire.  Being on the water, many of the homes are built right up to the lot line, so the homes tend to be tall and skinny.  Our parents bedroom was up above the fire, my step-Dad came running down from their bedroom and ran 5 landings down to get a fire extinguisher.  By the time he got back up it was too hot to get to where my Mom was up in the bedroom, the whole living room was engulfed in flames.

But back to the streets (after all that's how I got into this story), in any urban environment the local Fire Department pretty much sets the standards for ingress and egress.  The Long Beach Fire Department arrived very quickly, they were on the scene in 7 minutes.  I share this fact to point out that even though the homes are close together, they are very well served by the Fire Department.  My Mother, who is one of the smartest people you'll ever meet, sequestered herself in the back of the walk-in closet.  Which seems like a dumb thing to do with the house on fire, until you learn that at the back of the closet was a door leading to a small enclosed balcony.

Naples canalIt's important to note here that the walls of the balcony my Mother stood were relatively tall.  It's at the back of their bedroom and it was built with privacy in mind, so she could peer over with her face, but that's about all the firemen could see.  Once the firemen and my step-Dad saw her...  they were very relived.  They pushed a tall ladder up the back of the house and yelled up to my Mother, "Climb down!"  To which she yelled back, "Hell no!"  They were confused, there was a lot of noise and excitement.  So they yelled back up,"Are you Okay?" and she replied, "YES". . . "So get up on the ladder and climb down!"  She barked back, "NO WAY!"

Well the firemen ended up putting out the fire, they came up through the house and brought my Mom down wearing an overcoat liner.  Years later I asked her why she didn't climb down the ladder when the firemen told her to...  she said, "I was naked when I went out on the balcony, I wasn't about to go down a ladder backwards with god and country watching my fanny descend to the street . . . no way!"

Naples was a great place to grow up, and I'm fortunate to be a short bike ride from my Mother's today.  I still enjoy splashing around in the canal; it's a great place to be.
