Downtown Los Angeles: Sold Properties by Month Market Report is down by 6%!

The Downtown Los Angeles : Sold Properties by Month Market Report is down by 6% ! On  closer analysis we discover that this is so insignificant in the big picture because in February 3014 there were 34 sales and in February 2015 there were 32 sales which is a small change of -2 which translates to the 6% decrease of the numbers. It is important to look at the numbers not just the per cent headlines or as some people would call the sound bites.

Every time I go downtown to show properties I see the positive and vibrant changes. There is life not just in the day time but at night as well. People are walking to restaurants and others are walking their dogs, clearly a sign of a community that did not exist fifteen years ago.

Downtown New Properties by Month

The Downtown Los Angeles; New Properties by Month are up by 32%! This is quite incredible. The Demand is there and the inventory is increasing. Clearly there is still a lack of inventory in all price points, but the good news is that it is better than it was in February 2014 because there has been a 32 per cent increase in the inventory.

As most of you have seen I have been writing Posts how Vibrant the Downtown Landscape has become. Fantastic Restaurants walking distance from your condominiums are truly  valuable. One can walk to the Staples Center where you could watch two local Basket Ball Teams when they are in town and the list is endless.

Downtown Los Angeles Views: life of an Urban Dweller!

When we represent buyers in Downtown Los Angeles, the focus is basically on three things. One what are the amenities that they get for  the Home Owner Dues i.e.: is there a roof top pool or an indoor pool or a pool on the grounds?  The second focus is on  the question is there a Gym to work out i.e.: how state of the art is the workout room? Then lastly and most importantly what are the views like? The best part is since it is Downtown, there are virtually no bad views.

Clearly everyone knows that the “walk score” is perfect. After all you can walk to the Restaurants and Staples Center from virtually all Condominium Buildings. Parking could be an issue because some of these Condominiums were converted  commercial buildings.

Downtown Los Angeles has turned into a very Vibrant Downtown. I still remember 17+ years ago when at night it turned into a Ghost town… in some respects it reminded me of  Providence Rhode Island. At night the city would become a ghost town…anyway that was twenty plus years ago.

Now when I drive around Downtown Los Angeles all I see is vibrant colors. These photos are of a building let me know what you think?

Interestingly two to three blocks from here it is still a very sad area to see. Today you can not find a one bedroom Condominium under $375,000.00 what a change in ten plus years. Funny I told Diane fifteen years ago we should buy a Condominium Downtown, she looked at me like I had two heads. Just on a side note in those days you could buy a large luxury Condominium under Four Hundred Thousand Dollars that is now going for around $850,000. go figure what do I know I am just a Realtor who sees the trends.

The Beverly Hills Berkshire Hathaway office had a listing contest during the summer. The Winners of our 2014 Summer Listing Contest were treated to a Reception. My manager did this in our honor at the 1155 S Grand Ave, LA CA 90015. Keep in mind that there were cocktails, hors-d’ oeuvres and a Private DJ. The best part was there were some spectacular Views and most importantly we were able to mingle with our peers at this event.

The EVO is a hip cool downtown high rise building. If you have not been downtown in many years you would not recognize it. Boutiques, coffee shops, restaurants are sprinkled all over. The unit was a North West facing Penthouse of approximately 3900 square feet. The last of the units that are still available. Once this one is gone the building will be sold out. So to all those doubters and nay Sayers that this was a bad concept to put the units on the market in 2008. Sorry to disappoint you but it was a brilliant idea. In case you are wondering there is a concierge at the entrance parking, is self-parking and the good news is the Home Owner Dues are only $850 per month virtually unheard for this type of building. Check out the enclosed link to get a better feel for this fantastic Penthouse Unit. On a side note the link still shows two available, not the case the smaller one is in Escrow. http://www.evo-south.com/     if you are wondering the asking price is only $3.4million truly a good value for downtown Penthouses.

Now clearly eight or nine years ago people did not realize what a vibrant downtown it would turn out to be. I remember seventeen years ago I went to a commercial breakfast for Realtors and Tim Leiweke of AEG said they were going to build the Staples Center and totally revamp downtown Los Angeles. There were a lot of skeptics in the room. Just to give you an idea the land in those days was selling for around $1 per square foot and very few people considered “downtown” as safe or an option to buy not alone live there.

Now you cannot even find a 600 sq. foot one bedroom or single Condominium under $350,000. In those days they were selling one to two bedroom Condominiums for $50,000 to $75,000.

Bobby Keys RIP a great loss for the Rolling Stones, their fans and their family!

 

Diane and I saw him last year  at the Staples Center and he was awesome, one of the best Sax players and if you ever heard Brown Sugar by the  Rolling Stones he makes that song PERIOD! Our condolences to his family and friends. There are many more in his illustrious career. I picked this so you could hear it in case you never heard it.

The Godfather of Los Angeles Chefs: Roy Choi and his Restaruants are out of this world!

 

Roy Choi has become synonymous with being known as the godfather of Los Angeles Chefs. He is considered now, the darling of all the foodies, food critics and ‘the who is who’ of Los Angeles. His overnight fame was long in the making. He graduated first in his class at the CIA also known as the Culinary Institute of America in New York. To those readers, who are not familiar with the CIA, if you graduate from it the best comparison is to being a graduate of Yale or Harvard in the Food World.

 

Needless to say life takes turns and some succeed immediately others struggle, but those who have a strong perseverance or should I say stick to it, mentality end up succeeding. Roy Choi is the perfect example of this never give up mentality. Even though he went off the fast track to becoming a super star chef, he did not give up. He worked in Lake Tahoe at one of the large Hotels mass producing quality meals.

 

Then he returned to Los Angeles his home town and he is best known for being the Godfather of the Food Truck Revolution. He started the Kogi Truck and the rest is history.

 

Well in case you have not followed his meteoric rise since the Food Truck Revolution took off let me summarize it here for you. He has to my last count  about ten eating establishments that I know of:

 

  1. 3 Worlds in Couth Los Angeles on Central ave where they serve coffees, lattes and smoothies and of course the Double Dole Whip Smoothie. Appropriately named since he is being largely supported by the Dole Corporation on this venture ( will write a post about this later)

  2. The ALIBI ROOM in Culver City perfect Drunk Friendly FoodJ

  3. The Sunny Spot in Marina Del Rey a Carribean Style eatery

  4. The A-Frame another Culver City eatery

  5. Chego also a Culver City eatery

  6. Let me not forget the Kogi BB Trucks I believe there are about eight or more traveling in LA and Orange Counties feeding the massesJ

  7. Pot in the heart of Korea Town 3515 Wilshire Blvd. LA, CA. 90010 I originally intended on writing a post  about this great restaurant needless to say now I will have to write a post about this one as well.J

  8. The Commissary in the same building which happens to be the Line Hotel

  9. The Pot Lobby Bar

  10. CaFe   also in the same building

  11. Now I hear he is opening another POT in Redondo Beach at the Pier (my favorite place go to buy fish when I have time and want a change of pace from Santa Monica)

 

Needless to say in addition to running all the Food Trucks, Restaurants in his spare time he has written an autobiographical book/cook book “ LA Son: My Life, My City, My Food”  and in addition to doing book signings he has done many interviews with Radio, Television and  Media personalities. Oh and let me not forget he just finished not too long ago being the technical advisor to the movie which is loosely based on his meteoric rise  in the culinary world “Chef”.

 

He is my hero, for showing me that Perseverance, Stubborn Dedication and a Passion will lead you to success sooner or laterJ. He is as passionate about food as I am about Real Estate!
