We are witnessing the philosophy of supply versus demand in action. The shift in the Riverside real estate market has led sellers to an ideal scenario - low interest rates combined with buyer enthusiasm has resulted in multiple offers and bidding wars.

Orangecrest Riverside Background: Orangecrest is a community of newer homes built in southeast Riverside. It is home to award winning schools, nationally recognized parks and a new community center.

Update -  August 2012   The dog days of summer had very little effect on the real estate activity in Orangecrest Riverside. Buyers braved the 100% temperatures in hunt of the perfect home.  Scenes in the area have changed as school sessions resumed and parents meeting in Starbuck's were overheard planning this years cheer-leading events. All the while homes continued to sell! 

Orangecrest Riverside Real Estate  provides information on a masterplanned community with homes built from the 1980's forward. Standard Pacific homes has continued new construction building in the area at it's Mission Grove community. A typical tract community the homes are often personalized through creative landscaping, hardscaping and outdoor entertainment areas. Average sales price - $285,000 Average price per square foot - $116  Average Days on the Market - 81

What does this mean for you?

The average sales price reflects a 1% increase over the month before also reflecting an increase in the price per square footage of homes sold. Early in spring the average price per square foot was $112 dollars. The large number of homes in back-up (meaning the seller continues to actively market the home for back-up offers) and pending, is reflective of the demand from buyers to purchase in the Orangecrest neighborhood.

Although we have passed the peak selling season homes which are well priced and well maintained are in good position to garner strong offers. Standard sale homes were on the market an average of 5 days before changing to a back-up or pending status. 

New construction, by Standard Pacific Homes at Mission Grove, is thriving and helping to fill buyer demand. On August 11th the builder released a phase consisting of six homes. Three homes sold on the day of the phase release and the other three sold before the end of August. The brisk pace of sales may force another phase release within the next few months.

Comparing the large number of pending sales, the small number of active listings, and the number of closed sales, you can see inventory levels are low. Buyers are determined and interest rates remain low creating a perfect storm of real estate sales in Orangecrest Riverside.

The number of listings increased last month as homeowners with equity are entering the fray. The number of homes being snapped up and placed into escrow almost doubled over the previous month.

Orangecrest Riverside real estate update includes an analysis of the types of sales closing in the area. A review of the multiple listing system reveals the following data. Conventional loans continue as dominant loan accepted by sellers. Concessions given by sellers are becoming decreasing, often $0. Last month the concessions (funds the seller credits to the buyer for closing costs or other credits) decreased ranging from $0 to $6k. Cash purchases continued as 4 closed last month.

However 11 of the closed homes showed increases ranging from 1% to 12.96% for one home. Bidding wars are forcing prices up however the home must be well priced and in good condition to attract the multiple offers. One home listed for $245,000 closed at $271,000.

Throughout Riverside and the Inland Empire inventory levels are low. Many buyers have jumped off the fence as forecasters report the bottom of this real estate cycle has passed.

Selling homes in Orangecrest Riverside has changed dramatically in the last several months. The pendulum is shifting and it is once again a seller's market, (for now!) Three types of sales dominate the market. Standard sales, short sales and bank owned sales. Despite the fierce competition among buyers selling homes in Orangecrest Riverside continues to be strategic process and seller's aware of the formulas are witnessing multiple offer situations, bidding wars and above list price sales. Standard seller's are homeowner's who posses equity (the current market value is greater than what is owed on the property.)  When the property is marketed correctly and strategically introduced to the public a buzz is generated. Homes that show well - meaning the home has been decluttered and depersonalized - allows a potential buyer to enter the doors and immediately imaging themselves living within the home.

Short sales are homeowner's selling homes in Orangecrest Riverside who owe more on the property than the current market value.
