 Sometimes you can spend as much time on one little section of siding repair, you wonder if it is worth the hassle. Sure, you can rationalize it; the wood isn’t that bad, I’ll just caulk it or who’s going to see it anyway

By not repair those areas that are the toughest to get to, things will get worse and a bigger problem will be in the future. It needs to be done.

Looking at this photo we can see that the siding was seamed near the electrical panels so as to avoid working behind it. I understand that, this is going to take some time! Avoiding it only left the bad wood for the next guy and allowed moisture to get into the wall.

If you have dealt with contractors yourself, you know that prices can vary and included and exclude many things. Here is some advice to get some answers to this question from your contractor.

Get the contractor’s estimate in writing!

You don’t want to rely on what is said, contractor’s can have poor memories at the worst times. A written contract is a stansdard practice and any reputable company will produce an estimate for you.

 

If you are comparing estimates you will have more information to make comparisons. Don’t just look for the lowest price, it may not include everything that another bidder did include. Better yet, come up with one scope of work that all  bidders are bidding on. This way the lowest price has some meaning, though hopefully not your only consideration.

If you are like me, you love driving around and looking at all of the wonderful Christmas decorations people display on their homes and yards at this time of year.

One of the best neighborhoods to do this is in Orangevale, California.  For about a quarter of a century, the residents of Dovewood Ct have been putting on a Christmas light display that brings folks from miles around to oooh and aaah!

The best way to get a good look at these homes is on foot.  If you can find a nearby parking spot, near the 9300 block of Dovewood Ct, you can spend as much time as you wish touring and enjoying the spectacular displays. If you want to drive through, you will still get a great show, but there are a lot of cars trying to do that and a lot of people wandering the sidewalks, so part of your view may be blocked.

For many in the Sacramento area, a trip to Dovewood Ct has become a tradition.  You will hear happy music and enjoy sharing the happiness of the season with others.  It's so much fun to see the eyes of the little kids light up with excitement.

There is also a donation station there so that you can donate cash or nonperishable food if you wish.  It all goes to the Food for Families charity. 

This is a great way to have a free and exciting Christmas celebration and also help families in need.  What could be better?

Here is a video I found on youtube of just one of the houses with a dad taking his two little girls to the Dovewood Court Light Parade.  You have to see to believe how far the whole neighborhood goes to put on this show!

Make sure you bring a can of food or a little cash to donate if you can.

If you are in the Sacramento area, you are probably familiar with the wonderful music department at California State University Sacramento.  Periodically, Kawai America Corporation provides the university quality new pianos, including baby grands, parlor grands, uprights, consoles, and performance level electronic pianos.

September 30, 2012 is one of those times!  The university's faculty, staff, students and "friends" of the music department will get first choice by appointment before September 30, and then there will be an open public sale of the rest, which will also include a few factory crated new pianos.  All of the pianos offered have been professionally maintained and most include the ten year manufacturer's warranty.

There's NO doom OR gloom in the Sacramento CA real estate market!

Jonathan Bowman wrote a post called "Don't Drink the Doom and Gloom Kool-aid" in which he talks about his local news reports that are predicting more foreclosures and implying that there is going to be another failure of the real estate market resulting, and his well-written disagreement with that report.

It's too bad that many of those articles aren't written by real estate professionals in the trenches, because "doom and gloom" is the last term I would use to describe the market here, and in most parts of the country right now.  My experience the last month or so has been that every agent has a number of willing and able buyers, but there are very few homes for them to buy. 

Since several major banks have been prevented from foreclosing for some time due to the robo-signing scandal, and homes on which they did foreclose have been kept in limbo, I would welcome the release of some of those into the market

I don't mean I want people to be foreclosed on I guess, but I have heard of some folks who haven't made a payment in 2 years and there has been no foreclosure.

Meanwhile, with the historically low interest rates and prices starting to inch up due to the competition for the existing inventory, buyers are realizing that they had better get busy if they want to buy something.  As more inventory comes onto the market and the higher prices are reflected in the comps, I think we will have the beginning of a healthy market.

Introducing some foreclosures into the market will stimulate - not depress - the real estate market.  The only thing we have to beware of is the real estate market is improvinghaving the prices zoom up like they did during the last big boom and then waiting for the bubble to burst. 

I don't see that happening in my lifetime.  Oh, there will be ups and downs as real estate cycles have always done, but hopefully the mistakes of the last boom will not soon be forgotten.

I am no pollyanna, but I do feel excited about the market as it is evolving these days! I definitely see NO gloom OR doom in the Sacramento area real estate market!

Ten things to AVOID when you want to sell your house in Sacramento County!


I just read an article at BankRate.com called "10 ways to turn off a buyer" in which a list is given that was compiled from the experiences of some real estate agents and a home stager in different parts of the country.  These ten situations are considered "turnoffs that should be avoided at all costs."  I agree.
  1. Dirt
  2. OdorsThinking of selling your home?
  3. Old fixtures
  4. Wallpaper
  5. Popcorn acoustic ceilings
  6. Too many personal items
  7. Snoopy sellers
  8. Misrepresenting your home
  9. Poor curb appeal
  10. Clutter

I'm not sure that this is supposed to be the order from worst to best, but if that was their goal, I would rearrange my list a bit.  Of course none are any good, but I would put snoopy sellers higher on the list.  Sellers should not hang around to snoop on showings

There have been a few gorgeous homes that my buyers would not consider because the seller followed them around, trying to hear their comments and directing their attention away from things that they were specifically looking for and toward things that the seller thought were most important.

Also curb appeal might need to move up on the list.  I have had buyers not even want to see the inside of a home because the outside looked shabby and neglected.

Curb appeal must appeal to lots of buyersAs for wallpaper, very few people want to deal with it, but surprisingly I have had people who were willing to tackle its removal rather than deal with popcorn ceilings, for example.

Misrepresenting your home can be a killer, but I don't see that as often as you might think.  What does bother me is when a listing agent will write in the MLS that the home is spotless and that the seller is a meticulous housekeeper, but when you see the house, it is filthy. 

The list above does put dirt at #1, but even worse is when you see a completely different home from  that described.  That combines the dirt and the Smelly homes are not cute!misrepresentation.

As for odors, I would also put that issue at the top of my list.  I have written about this in the past.  There are homes listed for sale that are so stinky with either pet urine or cigar/cigarette smoke or both, that I can't even get more than a few feet inside the door before I have to retreat - and my clients feel the same. You cannot disguise a smelly house with perfume or room spray either.

I'm usually pretty successful at getting my sellers to declutter and pack away their collections, but clearly some listing agents don't feel the same.  I warn my buyers before taking them out that some homes will have lots of stuff and family pictures, and Collections distract buyers from your homeI urge them to ignore those things the best they can, since the important thing is for them to picture their own things in the house.

Even then, when I ask which homes they liked and which they didn't, they will sometimes ask, "Was that the one with the bug collection or the one with the cute baby pictures?"

Anyway, those are my own thoughts.  How do you feel about their list? Are there things you would add?  I can think of a few.
