The L.A. Marathon will take place on Sunday, March 17th, starting from Dodger Stadium in the morning, going through Downtown L.A., & west through Hollywood & Beverly Hills to Santa Monica.

While eastern areas should be clear by 1pm, streets along the route from West Hollywood to Santa Monica may still be closed. Mainly the Northern part of Santa Monica to Ocean Ave.

Newest addition to the trendy Montana Ave, 702 Montana Ave, Santa Monica, 90403. This place is spacious, clean, and plenty of seating. However, the main reason why I love this place is that they have baked goods from the Tavern in Brentwood! OMG! I love their little shortbread cookies and scones. They have a strong coffee, the well known Stumptown from Portland. Their teas are really nice and I love the green teas.

10 Tax Tips For Home Sellers

We are seeing more first time home sellers now then ever. First time ever selling their home, and homes on the market for the first time in 30+ years. More often than not, homeowners preparing to sell their home in Santa Monica, and Los Angeles ask us what they need to know about the tax benefits of selling their home in Santa Monica. As always, please contact your tax professional to determine exactly how they apply to you.

One item that people are likely to forget, if you received the first-time homebuyer credit and within 36 months of the date of purchase the property is no longer used as your principal residence, you are required to repay the credit. Repayment of the full credit is due with the income tax return for the year the home ceased to be your principal residence, using Form 5405, First-Time Homebuyer Credit and Repayment of the Credit. The full amount of the credit is reflected as additional tax on that year's tax return.

 

The IRS has recently issued a helpful list of 10 tax tips all homeowners should keep in mind when selling a home:

1. You are usually eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale.

2. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).

3. You are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home.

4. If you can exclude all of the gain, you do not need to report the sale on your tax return.

5. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses.

6. You cannot deduct a loss from the sale of your main home.

7. Worksheets are included in Publication 523, Selling Your Home, to help you figure the adjusted basis of the home you sold, the gain (or loss) on the sale, and the gain that you can exclude.

8. If you have more than one home, you can exclude a gain only from the sale of your main home. You must pay tax on the gain from selling any other home. If you have two homes and live in both of them, your main home is ordinarily the one you live in most of the time.

9. If you received the first-time homebuyer credit and within 36 months of the date of purchase the property is no longer used as your principal residence, you are required to repay the credit. 10. When you move, be sure to update your address with the IRS and the U.S. Postal Service to ensure you receive refunds or correspondence from the IRS. Use Form 8822, Change of Address, to notify the IRS of your address change.

Dear Santa Monica Home Buyers and Sellers,

We feel very strongly that if we properly counsel you about your real estate transaction, we will avoid most problems and dispell any false expectations.

First, if you are a home or condo buyer, do not to use or open any new credit after an escrow is opened.  That new credit may negatively affect your chance to get a loan and therefore make your deal harder to close.  This advice was emphasized to me later in the week when a Santa Monica buyer’s agent who had this very problem. After opening an escrow, the buyer then went out and bought a new car.  Of course, that purchase was financed and, when the mortgage lender found out about the car loan, problems arose.  The only way the buyer could qualify for his new mortgage was to pay off the car loan immediately and close out that new credit account.  As a result, he had to borrow $12,000 from family, pay off the car and then close his real estate deal.  So please talk to your real estate agent, and mortgage lender before making any big financial decisions before or during buying a home in Santa Monica.  

Next, if you are a seller,  no matter what the contract says, close of escrow is a “floating” or “flexible” date and often does not occur when scheduled. This understanding prevents a real problem of disappointed expectations, especially if you make plans around it and then get stuck when there is a delay.  Loans are hard to get and take a long time.  Repairs may take longer than expected, or that the buyer could get cold feet and even breach the contract.  Understand this is why the buyer has contingencies, because nothing is definite.  Our intention in counseling Santa Monica home seller's in this way, is to prepare you for all eventualities and so you will not have to deal with the disappointment if something happens.

In short, by counseling our Santa Monica home buyer's and seller's on these two issues, you can take easy steps to avoid problems.

Santa Monica's Most Desired Neighborhood Is North of Montana Ave

Santa Monica’s most desirable neighborhood is called North of Montana in the 90402 zip code.  The boundaries of this neighborhood are Montana Ave, starting on the North side all the way to Adelaide Drive.  The East boundary is 26th St. and West is past Ocean Ave and the bluff to Pacific Coast Highway.  They have an incorporated neighborhood association called North of Montana Association.

This area has mainly larger single family homes and larger lots.  Most of the condo’s are high rise buidlings lining Ocean Ave to capture the ocean views.  I’m sure you are wondering how much does it cost to own a home in this neighborhood?  As of January 1st, 2012 through June 25, 2012, basically a six month analysis.  There have been 55 homes sales.  The average days on the market are 49.  The Lowest priced home was $875,000, Median price $2,500,000 and High Price $9,400,375.  The average price was $2,924,876.  

In terms of size the average was 3,603 sq ft. and $811.69 price per sq ft.  The average lot size was 10,727 sq ft and $272.64 per sq ft.  These homes were sold within 97.52% of the listed price.  It will be interesting to see the numbers after our selling season which is July, August and September.  As of this writing there are multiple offers on the good homes and many are local all cash buyers.  School is out, the weather is gorgeous and people need to move.  

A large motivating plus for families living in this area North of Montana are 2 highly regarded public elementary schools - Franklin School for the residents on 15th through the west side of 26th and Roosevelt for the families on 14th Street down to Ocean Ave.

Neighborhood’s within North of Montana Ave area are:

Gillette’s Regent Square starts at 17th St., 18th, 19th, 20th, 21st St, and ends at 21st Place.  This area was developed by King Gillette the razor blade manufacturer.  The average lot size is larger around 9,000 sq ft on 150’ x 60’ wide lots.

North of San Vicente the streets are La Mesa Drive, La Mesa Way, Gale Place (Developed by one of the original area developers, Cecil Gale), Woodacres Road, Esparta Way, Ermont Place, Foxtail Drive, Larkin Place, Winnett Place and Adelaide Place. Some of these streets have beautiful Spanish and Mediterranean Revival estates.  Woodacres Road is tucked in and some homes have private streets with amazing views.   La Mesa Drive has some of the most beautiful custom homes ranging in price from $7,000,000 to $14,000,000.  What a huge range!  The reason is that La Mesa Drive on the South side backs up to San Vicente Blvd, and the North side backs up to the Riviera Country Club with golf course and Santa Monica Mountain views.  

West of 7th and East of Ocean Ave is the neighborhood noted by 100' x 220' foot lots, some of which have been subdivided into 50X 220. Many of Santa Monica's historically significant land marked homes are located here, some of which are designated as such in National Registry.  This area is also known as West of Lincoln Ave to locals.  It has a different feel to it since it’s so close to the ocean.  It’s casual and tranquil.
