Proper Preparation is the Key to a Successful Open House

Many agents contemplate holding Open House...for years I did. This year, I implemented a plan to host an SHIBA Patrick FerryOpen House at least once a month and it has proven to be a great plan to gaining new prospects. Recently, I attended an event hosted by the National Association of Real Estate Brokers (NAREB) and Patrick Ferry, of Tom Ferry Coaching was one of the guest speakers. Patrick Ferry spoke about implementing relevant marketing strategies to attract new prospects and hosting a Mega Open House was one of the suggested strategies. 
 
Today, I hosted an Open House in the Weston Ranch Community in Stockton. A renter from the neighborhood received my flyer (that I had left on his door) and stated that he has been renting in Weston Ranch for years. He was elated to see someone holding an Open House in the neighborhood, so he can see what the homes were selling for. This conversation alone solidified hosting open houses for me and to be purposeful in doing it.
 
A purposeful Open House...meaning having a plan in place on how I will execute my open houses to make them productive in selling the home and gaining business. As a result, I have put together a pre-Open House plan to advertise for the open house. Some ideas include: Door Knocking the neighborhood (at least 100 hundred homes), email to my database, invest in more open house directional signs (at least 10), balloons on the signs, and advertise on social media. My ultimate goal is to become the neighborhood agent in Weston Ranch that residence contact for their real estate needs. I believe that sellers and agents do benefit from open house, however, it needs to be a well-planned open house. In 2015, I plan to host at least 24 Mega Open Houses.

Monday Market Update: Weston Ranch Community in Stockton

Summer Home Selling is in Full Effect! In San Joaquin County there were 128 homes that sold within the Hello Summerpast week, while 191 went under contract. During the same week 334 New Listings came on the market. 

The Weston Ranch Community Median Home price is on the rise! The Median Home price is $222,000 with an average of 25 days of homes being on the market. The median home price around this time last year was $160,000. This illustrates how rapidly the prices have increased and how the market has improved. The number of active listings in Weston Ranch have decreased by 8.1% from the previous month. Low inventory has played a huge part in driving the price up in the Weston Ranch Community. Right now, it is in the sellers favor to sell!
