Monday Market Update: Weston Ranch Community in Stockton
Spring has Sprung! In San Joaquin County there were 94 homes that sold within the past week, while 181 went under contract. During the same week 167 New Listings came on the market.
The Weston Ranch Community Median Home price is on the rise! The number of active listings in Stockton (95206) increased by 5.3%from the previous month. The Median Home price is $169,000 with an average of 25 days of homes being on the market. This is significantly shorter than the national average. 13% of homes on the market in Weston Ranch are distressed properties (foreclosures and short sales).

Even with the improvement of the market...I have witnessed a rise of abandoned homes. More and more homeowners are walking away from their property forcing the property to go into foreclosure. Currently, 9.17% of properties in the Weston Ranch Community are vacant. Homeowners need to understand that walking away from your home will do more harm than good. Lenders are more susceptible to completing a short sale with the homeowner in the home, homeowners are receiving relocation fees, and short sales are being approved in a shorter amount of time (every transaction varies). So, the odds are in the distressed homeowners' favor to complete a short sale.
