Best Places - Arvada Neighborhoods: Meadowglen Vs Pomona Lakes

In the discussion of the best Arvada neighborhoods, Meadowglen and Pomona Lakes often come up.

Meadowglen is a lovely neighborhood in northeast Arvada.  Meadowglen is considered one of the best in Arvada neighborhoods because it's a small, close community; it has a neighborhood park and pool; and a nice lake with walking paths all around.

There is a homeowners' association, which makes sure homes are kept up to neighborhood standards for appearance.

Meadowglen has 279 homes.  10 homes have sold in Meadowglen in the past year, for a 4% move-out rate.  Their prices ranged from $224,000 to $377,000 ($242,000 is the low price if you eliminate foreclosures).  Median is $273,750.

If you've thought about buying a house in Arvada's Meadowglen neighborhood, but the prices are slightly out of your reach, or you don't want to deal with an HOA, let me make a suggestion.

Pomona Lakes is just across the street from Meadowglen (east of Club Crest Drive and north of 81st Place).  It's a larger neighborhood, and some homes don't look as tidy as the homes in Meadowglen, due to lack of an HOA.

But for a lot of people, not having an HOA is a huge plus!

Arvada's Pomona Lakes neighborhood has two parks.  No community swimming pool, but two City pools are within walking or bike-riding distance, one indoor and one outdoor.

best arvada neighborhoods, pomona lakesPomona Lakes homes are about 10 years older than Meadowglen homes.  One advantage to being an older neighborhood, is the homes have larger yards.

Pomona Lakes has just over 600 homes. 14 Pomona Lakes homes sold in the past year, for a 2% move-out rate.  Their prices ranged from $160,000 to $292,000  ($200,000 is the low price if you eliminate foreclosures and short sales). Median price is $239,750.

Arvada's Meadowglen Neighborhood - Market Report 1/10

Arvada’s Meadowglen neighborhood currently has only 3 homes for sale, ranging in price from $287,500 - $360,000. None of them are a foreclosure or short sale. These three homes have been on the market since last July and August.

There are no Meadowglen homes currently under contract. 

Four homes sold in Meadowglen in the past six months. Their selling prices were from a low of $187,000 to $279,900. None of them were a foreclosure or short sale.

Here's my thoughts on Meadowglen:

At first glance, there appears to be only a 2 month absorption rate in Meadowglen. (That means if no more homes came on the market, the current inventory would sell in two months.) That makes Meadowglen a seller's market. However, Meadowglen is in the middle of a densely populated area, with lots of other homes to choose from. So home sellers in Meadowglen still need to be sensitive to pricing their home right if they expect it to sell in a timely fashion.

And the evidence of that fact is clearer here than most. As I said above, the three homes on the market have been sitting there for about six months. Yet, the homes that have sold in that same six months went under contract in only 2, 4, 0 and 34 days. The average time from listing to being under contract (days on market) for Meadowglen sales is only 10 days. Still, we can see that homes can sit unsold a long time even in this popular neighborhood if not priced properly.

Meadowglen continues to be a popular Arvada neighborhood, due to their community pool and proximity to the lake, schools, trails, shopping, restaurants, and recreation. Homes here tend to have smaller lots than some of the surrounding neighborhoods, but Meadowglen homes are about ten years newer too. Homes situated nearer to the busy 80th Avenue will sell for less than others, of course, but this is a lovely 'pocket' neighborhood.

Arvada Neighborhoods - Meadowglen - Between Denver and Boulder

Meadowglen Community SignMeadowglen is snuggled up against Pomona Lake to the south, and 88th Ave. to the north, with Club Crest and Pomona on its west and east border.  That puts it at Arvada's northern border, about in the east-west center. 

People like Meadowglen because of the lake, tennis courts, community pool, and heavily-treed, winding streets. Meadowglen has the feel of an out-of-the-way neighborhood, but it's near grocery stores, trails, a national wildlife refuge, bus route, bike paths, and several parks.

There is a homeowner's association, which keeps the community areas pristine and enforces the bylaws. One of the negatives about life in Meadowglen is that many people feel the homeowner's association is overbearing*.

The homes in this neighborhood were built in the late 1970s to early 1980s, which makes them five to ten years newer than the nearby communities of Pomona Lakes and Lake Arbor.  

Meadowglen kids attend  Webber Elementary School (which is also where we all meet to vote), Moore Middle School, and Pomona High School

*In Colorado, home buyers have the right to inspect HOA documents and financial records, and can terminate a contract to buy based on what they find, at their sole discretion.

2012 Update:  15 Homes sold in Meadowglen in 2012, ranging in price from $195,000 to $326,000.  Meadowglen homes were on the market an average of 52 days.  None of the 2012 sales were short sales, two of them were foreclosures.
