March market update for North Boulder's Crest View neighborhood
Angela Moss (8z Real Estate)

Has the recent spring forward time-leap jump started momentum in our local market? All Crest View speedometers are leaning toward “yes.”

I recently compiled the complete real estate update for February 2011, which can be viewed on CrestViewPulse.com.

Crest View’s sold properties and under contract properties more than doubled this past February. And the sluggish high-end market of homes over $1 million is finally starting to move! It appears that buyers who were sitting on the fence decided to move in February.

The Numbers

  • There were three homes sold in February versus one sold in January.
  • Four listings went under contract in the month of February, up from one in January.

The sale of 1680 Wilson Court certainly revived the Crest View’s high-end sales market in February. The home is a stellar 5 bed, 4 bath, 4281sf home on a 1/3 acre lot. The home has great view of Boulder and the Flat Irons. This home was listed at the end of May 2010 for $1,749,999, and sold Feb. 4, 2011 for $1,570,000.

As we close out the first quarter of 2011 visit CrestViewPulse.com.  If you are a neighbor or looking to move, be sure to view the listing reviews and open house reviews on the Crest View home for sale hub. See all the Boulder homes for sale on COhomefinder.com for comparison and statistics.

An open house, as shared by my neighbor
Angela Moss (8z Real Estate)

CrestViewPulse.com readers!  One of my neighbors here in North Boulder wrote me and the 8z Real Estate website about an open house she recently visited in the neighborhood.  I thought I might as well share it with you too.

She wrote that 1105 Oakdale Pl in Boulder, CO 80304 is an inviting stamped concrete pathway leading up to the front door.  Not only are there great built-ins and fireplaces throughout the home, the master bath is adorned with Adagio Glass (a Boulder company) and there's a second floor balcony.

My neighbor also wrote that 'This house is for people who want to get to know their neighbors.' She noted that...

  • ...the neighbors have a basketball hoop on a driveway begging for kids to play. --> Great family location?  Perhaps!
  • Second, the backyard faces one of the oldest Montessori schools in the area, Jarrow, with a secret gate through which one could access a playground when school is not in session. --> How convenient!
  • Third, there’s a old station wagon painted bright red with flames a couple of houses down. --> Fun, especially if you're looking to get away from the "cookie cutter, every home is the same as your neighbor's" feel

Feel like you may have to see inside it yourself?  Well that's where I can help.  Visit it online or contact me with how I can help with your North Boulder real estate needs.

February's market update for Boulder's Crest View Neighborhood
Angela Moss (8z Real Estate)

Pipes weren’t the only things nearly frozen this past month as I wrote on our company's website 8z.com.  Please take a read through my market update and let me know if you have any questions about the Crest View, North Boulder or Boulder real estate markets.

As January transactions continued along the slow and cold path in the Crest View market, and Boulder’s market in general.

The property at 1384 Quince, listed at $412,000, went under contract in December and closed on Jan. 19 for $399,000. (And this sold figure is identical to the number of solds in January 2010: 1.) More about this Crest View home sold on 8z.  All and all, a good investment at $242/psf.

Only one property went under contract in January 2011, 1730 Dogwood, after being on the market for 118 days.

However February is giving signs of a change.

  • February 2011 started off with four properties going under contract by Feb. 10 and 3 properties sold by Feb. 11.
  • As of Feb. 15, there are 33 active listings, 5 under contract and 4 sold since the first of the year.
  • This current snapshot is similar to the same time period a year ago when the tax credit was driving the market: 31 active, 4 under contract and 6 sold.

This current data is an uptick for Crest View real estate and shows signs of momentum building.  Inventory is going down - a positive sign.

Perhaps Crest View is bidding farewell to January’s frosty market, as February seems to be introducing warmer spring activity.

Crest View: Eclectic rural living within Boulder
Angela Moss (8z Real Estate)

I want to personally introduce you to Crest View, my eclectic north Boulder neighborhood. It's an inviting community that can meet the needs and fulfills the desires of any individual resident and encourages homeowners to carve their own unique residential pocket in classic Boulder style. It’s a rare find in Boulder to unearth an area with no homeowners or neighborhood association. It has the best of country living and the accessibility to Boulder.

Crest View in North Boulder ranges from Kalmia Avenue to Upland Avenue from North to South and the East-West boundaries are Broadway and 26th Street. Within the neighborhood there are 1,740 homes along with great schools, bike paths, trails, parks and fine dining. There are also amenities within walking distance.

Homes dot the landscape and range in value from $300,000 to well over $1 million. Crest View lots are larger than many other home lots in Boulder and typically range .25 to 1 acre.  These large lots provide adequate space to build a playground, a new addition to the home, a garden, or even to raise farm animals. Spanning from established properties to newer constructions, homes average 2,500-3,500 square feet and are stamped with the owner’s distinctive charm.

Adding to the character, the streets are lined with trees, not sidewalks. Nearly ever street has access to open trails, perfect for walk or bicycling.  North Boulder encompasses a great lifestyle - and that's what I personally love about Crest View.

My focus in real estate is in North Boulder and the Crest View area.  If this area interests you I welcome you to visit CrestViewPulse.com by 8z Real Estate for the inside scoop of everything Crest View - from real estate, things to do, and tokens of yesteryear.
