Trillium Community in Brooksville, Florida - Home Sales 2013

The Trillium community in Brooksville, Florida, is a newer subdivision developed by Pulte Homes.  Trillium is conveniently located near the Suncoast Parkway for an easy commute to Tampa and has quick access to local shopping, parks, medical services, and other area amenities.

Trillium Neighborhood in Brooksville FloridaHome sales in the Trillium neighborhood improved in 2013 considerably compared to the previous year both in number of home sales as well as sales prices. 

The number of homes sales in Trillium almost doubled in 2013 with 37 homes sold in 2013 compared to only 20 the previous year.  Sold prices ranged from $83,000 - $201,380 although the highest priced home was an exception to the rule.  The average sales price in 2013 was $113,536, and increase by 7.4% over the previous year.  The median sales price was $111,111, an increase of 12%.  Homes stayed on the market for 91 days before they sold.

Of the 37 homes sold in Trillium in 2013, 15 were standard sales and 22 were sold as short sales and foreclosures.   However, the number of distressed homes in Trillium appears to be going down.  Curently, none of the actively listed homes for sale in Trillium are offered as short sales or foreclosures.

Currently listed homes range from $121,900 - $180,745 with an average list price of $156,319 and a median list price of $167,050.  There are seven homes under contract in the Trillium subdivision.

The Trillium Neighborhood or Trillium Village in Brooksville, Florida, started as a new community by Pulte Homes in 2005/2006.   Trillium is located near Anderson Snow Sports Park just off County Line Road and in close proximity to Spring Hill.  The Trillium community also is near to the Suncoast Parkway for quick access to Tampa and Clearwater beaches.

Locally, many shopping opportunities, county parks and sports facilities, medical services, and other area amenities are all within just a few minutes away. 

Trillium is a non-gated community that is not age restricted and offers amenities such as sidewalks, street lights and underground utilities.  Trillium also has a low Homeowner's Association fee of currently only $67 per month (subject to change) that includes common area maintenance.  Homeowners in the Trillium neighborhood do NOT incur a Community District Development (CDD) fee.  

Residents can also enjoy a beautiful resort-like pool complete with cabanas and a multi-purpose recreational and sports field.

Homes for sale in the Trillium community in Brooksville consists of single family homes of newer construction.  There are currently eight resale homes available for sale in Trillium ranging from $104,500 to $159,000 with an average list price of $127,886 and a median list price of $129,950 making living in Trillium an affordable choice.  New construction is currently available in the Trillium subdivision as well. 

To date, there have been 33 sales of homes in Trillium ranging from $83,000 to $201,380 with an average sales price of $114,570 and a median sales price of $112,500.  Average days on market was only 94 days from start to finish.
