Aqualane Shores ~ After a Long Reprieve, It's Springing Back to Life

Aqualane Shores is the Heartbeat of Naples boating community.  One of several neighborhoods which enjoy the center of our attention, Naples Bay!  This is a small and close knit neighborhood of 357 sungle family homes.  Most are on waterfront lots and some have a desirable "cut-in" boat slip.  My favorite ones have roofs covering them and give the appearance of an open sided garages for your boat.  Keeping the sun off of the gelcoat adds years to the life of your vessel.

Sales year over year in July '11 almost disappeared here with only 20 being recorded.  July '11 through July '12 fared much better at 30 and through the past 12 months we've had 36 properties sold.  Inventory is down, as it is almost everywhere with 16 homes currently on the market.  There is also another under contract and one pending at this time.  Asking prices range from $1,899,000 to $7,999,000.  

I must add that there is one condominium in Aqualane Shores called Aqualane Manor, it has 12 units and they're rarely available.  Call me if you're looking for a great 2/2 with covered boat slip and 10,000 pound lift for up to possibly a 28 footer.  Only $595,000.  Walk to 3rd Street South from what residents call "Naples' Friendliest Neighborhood", Aqualane Shores

The homes in Aqualane Shores Naples, Florida are some of the most coveted in the entire city, as the neighborhood is well known for the boating and fishing available as well as the beach access.  It is located directly on the Gulf of Mexico, just south of Olde Naples at 14th Avenue South and goes past 21st Avenue South to Port Royal.  It is bound on the east by Naples Bay and Royal Harbor, and most of the homesites have private docks on deep water canals that lead to the Gulf via Gordon Pass.  Most of the residences are single family homes, however there are still a few condominiums.

Many of the homes in Aqualane Shores Naples, Florida have been torn down through the years and have been replaced with newer estates on the beach or waterways, although some of the older ones still remain.  Currently there are 17 homes for sale in the community with only one being a condo.  This is a unit on the 2nd floor with 1,100 square feet of living area including 2 bedrooms and 2 baths, that was built in 1966, and has an asking price of $589,500.

The lowest priced single family home is $1.899 million.  This is for a home built in 1959, remodeled in 1998, that has a little less than 3,100 square feet with 4 bedrooms and 4 baths, plus a pool and no boating access.  The next step up in price is $2.445 million for a 3,700 square foot furnished home with 3 bedrooms, den and 2.5 baths, with pool, spa and dock.  The highest list price of all the homes in Aqualane Shores Naples, Florida now on the market is $7.999 million.  This is a 2 story home that has nearly 7,800 square feet under air including 5 bedrooms, den and 6.5 baths, that was built in 2009.  The residence features pool, spa, private elevator, 4 car attached garage and over 200 feet on Jamaica Channel.

Aqualane Shores "The Friendliest Neighborhood in Naples" Florida

Neapolitans can enjoy their boating lifestyle from a small neighborhood near the heart of downtown called Aqualane shores.  The residents call this the Friendliest Neighborhood in Naples.  Most of the community has homes situated on deep water channels which lead to it's eastern boundary of Naples Bay.  The north end contains the residences along 14th Avenue South and westward to the Gulf of Mexico then south to 2ist Avenue and Jamaica Channel.  There are about 324 homes within these borders which is now known as Aqualane Shores however the beach is a relatively new addition to this parcel.

Driving through the neighborhood is much like a canopy of Queen Palms and other mature trees which have survived it's development beginning in the late 40's to now.  There are several of my favorite homes in this area with contemporary being my favorite style.  It's not enough to drive by, you must see them by water to gain the full effect.  In actuality I'd much rather take the boat than the car when traveling in Naples except not everything I need is accessible that way.  A waterfront Publix Supermarket might change that.

A few blocks away is Third Street South with it's fabulous restaurants and shopping.  You'll see residents here show up via golf cart, bike and on foot, literally a hop, skip and jump away.  Right now there are 25 properties available, 1 is a 2/2 condominium at $589,000, all others are singles starting at $1,950,000 up to $7,999,000.  If that's too much come see me about two which we have at $7,890,000, only the prices are similar, one of them will be the right home for you!

Aqualane Shores is a Naples real estate success story showing a vibrant sales history during the past year with 34 sales and pending contracts.  With only 9 months of inventory on the current Aqualane Shores market does that mean pricing is on the rise?

I currently analyzed the Aqualane Shores market for a customer who is considering selling his Aqualane Shore home and while I wasn't surprised of the recent sales activity in Aqualane Shores, I am pleased to see the market has more than stabilized. My Naples real estate market experience is vast.  I've seen the tables tilt towards both a seller's and a buyer's market in drastic comparisons. I enjoy a widely accepted stable market the most. When buyers and sellers have both come to grips with the reality of a market is when the most amicable negotiations take place and the least amount of heartache and disappointment exist.

The Aqualane Shores market is moving again
though which has a potential of producing a little kooky behavior from both sides.  It's probable sellers will want to push up on price and tighten on negotiations and buyers want to push back as a natural reaction.  Just as the opposite occurs during a sinking market.  But in any market smart sellers will remain reasonable as well smart buyers.  Here's what I see right now.

The most interesting point about the Aqualane Shores market right now is for the first time in several years the original list price is lower than the current list price. What I mean by that is when I average all of the prices of the current Aqualane Shores listings the average current list price is now: $3,744,296.  The average original list price is $3,738,352.  Some owners are choosing to INCREASE their prices.  While this isn't a wide spread occurrence yet, many owners are coming to grips with an improving market and it is becoming more clear on paper who's confident with their price, who wants to sell and who wants to see if they can capitalize on the current success.  18 of the 27 listings are standing firm on their original offering price.  5 of the 27 have made some sort of downward price adjustment during the term of their current listing and 2 have made substantial price increases.

Aqualane Shores negotiations are tightening.  In an Aqualane Shore market analysis from December 2010, I reported that ratio coming in at 85% of list or 76% of original list. Today list price to sales price ratio is 89% of list and 85% of original list. This is further proof Aqualane Shores owners are less flexible today than just two years ago.

Let's look at the number of Aqualane Sales over the past few years:
We're going to use August 20th is the mark.

Avg. $/Sq. Ft. Closed = $666
Avg. $/Sq. Ft. List = $730

Avg. List Closed $ = $2,656,500
Avg. $/Sq. Ft. Closed = $662

Here are some other interesting statistics to consider here. 

  • The average size of homes sold increased 15% this year compared to last. The bigger the home, the lower the price per square foot can be accomplished when doing an apples to apples comparison yet the average price per square foot still went up slightly. 
  • The average days on the market for the properties that have sold decreased 32% compared to last year.
  • There were only 3 homes that sold for over $3,000,000 the year before. This past 12 months there were 9. That's a pretty big difference.

Agents are already complaining about having problems finding inventory for their customers. Some buyers are coming to town expecting a nice selection and being disappointed with their choices and leaving town without pulling the trigger. Fortunately new potential sellers are reaching out to see if now might be a good time to sell...phew. We need you!
