Red Flag, No Home is Perfect  including New Construction Post for the “Real Deals of Real Estate” … Let’s Dish!  November contest by Erin Bates of Aspen Lane Real Estate in Aurora, Colorado. To avoid a red flag, because no home is perfect, buyers of residential properties are always recommended to do home inspections, including for new construction. Some sellers may not tell you and want to cover up the major issues by using a simple fix to make the house look nice; for new construction, the builder may hire low cost contractors as a way to save money and make more profits. The following are Red Flags – 6 major problems, the seller will not tell you. Red Flag # 1.  Leaky roofs. Two weeks ago I showed a nice house to a couple who were first time home buyers.  The walls and ceilings were painted, and there was a new laminated floor. However when I opened the pantry door, I saw a stain on the ceiling that the sellers had overlooked. This indicated the roof needed repair or was toward the end of its lifespan.  The leaky roofs may cause some undetected mold which is a health hazard.  Also this house may not qualify for home owner insurance unless an expensive new roof has been replaced. Red Flag # 2. Septic/sewer pipe. The bathroom has slow flushing toilets and drains. This shows the system is not working properly, and indicates there is a possible clog in the drainage, such as tree roots growing into the sewer pipe.  It may need an expensive new drain field or new septic tank or may be both. Red Flag # 3. Ineffective windows. Windows that cannot be opened or closed are a problem. This can burden your air conditioner or the heating system and cost more for your electric bill. In the long run it may cause the air/heat system to break down. Red Flag # 4. Foundation cracks.  Cracks on the floor or on the walls show movement or settlement. Some of the cracks may cause a concern. Some sellers will use rugs and furniture to cover up any crack. Red Flag # 5. Faulty wiring. It is not easy to find out the problem unless the wires remain exposed. Red Flag # 6.  Pests. Termites and carpenter ants may share the home without being invited. Years ago I came across a move-in ready beautiful house perfect for the buyers. The termite inspector found some sawdust/pellets in the attic produced by the drywood termites.
