Brookhaven New Construction is hot and under $1 million!

Anyone who's followed the real estate market in Atlanta over the last 12 months is probably going to see this post as preaching to the choir, so I apologize to you in advance! However, it's important to emphasize that buying a home in the prime areas of town is competitive, and many folks who are looking in North Atlanta will consider Buckhead and Brookhaven in their search. Furthermore, new homes are popular, and the lack of new construction over the last 5 years now has builders trying to play catch-up with demand over the last year.

So I'm here to make the argument for Brookhaven. First of all it's my home and I love it here. However, you can get so much more for your money, and you can get that new construction home for under $1 million! If you go into Buckhead, it's very hard at times to acheive this without sacrificing a number of features. Brookhaven has more of a sense of community. It feels less urban and more laid back as well. I think this market has a lot of upside too. With so many folks seeing it as an alternative to the City of Atlanta, as well as the recent incorporation, I think there will be some positive gains in property values the next few years.

So how do you locate new construction in Brookhaven for under $1 million? Well, you first need to talk to a local Realtor. Make sure they know the area, and keep track of new listings as they come to market. Also make sure their with a company who's agents focus on information sharing so that new oppoortunities are abundent before they hit the market. Finally, make sure they have experience with new construction transactions, as they can be very different than a traditional resale.

Christmas Display in Brookhaven GA - Best or Most Obnoxious?

Every year I hunt out the best Christmas display which often leads me on a drive through the Brookhaven - Buckhead GA area. Usually it’s a creative holiday light display that wins my vote. But my 2013 pick is this display of blow-up balloon figures outside of a house at the corner of Peachtree Dunwoody Rd and Winall Down Rd in the Brookhaven - Buckhead area of Atlanta GA.

I saw this display on Christmas night. Three days later I drove by again during the day time and all of the blow-ups were flattened like pancakes and coming down. Buckhead Christmas lights turned off

Perhaps the homeowner got tired of all of the gawkers lurking outside of his home and decided to put the amusement park away for another year. I hear his display gets bigger and better every holiday season.

Do you have an ACCURATE legal description on your real estate sales contract?

Tips to write a binding real estate contractAn essential element of a binding Purchase and Sale contract is an accurate and definite legal description. Without an "accurate and definite" legal description, a Purchase and Sale contract is not enforceable -- and home sellers (or buyers) officially have a legal loophole that will allow them to get out of the contract, if they desire.

 

As a Georgia real estate agent or REALTOR, there are five ways to make certain you have a solid, binding contract for your clients:

 

#1 ::  ASK THE SELLER FOR A COPY OF THEIR DEED

This will allow for proper completion of the legal description. If the seller does not have a copy of their deed then there is a pay website at www.gsccca.org where deeds can be found from 1993 to the present.

 

#2 :: COMPLETE ALL BLANKS ON THE GEORGIA ASSOCIATION OF REALTORS (GAR) CONTRACT FORM

All of the necessary information to complete is available from the home owners's deed. You must complete all sections as applicable.

a) All Georgia Counties are divided into Land Lots and Districts. Some districts have more than one section.

b) If the property is in a subdivision, the correct lot in the correct phase or section as referenced to the correct plat book and page must be included. If you leave out one of these references, the legal may be void and the contract unenforceable.

 

#3 :: METES AND BOUNDS LEGAL DESCRIPTION

If the property has not been previously subdivided, you can reference and attach a "Metes and Bounds" description. This can also be copied from the Seller's deed.

QUICK TIP: Do not retype the legal description! Errors are common, so we highly recommend that you just make a copy of the document and include it as an exhibit within the purchase and sale agreement.  

 

#4 ::  ATTACH A SURVEY OF THE PROPERTY

A survey of the property that shows courses and distances or metes and bounds is also sufficient.

 

#5 :: REFERENCE THE SELLER'S RECORDED DEED

If you know the recording information of the Seller's deed, you can reference the recorded deed in the purchase and sale agreement

 

Real estate contracts and legal descriptionsDOES THIS REALLY MATTER??

Definitely!  Everything is at stake. If you prepare a contract for your client and the other party decides they want out of the contract, the first place a lawyer will look will be the legal description. If the legal is not sufficient, the contract will be void and unenforceable. Your client will be powerless to force a closing and you may have a legal claim to defend.  

 

Taking a few minutes to add the correct legal description will ensure that you have a a solid contract and a happy broker and a client who knows that you covered all the bases to ensure that they were protected in one of the largest transactions they may ever make!

We have seen 3 months of strong listing prices on home prices in Brookhaven and don’t expect things to slow down much anytime soon.  If you are considering buying a home you can still find deals on a house in Brookhaven but having a good real estate agent who understands the market is a must.  Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. As you can see from the graph below, listings are not selling exactly for asking price. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Brookhaven home on which you are making an offer.

If you are interested in how much current inventory is on the market in Brookhaven you can find that information by clicking on the link. High inventory will suggest that homes are sitting on the market for longer. Currently in this area of Brookhaven (30319), homes have a median time of 57 days on the market before they sell, with currently 373 homes listed. This would suggest that buyers are in a great position to make an aggressive offer on a home. Sellers should make sure to price their home near the market value if they expect to get an offer from one of those interested buyers. Low inventory in Brookhaven has multiple offers coming in on homes similar to what we saw back in 2007. I wouldn't expect home prices to run up quite as fast as they did back then as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse. But low inventory is one indicator that prices should continue to rise.

Brookhaven Real Estate Statistics - Interest Rates the Biggest Threat!

 

So one of the biggest fears I experience with folks looking to purchase a home is the obvious threat of price increases. If you haven't noticed that we've had big jump in home prices over the last year, you probably haven't paid any attention! Buyers are in a race against time in many of their minds and making very aggressive offers so they can close on a home soon.

 

I was at a conference for Keller Williams in Texas recently and heard a statistic that's even more alarming than a jump in prices. Folks, if you have to be concerned about one thing right now, it's interest rates! Did you know that for every 1% increase in interest rates, you lose 10% of your purchasing power? In the end, it's all about your monthly payment in relation to price, and this statistic will not help buyers in 2014. If you're a seller this, should concern you as well, because that means you could potentially lose 10% of potential buyers as well, as they may no longer be able to afford your home or even want to afford it. If you're thinking about listing your home for sale, this may be your window of opportunity.

 

Early this summer, we were sitting at about 3.25% for a 30 year loan with good credit. By the end of the summer, we were sitting around 4.5% on a good day. Things are moving y'all.
