Enchanted Lake neighborhood had a big year in sales, with 46 transactions in 2012. The average sale price in Enchanted Lake rose to $814,439. The list to sale price percentage averaged out to 100%, so that tells you there were many full price and over asking sales. The average Days on Market (DOM) was 64, so property moved relatively quickly. This is a popular neighborhood, as it is one of the more affordable areas of Kailua.

I have been working these clients searching for a property since early July. A super nice couple who is newly married that relocated back to Hawaii. The wife works in the coast guard and the husband is a retired vet. So they wanted to take advantage of their veteran benefits to purchase a house. This is usually easy to find a property under normal circustances, however being that we are in a seller's market here in Kailua, it was a battle to land a house for them.

Over a four month period, they fallen out of escrow due to a "cloud on title" with the first house, and placed offers on 3 other properties with disappointing results due to a multiple offer situation on two of the properties. The challenge with VA clients is that usually, these people are coming in with minimal money down, and the house needs to be in at least average condition for the loan to pass along with the house having to appraise for the purchase price or better. When you are in a multiple offer situation, it is a bit challenging.

I am in an office with around 50 people, and the company has approximately 400 agents on the island of Oahu. There are benefits to being a part of this company simply because you have access to privy information on future activity and what may be coming on the market. As a result of this, I was able to have my clients preview a property that wasn't yet listed on the mls and BAMM before you knew it, we were under contract!

When we previewed this property, it was tenant occupied, clutterred and dirty, but my clients had the foresight to look past all that and visualize the potential of what it could be. It was a lovely property and had nice curb appeal overall. It just needs a little tlc to bring the interior up to speed.

Kailua is located 12 miles northeast of Honolulu-over Nu'uanu Pali, the tallest mountain peak in the Ko'olau mountain range. Kailua is a typical suburb bringing thousands home from their workplace in Honolulu. When you are driving out of the tunnel, a feeling overcomes you. Kailua, the largest community on the Windward side is Oahu's windsurfing capital, and Kailua Beach is one of the world's most beautiful shorelines. Slightly over 50,000 lucky people reside here. ENCHANTED LAKE NEIGHBORHOOD IN KAILUA

This family neighborhood lies in a mainly flat section of SW Kailua, and consists mostly of homes originally built in the early 1960's, as part of the Enchanted Lakes Estates subdivision. With a maze of curving streets all surrounding Kaelepulu Pond (aka Enchanted Lake), it is located mostly inside the loop formed by Keolu Drive, but also, North of the loop, bounded by Mid-Pacific Country Club Golf Course to the East, Auwina Street and Place to the North, and Hamakua Drive to the West.

Most of the homes in the Enchanted Lakes subdivision are fairly similar, single-family, slab construction bungalows, unless renovated. There were originally only a handful of models sold -- all with vaulted ceilings, side entry carports and covered lanais.

Within the Enchanted Lake neighborhood, there is a variety of price points as there is a variety of frontages. Some homes have frontage on the Mid-Pacific Golf Course and some homes are on the lake (Kaelepulu Pond aka Enchanted Lake) or on one of several the canals leading to the ocean, and having boat docks. Great locations for taking out a kayak and paddling to Kailua Beach.

Some of the waterfront and golf course homes are quite spectacular. Typically, these are on 10,000 sq ft plus lots. But all the lots in the Enchanted Lake neighborhood are good-sized, from 7,500-11,000 sq ft. and the homes vary in size from about 1,200 to 3,500 sq ft. Homes originally built were in the 950-1500 sq ft range. Many have enclosed lanais to add living space. Many have also gone up with second stories. With prices generally from $650K to $1M (except $1M-1.2M for the most pricey, remodeled waterfront or golf course homes), this can be one of the more affordable areas of Kailua.

Besides affordability, the Enchanted Lake neighborhood is also attractive to many because of its Top-Rated public school, Enchanted Lake Elementary. The area also has a few private schools, its own shopping district, and several restaurants and churches. SEE WHAT IS ON THE MARKET NOW !!

Kailua Activity Seems To Be Picking Up

I spoke with several Realtors over the weekend who have noticed that activity has really picked up in the last week.  It seems that many of the Buyers out there don't have Realtors and an agent who is a close friend picked up a Buyer this past weekend and is already out showing them property.  Since I heard from these Realtors saying that they had noticed a lot of Buyers out this past weekend we have had nine showings on my Kailua listing at Papalani street in the past 2 days.  I have been trying to figure out why this sudden surge of activity would occurr and I was wondering if school starting back up had an effect on the activity in the neighborhood.  This listing is in a hot price range and I feel certain we will be getting an offer soon.  Hawaii continues to have unit volume issues (Down approximately 26%) but seems to continue to hold pretty steady in Median Price Range.  I hope this continues to be the case.  There does not seem to be much quality inventory out there.
