Kapalua Bay VillaThe Bay Villasare situated on over 16 oceanfront acres in the heart of the Kapalua Resort.  With direct beach access to Oneloa Bay, the Bay Villas are comprised of 141 one and two bedroom villas, in 27 buildings.

With three of the four sales that have closed in the Kapalua Resort, the Bay Villas have seen the bulk of the 2011 real estate activity.  Since January, the following have recorded:
24B1,2 an Ocean View 2B/3B villa $1,333,300
12G4, a "Gold" Ocean View 1B/1B at $625,000 (Short Sale)
33G1, an upgraded Ocean View 1B/2B at $597,000 (REO)

Looking at historical figures, the recent sales are similar to those in 2003-2005, well before the market peak in 2007. 

As of this post, there are 24 Bay Villas listed for sale, with one bedroom villas ranging from $575,000 to $1,475,000 and two bedroom villas ranging from $1,650,000 to $2,150,000.

Kapalua Bay Villas Market Update

The Kapalua Bay Villasare an enclave of one and two bedroom villas perched above the beach at Oneloa Bay.
