The Coots are back on Kootenai Bay! ...so is Lot 3 Whiskey Jack Circle, Sandpoint.
Kent Anderson, from Schweitzer to the Lake (Coldwell Banker Realty-Schweitzer Mountain, Sandpoint, Idaho)

The Good News: My inventory is strong with quality product, ie., Lot 3 in the waterfront community of Whiskey Jack Circle is back on the market!

The Bad News: The pending sale for Lot 3 Whiskey Jack Circle fell through. It’s back on the market.

The Best News: The new price of $397,700 leads the market for Lake Pend Oreille waterfront close to Sandpoint, Idaho!

Coots in Kootenai Bay, Sandpoint, Idaho

Not only is Lot 3 back on the market, but the American Coots are back in Kootenai Bay! These guys invade our lake every Fall with a vengeance as tens of thousands of coots gather together to prepare for their migration south. Since Lake Pend Oreille rarely freezes over, the coots have been known to hang around well into Winter. I’ve never eaten a coot, but I hear coots are a mainstay in Cajun gumbo. (Note the swarming coots in the photo above.)

American Coot

The coots are great fun to watch, especially as the eagles dive bomb their swarm (called covers or rafts) but the coots are not really the reason to consider waterfront on Kootenai Bay.  The "Bay" is the reason to buy on Kootenai Bay!

Pend Oreille Trail, Sandpoint

Kootenai Bay is located a mere 3 miles by boat from City Beach in downtown Sandpoint. Sandpoint's city limits are a mere 3 miles by car.  Even better, with the city council approval of the new Pend d'Oreille Bay Trail, Kootenai Bay is a mere 3 miles by foot or bike along a spectacularly scenic shoreline trail!  The comprehensive Concept Plan for the Pend d'Oreille Bay Trail is linked here - PEND d'OREILLE BAY TRAIL CONCEPT PLAN.  (Thank you to Dann Hall, local photographer for his inspirational photos supporting this great enterprise! Dann's website is a "must view" for anyone who loves Sandpoint.)Pend d'Oreille Bay Trail, Sandpoint, Idaho

Moreover, Lot 3 has 115' of prime waterfront with a trex dock system already installed!  The building site offers a level building footprint or the option of building a daylight/walkout utilizing the bank of the lot.  115' at $397,700 comes to $3,458 per waterfront foot...that's an amazing deal.

Let’s count the “Curses”:

           1)    "Whiskey Jack Circle is Sandpoint’s hidden treasure!  Go to one of the Starbucks in Sandpoint or Ponderay and ask where Whiskey Jack Circle is.  Get ready for a blank stare." It’s true…if you’re selling your home in Whiskey jack Circle, it is not on the radar of many buyers.  I guess that is why the homeowners in Whiskey Jack Circle love it so much.  Privacy, seclusion, close to town and the best swimming in the county.  (Did I mention the scenery? …I guess a picture is worth a thousand words)

WORDLESS WEDNESDAY: The lupine have sprouted from nowhere!
Kent Anderson, from Schweitzer to the Lake (Coldwell Banker Realty-Schweitzer Mountain, Sandpoint, Idaho)

I just couldn't pass up this WORDLESS WEDNESDAY post.  I arrived back in "utopia" (Sandpoint, Idaho) this morning after a two week absence while visiting friends and family in Minnesota.  It was astounding to come back to an explosion of wild lupine on our side hill.  It kind of put an exclamation mark on why I missed this place so badly.  (Nothing against Minnesota...it just isn't North Idaho).

WHISKEY JACK CIRCLE, SANDPOINT, IDAHO – A WATERFRONT COMMUNITY
Kent Anderson, from Schweitzer to the Lake (Coldwell Banker Realty-Schweitzer Mountain, Sandpoint, Idaho)

WHISKEY JACK CIRCLE, SANDPOINT, IDAHO – A WATERFRONT COMMUNITY

Most of us want to be a integral part of everything around us.  Not only a member of a community, but a member of the natural order of things.  When living in a town like Sandpoint, it seems to me that to be removed from the energy of the town itself, is a little defeating.  …and yet, when one chooses to live in the beauty of North Idaho, there is also that sense that we need to remove ourselves from the trappings of a modern society and return to the natural order…conversing with nature.

KOOTENAI POINT, SANDPOINT, IDWHISKEY JACK CIRCLE somehow addresses many of these issues.  Located on the shores of Kootenai Bay, Whiskey Jack Circle integrates itself with the insurmountable beauty of Lake Pend Oreille while watching the twinkling lights of Sandpoint three miles across the bay.  It is not difficult to develop a love affair with this little development.

Whiskey Jack Circle includes homeowners from many walks of life…many different life plans.  Currently, there are eight waterfront homes, about 15 secondary waterfront homes and a upper end condominium complex included in the development.  There are still a couple waterfront lots available with spectacular views across the lake.  Homes occasionally come on the market here, but, typically, are not available for long.

WHISKEY JACK GARDENThe condominiums sit on a white sand beach remindful of something you’ve seen on your vacations to the Mexican Coast.  On the western edge of the condos resides their private marina and a personal slip is included with the sale of each condo.  While the condos are twenty years old (approximately) they have been impeccably kept up and their value has remained strong even through the “housing crisis”.

DOCK ON KOOTENAI BAY, SANDPOINTThe lakefront homes all have their own private piers and the swimming is nothing short of phenomenal.  Lake Pend Oreille is one of the rare Rocky Mountain Lakes that remains “relatively” warm through most of the summer…truly an unexpected pleasure.  There is a conservation easement that is strictly adhered to that follows the shores of the entire lake insuring the enduring beauty of the Pend Oreille shoreline.  Approximately 70% of the Lake’s abundant shoreline is owned by either the railroad or the Bureau of Land Management mandating the pristine nature of this resource.

The secondary waterfront homes have their own private beach and picnic area hidden in the old growth forest on the eastern edge of the development.  The path from the Whiskey Jack Circle neighborhood through the woods and on to the beach gives one a sense of wonder, regardless of your age.  Virtually every home has either a view of the Lake and surrounding mountains or a direct view of Schweitzer Mountain to the northwest.

WHISKEY JACK EAST VIEWWHISKEY JACK WEST VIEW

It would be my pleasure to discuss the opportunities of home ownership at Whiskey Jack Circle with you prior to your relocation to Sandpoint, Idaho.
