The west-side of Baltimore's Mt. Vernon neighborhood is one of the best kept real estate secrets in my beloved Charm City. Over the past year I've found myself taking a large percentage of my clients to this side of town. From a real estate perspective, it seems to be having a moment. Good work, new businesses, revitalization, and fresh energy are evident in the streets. Case in point, is the condominium at 836 Park Ave Baltimore MD 21201.
Two large condos within this four unit building will be sold at auction Thursday August 7, 2014 at 11am. Offered by Tranzon Fox, this liquidation of two Mt Vernon luxury condos is a real estate opportunity not to be missed. The dedicated developer carefully renovated the properties over the course of several years. His hard work can be your gain.
This interior picture of 836 Park Ave unit A showcases the atrium connecting the main floor to the lower level. Unit A which measures a recorded 2,300 square feet has two floors. The building is zoned office-residential and this oversize unit on the main floor has been designed with a live / work buyer in mind.
The kitchen in both units are flawless. The ceilings are so tall that the full length cabinets look standard size. Come see for yourself, not shown in this picture is a walk-in pantry.
Upstairs in unit B, the original wood frame
windows are a lovely way to illuminate what would be in most condos
an ordinary hallway. I could go into great detail about the condos,
but that information is readily available on our auction website
where you can access virtual floor plans, a photo slide show, and
the condo association documents.
What you may not know, particularly if you are relocating to Baltimore, is the immediate neighborhood. Let's take a tour. These buildings are on the corner of Park Ave and Read St. The Drinkery is a Mt. Vernon classic. The building next store with the green trimmed windows is being restored. I'm curious to see what business moves in.
Work with me and chances are at some point I'll suggest we grab coffee at The Bun Shop. This loft-like spot with late hours is serving street foods of Vietnam with coffee, wifi, and BYOB is a gem. This location is 1 minute from the condos. The Bun Shop is that rare combination of good food and atmosphere. The owners have applied a heavy layer of real gold leaf to the steel support beams in the ceiling. Affordable decadence.
Next to The Bun Shop you'll find The Beatnik Barber Shop where men can get a quality haircut for a mere $18. According to their website, "join in conversations about anything from the rise in housing prices to the decline of western civilization". This is a great example of the Baltimore vibe, cool but not pretentious.
Across the street you'll find Minktresses . This beauty business has a Baltimore showroom with a global online audience. The west-side of Mt Vernon is an ideal neighborhood to have a classic retail environment for your business while keeping the overhead costs low.
The nearby Antique Row is main-street type of retail offering that has a mixture of businesses many of which are in the process of transition. It's true, for a long time it seemed Baltimore's Antique Row was not as vibrant as one would hope. What's changed? Three influences; the economy has improved, the area has been designated part of the Bromo Arts and Entertainment District, and it is within the Downtown Partnership jurisdiction.
The Downtown Partnership is an organization with the mission of stimulating economic development in Baltimore City. They have a team of uniformed ambassadors who pick up trash and maintain parks and plantings. This flower pot on Antique Row is a nice example of their good work.
The other neighborhood amenity that makes the west-side of Baltimore's Mt. Vernon so special is the Light Rail. Hop on and in minutes get to Oriole Park at Camden Yards, the MARC train to Washington DC, BWI Airport and beyond. The condos at 836 Park Ave Baltimore MD each have a private parking space that conveys, so you can enjoy the benefits of public transportation and have a place to park your car.
This is an image of the pre-civil war era houses on Tyson St, which is the alley off the rear parking lot of the condos at 836 Park Ave Baltimore MD. Not every building on Tyson St is this cute, but we are getting there. With our condos you have the best of both worlds; contemporary open-plan space for your residence with small historic houses to enjoy as you stroll through the neighborhood.
Leon's Bar is located at the corner of Tyson St and Park Ave and its been going strong for over 50 years. On the right side of my picture you'll see a circular shaped building, that's the Baltimore Symphony Orchestra. From our condos you can walk a few blocks north to hear world class music and head back towards home for a low key nightcap. Divine.
There are a great many restaurants walking distance from our condos. A neighborhood classic is The City Cafe on Cathedral Street. They have remarkably good food available at all times of the day all located in a beautiful building. The fried Maryland Oysters with blue cheese dressing and hot sauce are reason enough to stop in.
Another neighborhood dining option close to our condos is the Milk & Honey Market Cafe. It's a close spot to grab essential groceries. This sweet spot is one minute from the condo.
So, have I piqued your interest in the neighborhood?
next step is to come on out and see these condos, they should be
experienced in person. They'll be open for preview several
times and they can be seen by appointment at a time convenient to
your schedule. Full details about the previews are available on our
website. We've got one of the units staged to show the
space furnished and the other empty to let your imagination set the
scene. So far the feedback is favorable, with the major complaint
being that the spaces might be too large. With that in
mind, if you are downsizing from a single family home to a condo,
these properties will provide plenty of room for a smooth
