How much would you pay for a 2000+ sq ft condo with a triple panoramic view from the 21st floor?

It all depends on what city you are talking about, but my, oh my! Buy in Baltimore! Invest in Baltimore! Especially you DC people... 

Check out this condo (double unit) in the heart of historic Mount Vernon in Baltimore, Maryland.  With a walk score of 97, Mount Vernon encompasses the best of city living anywhere.  Living spaces include gorgeous Victorians, high-rise condominiums, and carriage houses. It is the cultural center of Baltimore and boasts the Myerhoff Symphony Hall and the Lyric Theater, Walters Art Museum, Peabody Conservatory, Center Stage, the Maryland Historical Society, and the Enoch Pratt Free Library.  It has some of the best bars and restaurants in the city and attracts both gay and straight populations. And it is footsteps from Union Station train station, where you can hop on Amtrak or the MARC commuter train to Washington, DC.

I was the listing agent and it sold in 5 days and just settled the other day.

I lived in San Francisco earlier this year for a short time and got to know the real estate market very well.  And I've been going to New York my whole life.  Without a doubt, this apartment would have sold for $3.5-4 million dollars. Internationally renowned for it's extensive collection of art amassed by William Walters and his son Henry Walters who built a fortune in the railroad industry. Directly across from the Walters you'll find The Peabody Institute of The Johns Hopkins University. I tend to think of it as Baltimore's Julliard. This music conservatory is in the heart of Mt. Vernon's neighborhood. In addition to a core curriculum for students, Peabody offers a preparatory for community members. My sister took piano lessons here for years usually taught by accomplished pianists from St. Petersburg Russia.  You'll see musicians carrying their instruments as they head to class. Peabody is a great place to hear a classical concert or recital.

2012 Flower Mart in Baltimore - May 4 and 5, 2012

Like many things Baltimore was home for the first Flower Mart in 1911. This year is the 94nd annual flowermart.

The Baltimore Flower Mart is an annual event held in downtown Baltimore. Each year Baltimore closes the streets surrounding Mount Vernon Place at the junction of Charles Street North and Monument Street.

Flower Mart starts on May 4, 2010 at 11 am and runs through 8 pm on both May 5 and May 9. Come and enjoy the booths and vendors and the entertainment. There is no fee to enjoy the day.

There will be over 130 vendors this year.  Flower Mart is a family friendly event so bring the kids and enjoy the flowers and the entertainment and while you are there pick up some bedding plants for the garden at home and improve the curb appeal. And, while you are there be sure to enjoy a Lemon Peppermint Stick.

New this year is an heirloom raffle quilt donated by Village Quilters of Catonsville, quilted by Linda Newsom and materials donated by Seminole Sampler. 

Also new this year is a children's summer camp from 12 to 5pm on Saturday.  Kids will do arts and crafts, make Mother's Day cards and many other great activities.

Baltimore Book Festival Starts Today - September 24, 2010

Do you love books and reading as much as we do?  Then this is the place to be this weekend.  The Book Festival starts today in Mount Vernon Place (The 600 block of North Charles Street in Baltimore) today at noon and lasts until 8pm tonight.  It is open Saturday from 12-8pm and Sunday 12-7pm and entry to the event is FREE.

Over the past weekend, I had the pleasure of attending the wedding of two friends. This is a special event in any circumstance, but it was made even more enjoyable by being in my neighborhood. That's right - both the ceremony and the reception were in Mount Vernon, and therefore I was able to dispense with vehicular transportation and enjoy walking.

The ceremony took place at the Baltimore Basilica. www.baltimorebasilica.org This stunning Henry Benjamin Latrobe building was closed a few years ago for extensive renovations, and if you haven't been back in to take a peek, do so! The Basilica re-opened in 2006, just in time to celebrate its 200th anniversary. It is very much a "working church" with weddings (obviously!), baptisms, and regular worship services. However, the Basilica also has a lecture and concert series, daily tours of the building, a museum and a gift shop. It is a cornerstone of Baltimore's architectural, spiritual, and historical life.

After a beautiful wedding, the guests perambulated up Charles St. to the Belvedere. www.belvederebaltimore.com Opened in 1903 as the Hotel Belvedere, this building was the premier hotel in Baltimore for half a century. While it was converted to condominiums in the 80's, the marble floors, soaring ceilings, and gorgeous chandeliers remain. The reception was held in one of the ballrooms, which was beautifully restored/maintained. (In addition to the ballrooms, which are usually engaged in private events, there is a club on the 13th floor with spectacular views of the city, and a bar/restaurant on the main floor which used to be a speak-easy.)

I was lucky enough to be in these Baltimore landmarks because of a joyous celebration, but you can be just as lucky without my friends' wedding! Both the Basilica and the Belvedere encourage visitors, whether you're from another part of town, you're from another country, or you're a neighbor who simply hasn't yet experienced some of the gems in their own corner of the world.

Overcoming Objections...I don't like the opera.

Many of my blog followers know that my first career was in the field of opera.  Time on the road and away from the family, made switching my JOB (opera) and HOBBY (real estate) a couple of years ago, pretty easy!  Now, I still do sing on occasion, and I also run a small opera company here in Baltimore.  It never ceases to amaze me, how similar the two worlds are, but that is another story!

 

We hear all of the time in real estate about "overcoming objections."  I thought that I would try my hand at overcoming some "operatic objections."  People have preconceived notions of large ladies in horned helmets...and many people never give this great artform a fair shake.
