Goose Stepping
Michael Delaware, REALTOR®, CRS (Troxel Realty Co. LLC)

Recently I was at a City park in Battle Creek taking some photos of our feathered friends.  I saw these geese standing near the drive as I was pulling away, and rolled down the windoe for a few parting shots.  I did not notice it at the time, but when I got home and looked at the images I found them quite funny.  Here are two geese walking side by side doing the 'goose step' with their chins in the air.  Classic!

If you ever wondered if geese really did do the 'goose step' as we have seen depicted in so many movies, well here is your answer:

Orchard Park Area Investment Properties in Battle Creek, Michigan
Michael Delaware, REALTOR®, CRS (Troxel Realty Co. LLC)

Orchard Park Area Investment PropertiesOrchard Park Area Investment Properties in Battle Creek, Michigan are one of the best kept secrets in the local market.  Orchard Park Area Investment Properties in Battle Creek, Michigan are quite accessible to the Kellogg Community College and Miller College, which is convenient for students attending these schools from out of the area, and also those that work there.

One can make quick access down Morgan Road and North Ave, and arrive quickly at either college.  Orchard Park is also accessible to Pennfield, and parts of the area overlaps into that school district.  There are also convenient bus lines, grocery stores, shopping plazas and commercial districts.  It is also accessible to downtown Battle Creek.

Another reason Orchard Park Investment Properties are popular with investors, is that the homes are very similar in design and construction, and typically small and manageable for repairs.  A lot of the homes can be acquired for an investment under $30,000 and the square footage of the homes is very consistent. Orchard Park Area Investment Properties

A common size home for Orchard Park Area Investment Properties is in the range between 800 to 1200 square feet.  One can acquire 2 and 3 bedroom homes in this size, and it is easy to predict a rental return on the investment.  There are a lot of homes that are ranch designs, and others that are a mix of 1 ½ to 2 stories and come with and without a garage.

Orchard Park Area Investment PropertiesAnother interesting aspect is that a majority of the homes were built in the 1940's and 1950's, and many have a similar construction making troubleshooting more predictable when encountering repairs.  Landlords have reported to me that rent for a three bedroom in their Orchard Park Area Investment Properties range from $600 to $700 for a 3 bedroom, and $550 to $650 for a 2 bedroom depending on the proximity to the schools and bus lines.

So, when looking at an initial expenditure for Orchard Park Area Investment Properties, one has the purchase price, the cost of repair, and any operating costs such as insurance and property taxes to consider.  With some purchase prices for bank owned REO (Stands for ‘Real Estate Owned') properties, investors are sometimes acquiring these homes in the 800 to 900 square foot range for as low as $25,000.

With some luck, and quick action in buying the homes, one can pick up Orchard Park Area Investment Properties which will bring a good monthly profit margin, or ‘return on investment'.  Some of the homes I Orchard Park Area Investment Propertieshave helped investors acquire in the Orchard Park Area are fully paying back their original investment in 2 to 3 years, which makes the future returns much higher.

With the stock market being unpredictable, it makes sense for investors to focus on deals in rental properties in the real estate market.   Working with Orchard Park Area Investment Propertiesa Realtor that knows the area, and has rentals of his own in similar areas, can help you isolate the best properties for you to start with.

The Orchard Park Area Investment Properties are a good starting point for any Battle Creek area investor.  Give me a call if you are interested in Orchard Park Area Investment Properties, and I will help you sift through the different ones available, and get you into one that works right for your investment dollars from the beginning.  I am keenly interested in seeing you make a good return on your investment.
