The Wedgewood area continues to be one of the most high demand areas for luxury buyers in Woodbury.  The amenities such as walking trails, parks, golf course, tennis courts and one of Woodbury’s favorite dining establishments – David’s Chophouse makes Wedgewood a unique neighborhood.

Currently there are only 10 active listings in the Wedgewood area (including Wedgewood Valley, Wedgewood Heights and Wedgewood Park).  The average asking price is $593,000 for a 4 bedroom, 4 bath, 4,000 square foot home.

When looking at the sales over the last 12 months there have been 53 home sales with an average sale price of about $500,000 for a 4 bedroom, 4 bath, 3,800 square foot home.

Prices can be affected by the location within Wedgewood, the age of the home, recent renovations and amenities such as a pool.

Overall Wedgewood continues to be a solid area for investing in a luxury home.

If you are listing your home during the fall months, it’s important to remember that buyers will be paying attention to your outdoor spaces. Here’s a few tips for fall:

  1. If you aren’t planning to list until the leaves turn, consider taking a few pictures around your home’s exterior now, shooting wide shots of the whole yard and closer shots of your more outstanding features. Print them and put them in small photo album and leave on your kitchen table during showings so buyers can see what they will get in the spring.
  2. Keep your lawn raked and mowed. Doing a little bit every day will go a long way in keeping up with the leaves. That giant maple tree in your front yard is beautiful during the summer, but when the leaves drop in the fall, it could just look like a lot of work to a prospective buyer. Falling leaves are a fact of life, but just as you shouldn’t leave dirty dishes in the sink during a showing, you should rake your leaves.
  3. Replace your summer flower pots with hardy fall like mums and kale. Tolerant of mild frosts, these will last you through a good freeze. Remember to keep them watered.
  4. Clean up your flower beds and vegetable garden if you have one. Dead head flowers and pull out dead plants. A fresh sprinkling of mulch will dress up your beds nicely. You can buy bagged mulch fairly inexpensively at home centers. Consider popping in a few mums around your beds. Dig a hole and pop the plant in, pot and all, for an easy way to beautify your landscape without a permanent commitment.
  5. Clear out your gutters and window wells as soon the leaves drop. An inspector will notice these things anyway and the buyer may require this to be done before closing.

Becky and I have seen some amazing things in the past few months; bidding wars, homes selling in a matter of hours, cash offers. These are great for sellers! For buyers, not so much. They and their agents have to work a lot harder to get the home they want.

If you have put your luxury home on the market and it’s not selling, it may be time for some reflection. There are a number of reasons a home might be seeing little activity. 

Condition: Many of today’s buyers do not have the time, money, or desire to do a remodel. If your home needs paint, carpet, or a new roof, that can scare a luxury buyer away with worries about other repairs that may be needed that they don’t see on a walk through. First impressions are important. Keep in mind that fixing these things before selling may not raise your asking price, but could go far in getting a quicker sale.

Staging: Are your personal effects all over the house? You’re planning to move anyway, so start packing. Anything you won’t use in the next 3 months should be packed away and stored somewhere else. You want your home to look as bright and spacious as possible so buyers can imagine their things in your home. Also, consider changing that funky color your teenager wanted to paint the bathroom. When in doubt, there’s no better color than ‘Buy Me Beige’! Consider getting the advice of an accredited home stager, especially if you are in the luxury home bracket.

Flexibility: Are you determined to get your way in the sale of your home because it’s a ‘seller’s market’? It doesn’t always work that way. Be flexible for showing times and be willing to negotiate with prospective buyers. 

Marketing: There’s more to selling a home that just putting it up on the MLS and sticking a sign in your yard. Check in often with your agent to make sure they are keeping your home in the public eye.

Price: Yes, it could be the price. Prices are, indeed, rising, but they are still quite a bit below pre-recession levels (see graph).

Also, keep in mind that homes in lower price points are selling faster. Luxury homes are a different animal. There are fewer buyers for them and they take an agent with more skill and experience to market them. But, if you’ve mastered all of the above and your home is still unsold, it may be time to consider a price adjustment.

Wedgewood - Luxury Home Market Is Back!

 

The luxury home market in Woodbury is showing strong signs of recovery. The Wedgewood neighborhoods, which were hit hard by falling prices and long listing periods, are showing strong signs of recovery. 

 

The supply of homes for sale in Wedgewood continues to drop. According to the Regional Multiple Listing Service of Minnesota, the months supply of single family homes in Wedgewood is now at 5.1 months and heading toward a seller’s market as we approach the spring listing season (see graph).

With reduced supply, we are seeing buyers acting fast to snap up the homes that are on the market, with Wedgewood homes spending, on average, 115 days on the market in the past 12 months (see graph). Homes in Wedgewood spent an average of 252 days on the market a year earlier. Wow! What a difference a year makes!

 

This is wonderful news for those who are considering listing their luxury homes. While prices are not yet rising significantly, it is certain that the market is beginning to right itself. Prices are expected to increase this spring as the lack of supply increases the likelihood of multiple offers on the best homes.

2013 is getting off to a great start in the world of Woodbury real estate, and the Wedgewood neighborhood is doing exceptionally well. After several years of luxury homes languishing on the market, Becky and I are finally seeing clear evidence of a market recovery. 

 

People are Buying Homes in Wedgewood

Take a look at the graph below. It shows a remarkable trend in the last year as homes in Wedgweood are selling. But it’s not just a few homes here and there. It’s 73 homes sold since January 2012! How sustainable this trend will be remains to be seen, but we can be sure that what it does mean is that it’s possible to sell a home in the present market.

A balanced market is when there are between 5 and 6 months supply of homes for sale. The progress made in the past year is stark. After several years of an over supply, it’s clear from the graph below that the market in Wedgewood is righting itself.

Homes are Selling Faster

I think it’s safe to say that we can all breath a sigh of relief. With the data we are seeing, the days of listing a luxury home and having it sit on the market for nearly a year appear to be over. After 12 months of consistent trending, homes are selling, on average, within 120 days of listing. We haven’t seen results like that since mid 2007.

I’m excited about these numbers. A full year of progress leaves me optimistic that the Wedgewood market is back on track. With decreased supply, we are beginning to see multiple offer situations as buyers compete for the best homes the market has to offer.
