Kansas City Symphony Designers' Showhouse: Tour Today-Sunday, May 19, 2013

Sunday, May 19th is the last day to tour the 44th Symphony Designers’ Showhouse 2013 – from 12:00-5pm!

With over 40 designers and design spaces showcasing the lastest in interior design trends and landscaping, this project is one of the largest fundraisers in metropolitan Kansas City. Typically raising between $70-100,000 for the Kansas City Symphony (that also supports its youth programs), it is fully organized by volunteers. It is like a small business that also includes a cafe that sells food, and a boutique that represents over 30 local vendors' products. The Kansas City Symphony Alliance (KCSA), led by President, Tracey Hawkins (who also happens to be my sister), is a group of over 200 members that organize committees under the Symphony Designers’ Showhouse project that include finding, selecting and managing designers and recruiting organizations and businesses that want to host private parties in the house.

Background + Benefits

I was lucky enough to serve as the Designers Committee Co-Chair along with Sheryl Kiefer. We went from hosting Designer Bid Days in December - where potential designers walked through the house to identify which room to bid on - through today when the house closes after 3 weeks of tours.  Designers volunteer and complete their spaces at their own expense for this charitable project. See some of the pictures after the transformation of this historic home and the magical work of these talented Kansas City designers below. In the near future, I will write a post showing the process as well as before and after photos - so please watch for it. As the longest running Symphony Designers’ Showhouse in the country, we are able to attract local and national media attention that benefit our designers and generous sponsors. We also get 7-10,000 visitors through the house annually. That’s a lot of potential clients and customers!

Sunset Hill in Kansas City has a variety of beautiful home styles. There are a variety of homes – of all shapes and sizes – in this conveniently located subdivision.

There are just over 300 homes in this neighborhood which is bordered by the beautiful, winding, tree lined Ward Parkway Boulevard on the north and west. On the east is the 75 acre Loose Park that features 2 trails from 1-1.5 miles long each, a rose garden and reservable shelters. It is one of the city's most beautiful and centrally located parks.

 

Of the homes on the market, priced between $519,000-3,950,000 they have an Average list price of $1,612,733. There are 4 Bedroom homes and 7-8 Bedroom homes. Most are 2-3 stories and a variety of styles – from traditional to modern to contemporary. Many of the homes have been extensively renovated and updated, some from the studs out. But, there are still some opportunities to buy homes that have a lot of the original finishes, and are priced with the fact that a new homebuyer will have to make the updates - to their tastes.

In real estate, it’s always about the trends when we look at Kansas City real estate market reports. When you want to determine how much to sell your home for today, or if you should wait, you need to know what has happened in the market. If you are thinking of buying a home, in order to decide if you should buy not only a particular house, but in a certain subdivision you need historical data.

I’ve researched the Sunset Hill real estate market trends and found that over the last 3 Octobers – 2010, 2011 and 2012, the number of houses put on the market has dropped dramatically. In October 2010 there were 35 homes for sale, then in October 2011 30 homes and October 2012 19 homes were on the market. There are simply fewer homeowners deciding to sell their homes in Sunset Hill in Kansas City.

Active Sales price and average Sold price have remained basically constant from 2010-2012. In Part 3 of my series of Sunset Hill Market Reports, I will report on actual homes that have sold, their prices and the trends. Part 1 was about homes on the market for sale today. Sunset Hill - Kansas City: Luxury Home Neighborhood Market Report–Part 1

One of Kansas City’s most picturesque neighborhoods is also situated in one of the most perfect locations! If you are considering a neighborhood to call home, be sure to check out Sunset Hill in Kansas City. A neighborhood just on the south side of the historic shopping district, the Country Club Plaza, and bordered on the west and north by Ward Parkway, and Wornall Rd. on the east - it has 326 total homes. On the eastern border is one of Kansas City’s premier and largest parks, Loose Park.

Currently, there are 39 Active listings in Sunset Hill on the market that range in price from $519,000-3,950,000 with an Average list price of $1,612,733. You can find everything from 4 Bedroom homes to 7-8 Bedroom homes with many built starting in the early 1900’s through today. Yes, there is a practically new home in the neighborhood - as well as many that have had extensive renovations.

The Sunset Hill neighborhood is bordered by Loose Park, The Plaza, and Ward Parkway. Therehouse in Sunset Hill  are numerous architecturally and historically significant homes in this desirable area of Kansas City. In additon to the winding, hilly, tree lined streets, many homes have a view of the Plaza while others face Loose Park.

14 homes sold in Sunset Hill during 2011. The smallest home, a 2 bedroom 3 and 1/2 bath, sold for $305,000. The highest price paid for a home in Sunset Hill last year was $1,650,000. 

The Average price paid for a home in Sunset Hill last year was $930,571. The Median price was $800,000.  Since each home is absolutely unique, pricing must be carefully considered prior to listing one of these grand homes. Average Days On Market (DOM) was 193. Although one can expect a longer time on market for our higher end homes due to the smaller buyer pool, the DOM for Sunset Hill homes has decreased over the last 6 years.
