Short Sale Trauma

Well...no one told us it would be easy.  Again, I find this out. WE have been working on a short sale since February and have just found out that the property does not appraise for the short sale price...Yep...that is right.  The Bank will not accept the amount of the appraised value so our deal is dead.

What do you think is going to happen when I get another offer for the appraised value not?....I know..by the time the bank gets around to accepting the offer...the property will not appraise again. Price are still going down.

The dilemma

Earning Points with Active Rain...

I have been with Active Rain for about 3 years now and it is so much fun to see our points grow...from the beginning to what we have now.

It is exciting to realize that everytime you go to Active Rain, you have the potential to learn something EARTH SHATTERING..

You can learn so much from your active rain associates. Many have really neat information that can give you a link or idea that you can then explore.

 I feel that I am not alone and that there are other Active rain folks just like me, needing new ideas or remembering the old tried and true systems that have worked for along time.

How Do you get Linking Points?

I have been  doing Active Rain for a while now and I still  do not have any "Linking Points".  Can any of my Active Rain friends let me know what to do to get this started.

I also  have a question about how may Blogs you can do in a week?  I think 10 a week

Also...how many comments can you do in a day?  I think also 10 a day

And....How many Re-Blogs can you do and in what period of time?  ?????????????????

 

I do not know where the Rules and Regulations are for the Active Rain Site.  If you should know, please let me know.

Buyer Bonus Event

BUYER BONUS EVENT!

 

 

The Home Buyer Tax Credit is due to expire on April 30th. Without this incentive in place, the residential real estate market will be losing a powerful vehicle for attracting new and repeat home buyers looking to take advantage of a credit worth up to $8,000.

Because your home is currently on the market, we want to make sure you're aware of the impact this development could have on your home sale. At the same time, we'd like to present you with a unique marketing opportunity that could improve your chances of completing a sale quickly.

From May 1st through July 31st, we'll  be investing in support of a nationwide campaign, the Coldwell Banker Buyer Bonus Event, which we're positioning to home buyers as an extension of the Home Buyer Tax Credit benefits without all of the eligibility and qualification restrictions.   • Online display ads promoting the event on coldwellbanker.com and  http://www.SeaCoastrealty.com .
  • The promotion of your home as a participating property on coldwellbanker.com and  http://www.seacoastrealty.com  and as part of a property search function that only includes Buyer Bonus Event properties
  • A consumer-targeted video featuring the Buyer Bonus Event will be made available on Coldwell Banker OnLocation, the most visited real estate channel on YouTube.
  • Social media outreach on sites such as Facebook and Twitter promoting the Buyer Bonus Event
  • A Buyer Bonus sign rider on your yard sign
  • State Port Pilot and Star News advertising

If you're as serious about selling your home as we are, your participation in this completely optional program is highly encouraged. The housing market in the aftermath of the Tax Credit promises to present some unique obstacles, and we prefer to meet these challenges head on with bold and innovative marketing that few, if any, brokerages outside of Coldwell Banker can match.

You should also know that we're not waiting around until May to sell your home. The Buyer Bonus Event is merely a proactive attempt to protect your interests, should your home not be under contract by the Tax Credit deadline of April 30th.

Slow Hummingbird season...thus far

This summer has been a very slow season for our hummingbirds.  Usually we have them buzzing all around our back deck area. 

Is anyone else having the same problem with their hummingbirds? 

WE have the  same mixture that is normal for us...so I do not know what the problem is.
