There are tons of things I want to point out to a buyer. This is why I do want the buyer at the home inspection.

I understand that sometimes they cannot make it. We all have jobs and things going on in our lives that require our attention.

With that said. It seems more and more buyers are not attending their home inspections. They tend to leave it up to the home inspector to render the report and list any findings. Why would you "NOT ATTEND"?

Like I said we all have things to do. But, buying a home is a very important step in your life.

I tried to explain this at a recent Realtor meeting in Carlsbad New Mexico 88220.

Take for instance of there is a cracked window pane. If the buyer is present the inspector could explain that being cracked in the corner is not a major issue. Seal it and be done.

But if the buyer is not at the inspection and they look at the report and see a broken pane of glass, they could walk. Some buyers have buyers remorse before the even sign the dotted line.

As a home inspector I feel I have an obligation to the buyer to explain everything. But this is a little hard to do when the buyers are not at the inspection.

Making changes to your home? Home inspection in Carlsbad New Mexico.

 

It seems every single day that home owners want to make changes to their homes. Some are as simple as remodeling the kitchen or baths.

But what about when the changes are for the worst? Those little things that were really meant as a "Improvement" over the current situation.

Always consult a professional before making any changes.

On this home where a private seller and a private buyer got together to sell the home.

The buyer called Desert Sun Home Inspections for a home inspection on the home.

The seller has had the home for over Twenty years, shortly after moving in they wanted to protect the exterior electrical panels.

So they simply boxed in the panels and service meter.

Here is what I inspected when at the home.

This is not the really bad part.The service mast was never moved upwards to keep it away from the top of the "BOX".

Now the top of the service mast lays directly on the top of the installed box.

Look how close it is to the box.

The wires are actually touching the stucco made of concrete. They have not worn through yet but they will with time.

I recommended the mast be raised to a 36 inch height above the sidewall. This home has a flat roof and the lines need to be free from touching anything.

Remember before you start any changes to your home. Refer to a licensed professional before beginning any changes. They just might save you a lot of grief  for the future when you want to sell your home.

How many Uncle Bob's work for a plumbing company? Home inspections NM.

At a recent home inspection in Carlsbad New Mexico,

Desert Sun Home Inspections found a few issues with the way the furnace and water heater was installed.

It would seem that these units were never permitted when they were installed even though it is required to obtain a permit for the installation of the furnace and the water heater.

If these units were permitted, they either were never inspected by the mechanical inspector.

I have no idea if the home owner was charged for the permit either. If they were the units were never inspector or the inspector just didn't do his job.

The type of work I saw with the installation of the water heater led me to believe that Uncle Bob worked for this plumbing company at the time of the install.

Take a look at what I found when inspecting this home.

The water heater being the unit with the biggest issues.

At first glance of the water heater you can see the flex line running through the floor of the water heater stand.

No shut off available.

The shut off for the gas supply line needs to be readily available for safety issues. It is actually located at the rear wall under the floor for the water heater.

Can you say wrong with this installation?

Here is the really sad part. The plumbing company did install the unit. They even put a sticker from the company on the unit stating to "Call for service".

I think the "CALL" should be made and Uncle Bob fired.

Do these plumbing companies even have any type of quality controlApparently not.

USDA needs clarification on the roof. What's the issues with this home.

I received a call yesterday about a home inspection that I have performed for a client.

It is a USDA loan and the loan officer needed more in formation about the home. Specifically the roofs condition.

 At Desert Sun Home Inspections in Carlsbad New Mexico.

We try to help our client's as much as possible. So when I got the call from the buyer about the questions that the USDA loan officer had about the roof. I quickly e-mailed the loan officer back.

I would like for the loan to go through. I don't want to be the bad guy when it comes to a loan not being approved for a buyer.

I simply report the home as it is. Nothing more.

The question was this.

1. What exactly is wrong with the roof?

2. How many years will the roof last if only repaired?

3. If the roof is repaired, is the shingles the only issue?

4. What do you mean by re seal the pipe penetrations?

As i list issues in my reporting software. I think I do a very good job explaining the issues if any I list in the report.

The loan officer has a copy of the report. It was forwarded to her by the buyer. the buyer told me that she requested a copy of the report.

( I told them they might request a copy)

The roof needs to be repaired or best case is replaced. But the sellers did agree to the asking price with a stipulation that no repairs to the home would be paid for by the seller that is agreeing to a reduced and accepted offer on the home.

Here is what I found when inspecting this homes roof.

Damaged roofing.

There are issues with the roof where the old swamp cooler used to be located.

The home has a newer A/C unit now and the swamp cooler has been discontinued from use.

The next issue is the pipe penetrations that are cracked and when the home was re roofed. they did not insptall any boots.

No boot and cracked.

Not that hard to understand as clearly stated in the report.

But to help out the buyers I responded to the Loan Officer. I have not heard back from her. Maybe my explanation was good enough.

The Furnace and Uncle Bob, Home inspections in Carlsbad New Mexico.

As the saga continues with the Uncle Bob home.

My heart was a little let down when I asked where the Furnace and water heater was located. He quickly showed me where the furnace was located. Sitting snugly in the living room.

I looked at the unit and asked if this was their only source of heat for the home.

He told me that "Yes it was and the little mighty mite do'es a good job in heating the home". O.K., taking a moment to collect my thought's I was not thrilled to find such a "Furnace" in the homes as the only source of heat.

If this would have been an energy audit, then I would call for the immediate removal of such a "Furnace".These unvented units are actually very popular with many of the older homes in the Southwest area.

Take a look at this 24,000 BTU "Furnace".

It was my duty as a home insoector to inform Uncle Bob of the dangers of sueing an unvented furnace for the only heat for the home.

Then the issues for the water heater located in a delapidated structure on the exterior of the home.

Exterior mounted water heater.

 There were a lot of issues with this install. The main issues was the unit was mounted on the exterior of the home and will freeze if the weather gets too cold.

Then the issues of the Temperature relief valve not being connected to a discharge tube. Plus several "other things".

Uncle Bob has a long ways to go to get this home to a proper state of sale.

When Inspecting homes for buyers and seller. Desert Sun Inspections not only has to find the issues if any with the home. But we have to seek out anything that may be hidden by the builder when building the home.

Many of these issues we find is out in the open.

This brings me to the title of this post.

The local building inspectors should find issues with the builders that should be written up as needing to be repaired or finished.

Are these local inspectors that get paid good money actually inspecting the way they should be?

I say not in any way. I have found blatant issues with homes that should have never been approved by the building inspector in the normal process of building and inspecting the phase construction.

 Here is a look at the attic area of the huge home I inspected for the buyers.
Missing insulation in the attic was and is prevalent everywhere.
Missing insulation.
How could this not be seen by the local inspector unless they simply did not look at the attic?
There were other issues with the attic's conditions as well.
Here is the exposed plumbing for a bath. The pipe's are exposed to the attic. And again, missing insulation.

This should have never passed inspection.
Exposed water lines in attic.
These are water lines that are exposed in the attic as well.
With these issues, there is clear and unreported evidence that the homes attic areas were never inspected by anyone with a vested interest in the way the home was being built.
 
Finding these kinds of blatant issues makes me mad as a home inspector. These issues should never be found in such a new home. But I find these issues all the time.

I kept saying WHY! Desert Sun Home Inspection in Artesia New Mexico.

There are those homes that you want to pull your hair out when trying to figure out what the builder was or was not thinking when the  y did what they did. Then you wonder if the local JHA (Juristicion having authority) inspectors even looked at the home when it was being built or even after the completion of the home.

This 4,000 square foot home has been on the markets for about four months. I think it is in a very nice subdivision.

One problem I could see from the get go was there was a home owner maintenance issue with the exterior of the home. Usually this is an indicator of things to come with the interior of the home and the interior maintenance.

More later on that front.

Home has 4,020 SFT. Two story. Three levels. Built in 2006, C of O in 2006.

Sold and moved into in 2006.

So why in the world would this home be the way it is. There are safety issues with this home. Major safety issues.

Here is a look at the staircase going up the the second level.

No Hand rails in stairwell.

Here is a look at the staircase. There is no hand rail and there has never been a hand rail installed ever.

Bottom landing. No railings.

No Railing for the lower landing. Plus a little missing trim.

This next shot is of the top  of the stairs. This last step is the so called landing is poor planning. It is also a trip hazard till you get used to walking on the uneven way they built the home.

Why was none of this not red flagged by the building department when they inspected this home?

There are a lot of things and questions I had when inspecting this home and the question remains. WHY?
