Twilight Zone, the attic. Too many issues for a brand new home.

Getting a new home inspections has been a real challenge for Desert Sun Home Inspections in Carlsbad New Mexico.

But when the buyers have the foresight to call for a new home inspection, they did the right thing.

When inspecting this new home. The attic was like the twilight Zone.

There were just too many issues right from the start of the attic area's inspection.

Firts thing I noticed when I went up the ladder was the electrical boxes.

Open junction box in attic.Open switch box in attic.

Here is a look at the Two boxes in the Attic that have no covers on them. And what's with the extra line in the junction box that was live but unused.

The blown in insulation was another story. They had blown the insulation every where. And I do mean everywhere.

Insulation everywhere on furnace.Exhaust vent to attic.

Take a look at the furnace and the furnace pan under the furnace. Plus the bath fans were not vented to the exterior of the home. There are four of these fans in the home and all terminated in the attic. There was even missing insulation on the stem walls for the inverted ceilings.

There was no walk way for the access to the furnace. Only trusse's to walk on.

When did the local building inspector inspect this home? There was not a permit located in the window of the home any where. I think the builder had removed the permit after the "LAST" inspection and the C of O was rendered for the home.

When is a vent a vent but not a vent? Not trivia, just the facts.

When inspecting homes for Desert Sun Home inspections in Carlsbad, New Mexico.

There seems to be one re occurring theme with builders and home owners that want to do the "Do it yourself jobs". More commonly known in the Real Estate world as the "DIY".

Any builder building a home today must know the codes. They should know how to build a home the right way.

So many times I find very little venting for the attic spaces. Next time you are talking with a builder ask them this.

"What is the free air space in square inches for that can vent you use"? This could be used for any vent they install in the home for venting.

I will guarantee that 99 out of 100 builders will say "I have no idea what the square inches of free air space is". Maybe they should visit this website that spells it out for them.

http://www.airvent.com  This is just one site of many available for contractors and home owners.

When vents are covered or obstructed.

This means the vent will not be as effective as a open un obstructed vent. As seen in this photo here.

On this home every single one of the can vents were obstructed in one way or another.

The hole for the vent was too small and the vents were obstructed by a truss right through the center of the vent.

So the next time you have a home inspected. Mention to the inspector on how the condition of the attic venting is.

There are a large number of inspectors in my opinion that do not inspect for un obstructed clear air space.

I have asked a bunch of local bilding inspectors that tell me the same thing every time. They cite the codes. They know the codes. But when it comes to calling the codes out. They don't.

But isn't that their job?

As inspectors inspect homes. We find issues that are not quite right. In many cases we are dumbfounded by what we find to the point we want to stare at the issue in disbelief.

This was the case at a home inspection last month in Roswell New Mexico.

When it comes down to electrical and plumbing issues. No buyer or even seller wants you to find anything of significant size. I was being shadowed by the buyer during the home inspection. That was O.K. by me. I could tell them more about my services and try to get some referral business my way.

We get to the kitchen and I take a look at the sinks plumbing. Then I take another look. Then I take a very long look. Flash, flash goes the camera as I try to get the best angle an view to install in the report.

Take a look at this I told the buyer.The buyer kneels down to one knee and looks into the abyss of plumbing under the sink."O.K. what am I looking at other than the sinks plumbing".

See the "P trap"? "Now look at the drain drop".

"See what I see"?

The drain drop was installed way too high.

This drain drop was for inches above the top of the exit of the "P trap". This means water will run uphill is enough water is ran into the drain and it has no where to go but uphill. The P trap and line in this situation will remain full of water all the time.

My guess is that when the kitchen was remodeled they did not lower the drain drop to fit the needs of the new kitchen sink.

Plus I was not a fan of the way they did the hack job on cutting out for the plumbing. They destroyed the shelf.

Shelve cut out poorly.When inspecting homes or even when remodeling a home. Make sure the work that was completed was correct. If not there are cases when water will run uphill.

It seems to never amaze me that contractors that install heating and cooling in homes never seem to "get it".

There are ways and codes to do installation's the right way.

This contractor/ plumber went from one nice installation to a bad installation.

Check out this view of the gas line under the range top.

Under range top gas line connection.This is a very nice clean gas line installation. But the sediment trap is not required for this appliance.

 

 

 

 

The IRC code states this.

Sediment Traps - From IRC:
IRC - International Residential Code: G2419.4 (408.4) Sediment trap. Where a sediment trap is not
incorporated as part of the gas utilization equipment, a sediment trap shall be installed downstream of
the equipment shutoff valve as close to the inlet of the equipment as practical. The sediment trap shall
be either a tee fitting with a capped nipple in the bottom opening of the run of the tee or other device
approved as an effective sediment trap. Illuminating appliances, ranges, clothes dryers and outdoor
grills need not be so equipped.  

This means the range needs no sediment trap. But there is no problem with the installation of a sediment trap.

Now on to the furnace and the installation of the unit.

Here we have a furnace that is in operation when I was there to inspect the home.

The return air line to the furnace was not connected.

Now you would think that the installer wold have taken the time to make sure this unit was installed to code.

NOPE!

When building a home. It's the simple things that matter.

Desert Sun Home Inspections was at a home yesterday for a full home inspection for a buyer moving in from Colorado.

 Home builders need to pay attention to detail when installing all of the components when building a home.When ever you install a window for instance. Make sure the window is in a level position.

Even if the window is a round window. This window has "Mullins or what some call Styles or grids" inside the two panes of glass. In this window the styles were not able to move. They were in place by the manufacturer.

So why did I find this when inspecting this home?

Poorly installed window.

The window was not installed properly. The grids are off about 1 1/2 inches for being level.

This clearly shows the builder was not paying attention to detail when this home was being built.

Disposals and the improper way to connect them.

It's simply amazing what I find when inspecting homes.

At Desert Sun Home Inspections in Carlsbad New Mexico.

We find all kinds of issues with homes and the safety aspect of the issues we find.

Take into account a garbage disposal that was no doubt installed by "Uncle Bob or his nephew Rufuss".

Now that Uncle Bob is really getting up there in age, I really think that his nephew Rufuss is starting to take over the repairs his Uncle Bob has been doing for a life time.

Lets take a look at the garbage disposal and see what we found when inspecting this home. This disposal had a number of issues. Way too many for a simple plug in and go.

The very first thing I saw was the switch for the disposal. See where it's located? And no cover for the switch.

Then we get a good look at the Disposal and the way the unit was installed.

Here we have the same thing for the plug under the sink. No plug cover. And not on a GFCI circuit.

No plug cover plate.

Never mind the exposed wiring held in place by a protected staple. That's the minor deal under this sink.

Next thing is the way the plug in cord was ran to the disposal. The cord was actually too short. So the cord got spliced in mid flight to the disposal.

Why use such a short cord when installing a disposal?

Uncle bob has taught Rufuss, his nephew very well.

But wait there is one more picture that makes this install perfect. Perfectly absurd.

The way the wiring was connected to the unit under the disposal. Take a look at this.

All I could think of was "Holy cow", and a couple of other choice words I can't put in a post. The wire connection has a total of Three issues. That makes this disposal with a total of Six issues alone.

You forgot to order the doors! Home inspection in Roswell New Mexico.

When building a home, there is a lot of things you need to be on the watch for.

Choosing the right builder is a very big decision.

This home seller did just that. This home was a great home to inspect. Everything was right. Well, just about everything.

The buyer called for a home inspection. This deal took about a week to put together for the buyer.

The home was not listed and was a "I hear you have a home for sale" deal.

The buyer then got with a Realtor to help with the purchase of the home.

This buyer did make a great choice when choosing this home. Great location, good looking home and built in 2009. This home has custom everything. The interior was designed by the owners wife.

The seller told me at the inspection that they were involved with every aspect of the homes building.

How many owners can say that?

I could only find a couple of issues with the home. the biggest was the fireplace doors.

I asked where the doors were. They said they never installed the doors. the pre fabricated fireplace comes with no door. You have to order them separately when you order the unit. Really?

The fireplace was never used. Good for them. Because they need to have the doors installed for safety reasons.

Here is the fireplace in the living room. Missing doors is the issue of the day with this home.

There were a couple other small issues with the home but nothing that would raise the proverbial red flag.
