Bank Owned Homes - Overpriced

"How about your City"? Are home prices inflated 10 20%?

The banks in Las Vegas & Henderson Nevada are sitting on a HUGE inventory of homes, approx between 20 - 30 thousand, give or take. The banks are so greedy that they will slowly trickle these bank owned homes into the market so they can get the best prices possible. In Spring of 2014 as the banks drop their homes into the market, they will have very (low) price tags on them. Then investors along with home buyers will swoop into Las Vegas & Henderson to start the bidding wars again.

Vegas Bob remembers the market 2 years ago when homes were selling 20-30% over asking prices. The reason was, there would be about 50+ investors and home buyers bidding on the same bank owned homes. This pattern will be repeating once again in 2014.

Some HUGE investors came into Las Vegas and other cities across the country sitting at the tables with the banks. They would ask the banks what kind of a deal they can get if the investors purchased 10-20 homes ... (ALL CASH).

At this time 2-7-2014 home prices in Las Vegas Nevada continue to be inflated from 10-20%. And by late spring early summer of 2014 it's going to get worse.

My suggestion for any persons interested in purchasing (NOW) in Las Vegas & Henderson Nevada would be ... If you see a home you like, make an offer, see if the home owner or bank will come down on the price before it's to late.

Vegas Bob is in construction and the city of Las Vegas is going to "BOOM" again with construction, inflated home prices, etc.

Multi Million Dollar Corporations Violate Vegas Bob's Freedom of Speech ...

This is not the first time this has happened to Robert (Vegas Bob) Swetz and he is getting tired of it and getting ready to take action.

As everyone knows Vegas Bob has been taking photographs for around 40 years, and videos for around 10 years. Well just recently Vegas Bob took some around 4 minutes of video, and broke this into 4 one minute videos and loaded them to one of his YouTube accounts. His videos were about a HUGE Muti-Million Dollar Corporation that is doing things that unions, tax payers and other people really don't like. There were no false statements made and or anything offending that would give reason for the corporation to be upset. What the corporation didn't like was that Vegas Bob's videos were getting to much attention, and people around the world were learning things about the corporations that might hurt their reputation.

Well 2 weeks ago Vegas Bob received a phone call from a person he works with and they stated that they had received a email from a HUGE corporation. They wanted to know who Vegas Bob was and that his videos be removed from YouTube ASAP ... or Vegas Bob may lose his job at this one company he works for. Since this phone call Vegas Bob has made the 4 videos private and not open to the public. VB has contacted his attorney and may go after 2 Multi Million Dollar Corporations for violating his FREEDOM OF SPEECH.

Do these corporations have "Deep Pockets" and could they give Vegas Bob a run for his money? Yes! But Vegas Bob would just settle out of court for a very large amount of money or their reputations would be ruined for various reasons. And Vegas Bob wouldn't stop there, he would make sure the truth would be exposed within The World Wide Web.

Sometimes the truth can really hurt companies & people, and this is one of those cases.

Vegas Bob has refrained from stating the names of the 2 Muli-Million Dollar Corporations because his attorney has suggested it at this time. Please stay tuned for any updates on this situation.

And what does this post have to do with Real Estate? Well one of these Corporations owns hundreds of thousands of acres in Nevada and across the whole United States ... "Must I say more"?

How doing so differs from prepping for in-the-flesh showings is a subtle but real distinction. Some photographers use a couple of tricks:

Close One Eye 

Virtual tours are assemblages of still or video shots —raw material that is all filtered through the single lens of a camera. When anyone walks through a home, they do so with both eyes open. They experience a three-dimensional impression of their surroundings. 

What the “camera sees” is different — it’s why some people and places are said to be more “photogenic” than others. It’s also why you sometimes see a film director examining the next shot through a single-lens viewfinder — he’s viewing the set the way the camera will. The quickest way to start seeing what your virtual tour will convey is to simply close one eye. Strange but true, when you stand back and view each room that way, you get a two-dimensional (flat) version of what’s there. 

Snap a Test Shot

After you have arranged a room to look pleasing in a one-eyed view, take an actual test shot, then view it critically. You will probably notice how the camera lens picks up and seems to magnify any flaws that were less apparent before. You’ll want to -   

  • remove excess furniture (and all clutter) to “open up” the space, expanding apparent size
  • scrub any surface or thing that appears less than Q-tip clean   
  • place tasteful accessory combinations (lamps, plants, books) of varying heights next to one another to add dimension
