Real Estate Q. I rent a store in a building with one other store. They are on one side I am on another. They recently placed a sign on my side of the building. (outside wall) Am I withing my rights to ask them to remove it ? There is nothing in the lease giving restrictions . But it just does not go with my business. It hangs just below my sign.

Real Estate Q. Data Cleansing- Data Scrub- Email Verifier??? Our real estate database needs a cleaning. Any recommendations from Realtors out there or Administrators would be welcome. There are so many to choose from. Looking at: Dataladder Scrubbly (incompatible) Fast Email Verifier Super Email Verifier List Wise HQ (always issues on their free trial) GLOCK (not OSX) will need to try on PC Also, I work on OSX so many issues of compatibility. I have approx 15 csv files, all different lists that i do not want to merge, that need to be scrubbed for dead emails and duplicates. I can do all this on a PC too, if needed. Just want the easiest fastest solution. Have you cleaned your database? Thank you for your input! Melanie

Real Estate Q. Hello- I have a rather complicated question: I just won a housing lottery which allows me to buy a 1 bedroom apt in Manhattan for way below market value- roughly $200K for a $400K apt. The condition is that since it’s subsidized by the city, there’s a secured enforcement mortgage- so the apt has to be my primary residence for the next 15 years (each year reduced by 1/15 of the total). Normally, it would be a no-brainer. It seems like an amazing deal- literally winning the lottery. However… I happen to already live in an amazing rent-stabilized apt where I only pay roughly $1000/month. In addition, I have this place for another 15 years! My problem is that my current place is also supposed to be my primary residence. So I think that would mean giving up my current place to move to the new place. I like my current location and building better than the new place. However, it seems like buying the new place is the better financial decision. Any ideas? You advice is greatly appreciated… Thanks, -Lucky Me

Real Estate Q. How do you deal with agents who don't want to deal with you? I'm finding it very difficult to help my client find a rental in Queens, NY. In one neighborhood in particular, there are over 20 listings between MLS, Trulia, Zillow and Craigslist, but almost all of the agents (99%) seem to be playing games to keep the full commission. They either don't answer their phone or they give me an excuse of why it can't be shown - under construction, already in contract, don't work Sundays(!) or if they can't think of an excuse they say that they'll call me back, and of course that never happens. Just to see, I called up one brokerage pretending to be a renter. The listing that was unavailable to be shown to me as an agent was all of a sudden available for me as a renter. I know that through MLS, this violates some code but I don't think there are any rules when posting ads on other sites. What do you all do in this situation?!
