We are happy to announce a successful closing for apartment 5-A at 350 West 14th Street. We represented the buyer for this apartment who made a quick offer as it received a lot of interest when it was introduced to the marketplace and signed the contracts quickly to assure they wouldn't lose it.

The Village Pointe Condominium is one of my favorite Condo buildings in the Meatpacking District.  One of the reasons is that it typically has a very favorable return for investor buyers as the location is perfect and has very low common charge and real estate taxes. The building is also improving it's retail space on the ground level.  A new coffee shop has moved in, and a Pinkberry is opening in the next few months.

This is our second sale in the building in the past year and we see even more demand for apartments for sale at the Village Pointe Condominium in the Meatpacking District Neighborhood.

Apartment 5-A is very special in that it has its own private balcony, large enough for a small table and chairs.  Outdoor space is a true rarity in downtown Manhattan and this southern facing balcony is a great way to take advantage of the views of the Meatpacking District.  You can see the Gansevoort Hotel, the Standard Hotel, the top of the new Whitney Museum all from your own space.  The apartment itself is very well laid out, a nicely sized bedroom can easily accommodate a King Sized bedroom and a nice pass through in the kitchen creates a very welcoming flow to the apartment.

The Village Pointe is a boutique condominium with just about 50 residential units. Located at the entry point to the fantastic Meatpacking District Neighborhood in New York City.  It's address is 350 West 14th Street, essentially located where Ninth Avenue turns into Hudson Street on 14th Street. The Village Pointe does not have a no-doorma, however it has an elevator, live-in super and laundry facilities in the basement. What I consider very low common charge and real estate taxes make owning a unit in the building a very smart investment. The building is mainly made up of studio's and one bedroom apartments with a few larger combination units and duplex apartments with outdoor terraces on the top floor. Some of the southern facing units on the 5th, 6th, 7th, floors have outdoor balcony's which is a very unique feature.  Apartments have very efficient floorplans, with very little wasted space. Converted into condominiums in the late 1980s the Village Pointe Condominium at 350 West 14th Street is without a doubt one of the most well positioned and established condominiums in the highly regarded Meatpacking District Neighborhood of New York City.

What is the neighborhood like?

The Village Pointe is located at the corner of Hudson Street and 14th Street, this location is prime Meat Packing District neighborhood.  This corner is a gateway to everything you expect out of the Meatpacking District; restaurants with outdoor seating, cafes, cobblestone streets, the famous boutique shopping in the old Meatpacking warehouses, historic architecture, all mixed up with an energy and ambiance that has made the Meatpacking District famous.  The neighborhood has a reputation as a 24 destination because it has something going on and all hours of the day, whether you are looking for nightlife at one of the hotels, just want to people watch up on the High Line, do some shopping either at the Chelsea Market or at the chic retailers, there is something for everybody.

 

What is there to do in the neighborhood?

The Meatpacking District neighborhood has so much different shopping, attractions, restaurants, nightlife all at your disposal.  A couple of the main attractions have to be the High Line Park and the Chelsea Market.  Shopping in the Meatpacking District is a very popular choice with so many boutiques located in the neighborhood.  Nightlife is a major draw at any of the hotels located in the neighborhood. The Whitney Museum is building a new facility within the Meatpacking District with an expected arrival in 2015.  Come see for yourself why the Meatpacking District is always a major attraction. The Pier expansions is an upcoming project that will continue to add more activities and positively impact this already energetic neighborhood.

What kind of transportation is available?

You have many options if you live at the Village Pointe Condominium.  Multiple subways are a few minutes away. On Eighth Avenue you have the A,C,E, and L subway lines.  At Seventh Avenue and 14th Street you have the 1,2,3 subway lines.  There are a number of cross-town buses that run along 14th Street.  In a nutshell, you have many options closely available to you as a resident at the Village Pointe Condominium.

What are the apartments like at the Village Pointe?

You mainly have studio and one bedroom layouts of differing sizes and layouts.  The building was converted to condominium in 1988 so apartment condition will vary depending on any recent owner renovations.  Some will be much more updated than others, and in my experience that renovation is going to be reflected in higher prices.

  • The studio line ranges in size from 470 to 520 sq ft.

Why Buy An Apartment at the Village Pointe Condominium?

If you want to live in the Meatpacking District Neighborhood the Village Pointe Condominium offers the least expensive entry point into that marketplace.  The average price per square foot typically starts at $1400 in the Meatpacking District, studio's and one bedrooms are typically priced well over a million dollars, however at the Village Pointe they come in considerably lower. It's essentially the only building with apartments that come available for less than $1,000,000.  Layouts are extremely efficient, no wasted space, common charge and taxes are very low(an always attractive feature), you can't beat the location if you are looking for a Meatpacking District location. Apartments typically sell quickly at the Village Pointe, both for owner occuppied and as an investment.  Renting an apartment at the Village Pointe is very attractive, a flexible sublet policy is currently in place.  Rents are attractive because of the location.

Insider Tip-For an investor, renting your apartment is very easy, the condo approval currently is very quick and relatively inexpensive compared to other nearby condo buildings giving you more flexibility.

What do apartments sell for at the Village Pointe Condominium?

  • Studio's: No Studio's have come available for sale in 2013, my estimate is to expect pricing to be in the $600,000+ range depending on condition and view
  • One Bedroom's: One Bedrooms will sell for between $775,000 to $950,000 depending on size, view, outdoor space and condition.  
  • Duplex: Duplex apartments in the building have sold well over $1,000,000, for the right condition you could see a duplex apartment in the building sell for well over $1,250,000

First, I always find it important to time stamp this type of analysis as pricing and inventory is always changing.  

This analysis is happening in May of 2013, a very robust and active sales market in New York City.

 

The Meatpacking District Neighborhood in New York City has established itself as a premium location in downtown Manhattan, its combination of historic charm, high end boutique shopping, restaurants and entertainment options have made it one of the most energetic neighborhoods. Apartments for Sale in the Meatpacking District have become a very hot commodity, and one of the reasons is that the supply of Meatpacking District apartments is always very low.  There are just not that many condominiums that would be described as being  near the Meatpacking District.

If you have a budget of $500,000 what kind of apartment is for sale in the Meatpacking District?

If you are looking for  Condominium Sales in the Meatpacking District than the answer is that there is No Availability right now.  There is nothing on the apartment for sale right now if you are looking for a condominium for sale for less than $500,000. 

The entry level for a condominium in the Meatpacking District usually is going to start around $600,000-$650,000 for a studio, if and when something does come on the market. We've been tracking sales for the Meatpacking District and usually only one or two of this size of apartment comes available every year.

One Bedrooms will vary in pricing depending on the building, for a non-doorman elevator doorman condominium like the Village Pointe Condominium at 350 West 14th Street, one bedrooms are selling in the $800,000 range.  In a full time doorman new condominium building like you'd find at 345 West 14th Street or 450 West 17th Street- The Caledonia, expect the pricing to be around $1.5 million.  

So as you can see, when looking for Apartments for Sale in the Meatpacking District, the type of building is everything.

The Meatpacking District Neighborhood will continue to have a very limited supply of apartments for sale, it's location between the West Village and West Chelsea Neighborhood has made it a prime location, so expect pricing to remain and exceed its current levels.

The Meatpacking District in New York City has established itself as one of downtown Manhattan's most exciting destinations. What was the center of the meatpacking industry in New York City, home to over 250 slaughterhouses in it's heyday in the early 1900s. The neighborhood went through a slow decline and eventual urban renewal to its present day status as one of Manhattan's most favored 24 hour neighborhoods.

The Meatpacking District runs from Horatio Street as it's southern boundary all the way up Chelsea Market on 16th Street and from the Hudson River on the West to Hudson Street and Ninth Avenue as its Eastern border.

One of the anchor attractions in the Meatpacking District undoubtedly has to be the HighLine Park.  What was an elevated train track that was used to transport the manufacturing goods of the district to other locations became an abandoned and overgrown eyesore, was meticulously restored and has become on the star attractions in all of downtown Manhattan.  Now stretching from Gansevoort Street all the way up to 30s in West Chelsea along 10th Avenue.  The High Line Park overlooks the Hudson River to the West and cuts through and underneath the hotels, condominiums, galleries, and historical architecture that make up West Chelsea.  Well maintained and heavily trafficked the High Line Park is a must see and for good reason, the views and ambiance make this a real gem of the neighborhood.

 

The other very notable attraction to the Meatpacking District has to be Chelsea Market.  What was the National Biscuit Company, the home of Oreo's, Fig Newtons, Saltines, and Vanilla Wafers, is now home to the Food Network, offices, shopping, and an eclectic mix of restaurants and food providers.  Walking through the ground floor of the Chelsea Market is a Must See if you are in the Meatpacking District.  Picking up a snack, small bite to eat, bottle of wine or sit down to an entertaining meal and people watch.  

The Meatpacking District became a historic district in 2003, becoming known as the Gansevoort Market Historic District as established by the New York City Landmarks Preservation Commission.  What this did was make any type of new development extremely difficult to build in the neighborhood and it preserved the historic nature of the neighborhood.  A few years later the neighborhood was added to the National Registers of Historic Places.  

 

The neighborhood also developed its own website bringing awareness to neighborhood issues along with highlighting local events, attractions and developments.

The Meatpacking District has established itself as home to some of the hippest hotels in all of New York City.  You can count the Dream Hotel, the Standard Hotel, The Gansevoort Hotel and the Soho House all within its borders.  Along its cobblestone streets you will find boutique shopping, international cuisine, packed restaurants and a 24 hour atmosphere.
