My achey breaky heart in Canton Ohio Real Estate My buyer didn't have a computer and liked to drive by the homes to look at  the outside first.  This worked out well for both of us.  More work for me, because I couldn't put her on automatic email campaign, I'm previewing all houses before I call her based on her specifications. "Hi Buyer, I said, I've got some more houses for you to see." "Oh Hi Deb,  my buyer said, we were just having lunch to celebrate the successful home inspection.  I love my new house." I felt my head spin round like in some exorcist movie. Taking a deep breath, I said "what are you talking about.  What house?  Why didn't you call me?"  The kick in the stomach was when she said,what ever agent sent me a house that I liked, I went with that agent.  You were just one of many agents helping me.   I  was one of many helping her!  The house she purchased was against every thing she said she wanted.  It was on a busy street with no fenced private back yard in an area of town she didn't want. I wanted to say, "whadda you mean, you wrote an offer with someone else. We have an exclusive buyer agency agreement in place. (Unfortunately it had been in place for three months and expired the day the offer went pending  Hmmm!)  I thought we had a relationship.  We've written two offers ( that you lowballed), we talked twice a week about  what she wanted.  We previewed countless homes.  I met her family.  I thought I was her Realtor. Coffy just got back from a super vacation trip to the island of Jamaica! He had traveled by plane with Eric and Tiffany and family and logged about another 3400 miles. He enjoyed his stay at the Beaches Boscobel Resort and Golf Club which is about 10 miles from the town of Ocho Rios. Ocho Rios is about a two hour drive from Montego Bay. This is one of his favorite hang outs during the week Rules, rules, and more rules. Oh well, he still had fun despite of it all AhhHHHH yes! A great way to beat the heat Oh boy! A friendly face! This new pal is so much better than that character he met in Florida awhile back!

They Stole The Copper!

This past week I had an opportunity to show a vacant foreclosure property to an investor that purchases fixer uppers for eventual rental purposes. The property is a side by side ranch type duplex. The exterior of the unit is in good condition with the vinyl siding and windows being in very serviceable condition. The unit also has newer roofing. The living rooms and bedrooms in each unit simply require interior painting and new carpeting in order to make the residence decent, safe, and sanitary. However both kitchens, baths, and utility rooms (where the water heater and furnaces are located) need gutted, an will require all new fixtures and copper plumbing. Thieves have broken into the units and stolen the copper and the air conditioner units. They did extensive damage to the walls as they even broke through the drywall in order to get every last bit of copper they could find. Kitchen sink has been removed and all copper stripped from underneath. Copper thieves damaged the bath room fixtures and wall boards Second bath damaged fixtures and wall by copper thieves T The other side of the bathroom wall where thieves were stripping copper. Damage to water heater and wall Is it any wonder insurance companies will cancel a homeownes insurance on vacant homes? The damage to a property runs in thousands of dollars to the homeowner when thieves strip out the copper.
