Real Estate Q. We have a client who is looking for a nice rental house or cottage on a lake within 4 hours drive from Erie, PA (which is located in NW PA). This is for a summer vacation. Real Estate Q. I recently attempted to sell my commercial/residential building (commercial w/2 rentals) and found some sizable issues thru the inspection process. The buyer has since backed out. Would it be better to relist the property at a substantially lower cost, disclosing these issues or would it be better to make the repairs and possibly recoup the cost with a higher sale value? I really do not have the money ($30k) readily available to make the repairs but if I had some advice on whether a buyer is more likely to buy at a higher price that needs no repairs or a lower price that needs repairs it would help greatly.

Real Estate Q. I am in the process of purchasing a time share in Palm Beach County (Singer Island) and the seller has a Palm Beach County lawyer doing the closing and paperwork. On the agreement of sale, the lawyer wrote in Title Insurance as an option that I, as the buyer, can pay $300 for. When I wired him the money for the purchase, which he has in a Trust Account until we have completed the sale, I sent him the $300. What are his obligations to me as the buyer and what steps does he take (forms, etc) to get me the title insurance? At what point should I know who my title insurance is with? Is the seller responsible for anything in relation to the insurance? What if the lawyer takes my money and does not get me title insurance?

Real Estate Q. I interviewed real estate agents active in my neighborhood (by calling all the numbers on homes for sale in a 6 block radius of my home), and chose the one that seemed the most knowledgeable and I felt a good rapport with. 2 1/2 weeks ago I signed the contracts with them and was told she would be by to photograph the house and put up signs. To date, there are no for sale signs on my house, I cannot find an MLS listing for my property and the agent has not returned any of my calls. It's as if they dropped off the face of the earth. I'm relocating in 2 months and must sell my house! What should I do?! Am I bound to this contract since I have received no representation? Do I have to work with the agency and be assigned another agent or can I start over and find a new agent/agency entirely?
