Is the Builder Negotiable on a Franklin TN New Construction Home?Today, I sat down with a couple who is looking to purchase a Franklin TN new construction home. We did what so many of these builders do--we sat down and outlined all the things my clients want in their new home.

When we were finished, the couple was in sticker shock. As is so often the case, the prices on upgrades were outrageous. 

My clients and I stepped outside to talk. They felt strongly that our first offer should be to ask for everything they outlined. We talked about the recent comparables in the neighborhood and what we thought was a reasonable offer.

My clients left and asked that I begin the negotiating process.

Many buyers don't realize they can make an offer on new construction just as they would on any existing home. Some builders are more open to this than others. Having worked with this builder before, I knew he would be willing to negotiate. 

When I told the on-site agent what my clients had decided to offer on this home. She said, "I can't take that offer to the builder." I asked, "Why not?". After all, Tennessee law requires agents present all offers to sellers, no matter how low they are.

She knew I had her and she didn't like it. You could see that she was very unhappy that she was required to write up an offer that she didn't believe would be accepted. I would have been happy to write the offer. However, the builder has his own contract that the on-site agent must complete. That's their choice, not mine.

Had these buyers gone in without representation, the on-site agent would have told them that the offer was unacceptable and convinced them to come up in price. She knew that wasn't going to happen with me because I know the law. 

The on-site agent agreed to write up the offer tomorrow and call us when it was ready for signatures. We'll then go in, review the offer to make sure it includes all we requested and my clients will sign. The offer will be submitted to the builder's main office. 

The rest of the negotiations will be between the builder's main office and myself. In the meantime, I have instructed my buyers not to go anywhere near the model home or to talk with the on-site agent. All communication must come through me or risk showing our hand.

Fortunately, these buyers have options should this negotiation not go the way they hope. The best thing buyers can do is hire a buyer's agent to represent them through the process. Even if, the home is Franklin TN new construction.

 Breezeway is currently experiencing a buyers' market. One hundred percent of the closed sales in August were new construction which is why they sold over asking price in zero days.

  Buyers would be wise to seek out the assistance of a Buyer's Agent, even when purchasing new construction. A Buyer's Agent will provide you with a Competitive Market Analysis and negotiate the best sales price for you. It is important to enlist the aid of a buyer's agent to represent you during your real estate purchase. This is even true when buying new construction in Breezeway.

Don't make the mistake of talking with the on-site agent at Breezeway thinking he/she can represent you. The on-site agent works for the seller and is looking to get the best price for the home. That agent won't tell you what recent comparable sales have closed. This is the most important financial purchase of your life, make sure you have an experienced buyer's agent working on your behalf. Franklin Breezeway School Passes Vote
The Brewer Team - Franklin TN Homes (Benchmark Realty)

FranklinFranklin approved a rezoning of 29 acres in the Breezeway subdivision from residential to civic institutional for construction of a new elementary school.
 
 
The Board of Mayor and Aldermen also agreed to plans for paying for needed infrastructure improvements, such and road improvements, to which Williamson County Schools have agreed to pay $1 million toward as long as Franklin officials spend that money within the first two years of the bond issuance.

The concern by residents of the area is that Wilson pike has a one lane underpass and it would be very difficult for additinal traffic as well as buses to navigate the road safely. To some people, It seemed like an unnecessary expense to purchase land in an area where road improvements would be necessary immediately.

Breezeway in Franklin, TN is a new community on the east side of Franklin.  Houses are selling well there.  They have sold about 12 houses in the last 3 months.  Drees is the builder.  Prices start in the $380's and go into the $600's.  Very nice homes with lots of options to choose from. Drees is a semi-custom builder that offers many modifications to their choices of floor plans. The neighborhood is considered a historic district because of the Historical Herbert House, built in 1830.  All the home plans have been reviewed by the Historical Foundation for approval to create a certain historical look.  There will be many front porches on the houses.  There are two ponds and views of hills on all sides.  This is a very convenient "country" location.  You can enjoy the feeling of "getting out of town", while still being only 10 minutes from the shopping, etc of the Cool Springs area.

Currently the schools are Kenrose, Woodland Middle and Ravenwood High.  There is always discussion about rezoning though as there are many families with children in this area and school populations are ever shifting.

Breezeway is in the city of Franklin and has those services available.  And because of that, it also has sewer.
