Chestnut Bend home sales fluctuate each year. With only 171 homes one year they're up the next they're down. It not just the economy that causes this.

The number of sales was down a good bit, but prices increased just like the other neighborhoods of Franklin. The average sales price in Franklin in 2013 was $454,207 or 6% less that those in Chestnut Bend. Prices increased 10% overall in Franklin in 2013 with days on the market down 16%.

Chestnut Bend is located behind Franklin High School. It is an easy walk to downtown Franklin with the walking trail that runs behind the neighborhood and over to the Harpeth River at Margin Street.

The trail, in the opposite directions links to Franklin High School, Maggies Dog Park and the Recreation Center next to Mack Hatcher.

There are currently no homes on the market in Chestnut Bend. Homeowners considering a move in 2014 should get their homes ready for market and get them listed with a local Realtor soon to take advantage of this lack of inventory.

Chestnut Bend has had both good and bad news in this past year! The number of sales is down considerably but the prices are up! Being a small community, having the number of sales down is not an issue. Some years more people move than in other years. Having the prices up is great.

There is currently only one house on the market it has an inspection contingency on it. Inventory has been down all over the Nashville Franklin area but this is extremely low even for this neighborhood.

Chestnut Bend is often sought after because of its easy location. Students can walk to Franklin High School, and whole families can walk to the games there!

Chestnut Bend has the Franklin Walking trail running behind it connecting the neighborhood to many  parts of Franklin via the trail!

Chestnut Bend enjoyed some nice increases in both the number of sales and the sales price. This is the perfect example of the market finally turning positive.

Chestnut Bend was consistent in sales in the first 6 months of 2012 compared with the same time in 2011. Prices were up too. Prices in Williamson County averaged a 1.6% increase in 2012 with an 18% increase in the number of homes sold.

Chestnut Bend beat both averages. In creating a balance review of the sales, one sale was pulled from the average of the 2011 numbers because it was 1000 square feet larger and $60,000 more expensive than the next highest. We feel that the above numbers more correctly represent the activity in the neighborhood.

Chestnut Bend is hidden behind Franklin High School just off Franklin Road and only a mile from downtown Historic Franklin. The walking paths and lovely pool complex make this a wonderful place to live.

Home Sales in Chestnut Bend were up somewhat in 2011 compared to those of 2010. Though the prices were down, they were only down 1%. The average sales price in Franklin overall was down 6.5% in 2011 compared to 2010.

Sales have been steady in Chestnut Bend this year compared to 2010. In just the third quarter, there were 2 sales in 2010 and 3 in 2011. Spread out over the year to date months they have remained the same.

The Average List and Sale prices are down a bit, but the Sales Price per Square Foot is actually up 1 1/2%! This is good news in our economy!

Chestnut Bend currently has 4 homes on the market as active. One of these shows an Inspection Contingency. With 3 homes available, there is approximately a 4 1/2 month supply of inventory. Going into the holidays, this is a stable number of properties available.

The Chestnut Bend neighborhood saw a slight decline in sales in the first half of 2011 compared to sales in the same period of 2010. In both years most of the sales occurred in the May-June time-frame, reminding us that those are traditionally the peak selling months for this type of home.

On closer look at the numbers, the actual prices are only down just under .5%. This chart does not show that the average size of the homes sold in 2010 were actually 8% larger than those that sold in 2011. When you calculate the square footage difference, you see that the prices have mostly remained steady.

Chestnut Bend has seen its share of the Foreclosure market, but the MLS listings of the past 2 years are not showing any of them.

If sales in Chestnut Bend continue in the second half of the year, the 3 homes that are currently active would be considered a balanced amount of inventory. There is currently one Sale Pending.

It's really hard to say that sales are down in Chestnut Bend when you only have 3-4 sales.

Franklin TN Real Estate in general was up 6% in this 6 month period, over the same period last year. Those are great numbers when you compare it to Nashville TN Real Estate, which was down almost 5%.
