Senna Hills is a great community that's just West of Austin and feeds into the fabulous school district called Eanes ISD. For several years, I gave the Senna Hill's homeowners a hard time for over-pricing their properties. They always had this perception that their properties were made of gold and should retrieve a premium over other comparable communities. Because of that, their sales were slow and mediocre.

In January of 2013, I did a market analysis showing the sales difference between 2011 vs 2012.  You can read about that Senna Hills market report here.  To summarize it, I pointed out that I gave a "tip 'o the hat" to Senna Hills' home owners for sticking the slower market out and coming in with strong sales year over year.

Now it's 2014, and how does Senna Hills compare year to date with 2013 at the same time, through October 1 of each respective year?

2014 there were 22 sales- High sales price was $780,000 and 65 days on the market was the longest for any given listing.  Low sales price was $457,500 and 0 days on the market for any given listing. The Average sales price was $665,232 with 17 days on the market, and a mere 6 days on the market was the Median.

2013 there were 26 sales- High sales price was $899,900 and 59 days on the market. Low sales was $450k and 0 days on the market. Average was $675,850 with 17 days on the market, and also 6 days as the Median.

What can I say about the difference?  Thus far, in 2014, there are 18.2% less sales than 2013. That sounds like a lot, but it's only 4 sales.  In 2011, there were 31 sales and 2012 had 30 sales.  Currently, there is not a single Active listing in Senna Hills. That tells me the demand is higher because the supply is lower, so it helps drive prices up.  Since 2012, the Average sales price has gone up about 16%, from $573,718 to this year's $665,232.

Look at the days on the market charts. Demand is definitely sought-after in Senna Hills as the houses aren't staying on the market long at all! More of a percentage are selling in under 30 days with that median number being 6 days (for both years). The green section is for 60-90 days, but both listings in that group are at 65 days, so still not too far from the under 60 days group.

No, I am not ignoring that the average price went down from $675k to $665k over 2013 and 2014. I attribute that difference to the fact that 2013 had a property that was $120k more as the highest sale compared to 2014. Averages are harder to compare when you don't have the exact kind of sales each year.  But that $10k difference is a drop in the bucket compared to the $98k difference from 2012.

Overall, Senna Hills in West Austin is a great community with many community amenities like pool, tennis, basketball course, and views galore. If you would like further information about Senna Hills or detailed information like this on your own neighborhood, please let me know.

Senna Hills Austin TX - Market Report Homes for Sale - All of 2012

 Senna Hills had another outstanding year for sales. In 2009 and 2010, I was always hard on the Senna Hill homeowners because they were asking too much and their properties weren't selling. Senna Hills took a turn for the better in 2011, and it continued into 2012. Here is the Senna Hills Market Report 2011 I did last January so you can compare the difference to 2010.

Below, you will see charts comparing 2012 with 2011. Please excuse the color coding as it's system generated, and can't be changed. The colors don't match up, chart to chart, but look at the legend in each chart to see what compares.

First, I want to point out that the number of sales was basically flat in Senna Hills in 2012. There were 30 sales compared to 31 in 2011.

 Days on the Market is an astounding chart!  In 2011, about 35% of listings sold in under 30 days. In 2012, that number changed to more than 63%, almost two thirds!!  When you add in the under 60 days category, 54.9% of Senna Hills houses for sale sold in 2011, and a whopping 76.6% in 2012. That's more than three fourths of the listings selling in under 60 days.  What a huge change year over year!

Another astonishing thing to note is that properties that are taking a little longer to sell dropped significantly as they're selling quicker. In 2012, only a mere 2 properties were on the market over 120 days whereas that number was 7 in 2011. Good for you awesome home owner in Senna Hills!!

Now, let's look at the Listing Price vs Selling Price charts. Not too much of a change here, but the main change that catches my eyes quickly is that the under 30 days in 2012 is actually selling for a tiny bit less than in 2011, by 0.3%. That equates to about $1721 based on the average sales price in 2012 of $573,718. Not sure why sellers took a little less, but people were definitely motivated to sell this year, and take advantage of low rates so they could move on and buy a new house.

It's also important to note that just like 2010 and 2011, Senna Hills saw no foreclosures in 2012. As I pointed out before, people think foreclosures are all over, and they really aren't. Senna Hills is not a small community and they haven't had a single foreclosure since 2009 when there were just two.

Senna Hills Homes for Sale - Austin TX - 30% Sales Increase for 2011

Austin TX Real Estate is doing well, and there is no exception in Senna Hills, just West of Austin.  Senna Hills is in Travis County, outside any city limits, and feeds into the Exemplary schools of Eanes ISD.

Back in September 2011, I wrote a Market Report for Senna Hills that analyzed the year to date activity up to that time and compared it to 2010.  The market report below is going to analyze all of 2011 with all of 2010, and you'll be happily surprised with the results.

Here are two pie graphs showing the differences in the Days on the Market for 2010 vs 2011. (please note that only the blue and red represent the same time period and you can't just compare the colors, but look at the legend - technology...)

 As you can see,  about the same percentage of homes for sale sold in under 30 days.  The biggest difference is that in 2010, 20.8% of homes sold between 31-90 days whereas in 2011, 38.8% of homes sold during this same time frame.  This means that less homes took longer than 120 days to sell in 2011. Great news!

Below are bar graphs that show the average sales price to the asking price.

I would definitely give an opinion that home owners have become more realistic on their pricing. Back in 2010, the homes that sold the faster were selling at a mere 92.9% of asking price. In 2011, the houses in under 30 days sold for more than 98% of asking price!!  Again, GREAT NEWS for Senna Hills!!

In 2010, there were 24 closed sales in Senna Hills. In 2011, there were 31 closed sales. That's a sales increase of 30%.  More great news for Senna Hills home owners!  In Senna Hills in 2009, properties weren't moving very well because home owners were unrealistic with their pricing.  Things have turned around.

It's also important to note that in both 2011 and 2010, not a single sale was a foreclosure!!
  That's huge news!!  People think foreclosures are everywhere, because they watch the National News, but in actuality, they're not.

Across the board, the sales were "better" in 2011 vs 2010 for the home owners in Senna Hills Austin TX.

Senna Hills Austin TX is finishing up the year in style, thus far!  Many people view the end of the year, after September 1, as "the slow time". This is because school has started and many people looking to get into a new house prior to the school year have either found something already or will wait. It's also slower as the weather changes and we near the holidays.

Here in Austin TX, the weather has forgotten to change, which is keeping many buyers and sellers still out in the market.  Since September 1, Senna Hills has had 6 homes sold with two more that are Pending.  There are currently only 8 houses for sale in Senna Hills with four of those on the market less than a month.

I'm not sure how Senna Hills will end the year, but it's definitely on a higher note than last year.

Senna Hills Homes for Sale - Austin TX - Market Report Year to Date

The Senna Hills community in Travis County is having a fabulous year, compared to last year.  Back in June, I wrote a Senna Hills Market Report that detailed the first half of 2011 and mentioned how the Senna Hills Home Sellers have finally started coming around. The trend is continuing.  At that time, there were 19 sales already, and three months later, there are 22 sales with 3 more under contract, which is 25 thus far and the year isn't over.  In 2010, Senna Hills had 24 sales total!

I ran some sales history year to date in 2011 and compared it to the same period, January 1 - September 13, for 2010.  Here are the charts:

My eyes go directly to the middle of the charts, and I can easily see that the home sales in Senna Hills in 2011 have a higher average price as more properties are grouped together.  And that's exactly what I found when I broke the numbers out.

2011 - 22 closed sales (not including the ones under contract) - averaging 95% of asking price, selling in 72 days, with an average sales price $559,961.
2010 - 18 closed sales - averaging 93% of asking price, selling in 92 days, with an average sales price $541,237.

Not only are houses selling quicker in the Senna Hills community in Travis County near Austin TX, but they're selling for a higher price along with a higher asking vs selling price!  Numbers like this make for some happy Austin TX home sellers!

Senna Hills Homes for Sale - Austin TX - Market Report

Senna Hills is starting to look like what a neighborhood should look like in today's market!!  I think the sellers of Senna Hills in Austin TX are finally getting it!  In January, I wrote a Market Report for Senna Hills for a summary of 2010.  The basics of that report was that sellers were selling at a lower sales price percentage the shorter time their house was on the market. I thought that was backwards.

We are now almost halfway through 2011 and it looks like things are turning around in Senna Hills.  There have been 11 properties that have closed, but there are also 8 properties that are currently under contract waiting to close. That's 19 "sales" in under 6 months. There were only 24 sales for the entire year of 2010.

Here is a chart showing the sales. As before, the listings on the far left are Active. The listings in the middle where the green bars dip back down are Pending, and when you see the red bars, those are the Solds.

Yes, you see some high Days on the Market numbers, but you are also seeing some that aren't taking very long at all.  Below, you'll see that, whereas last year was backwards, we're now looking correct for List price to Sales price ratios. The shorter time on the market is yielding a higher percentage of asking price.
