Home sales in the Lake Highlands area were down 9% in May 2014 compared to last year, with 109 homes selling this month. So far this year, overall home sales have an increase of 7%, with 447 homes sold. New Lake Highlands real estate listings increased 2% from last year, with 140 homes listed this month. For the year-to-date, home listings have increased 4%, with 643 homes listed. The number of current listings under contract this month was down 25%, at 89 homes. How to Deal with Multiple Offers on a House, both Buyer and Seller

It's a crazed fever of multiple offers out there, since many of the Dallas suburbs still do not have the listing inventory to support the amount of Buyers looking to purchase. Dealing with Multiple Offers can be a blessing and a curse, one in the same, unless you take some time to deal with each scenario effectively. 

BUYERS

I've had my fair share of clients that have been perfectly poised to purchase a home, and have grown increasingly frustrated at the thought of competing over and over again for the home of their hopes and dreams. It's often a difficult conversation to have with clients, but one that it is important.

Dealing with Multiple Offers on a House as a Buyer, DFWAshleySince early 2013, this market has been competitive and cut-throat for the Buyer. Be prepared for a fast-paced environment - in certain price points, you should expect to see homes the day they come on the market, in order to get your foot in the door.

Know that cash talks, so consider your financing. Agents understand the implications of various types of financing and what those loan terms and guidelines mean - which means that some loans will be looked upon more favorably than others. FHA or VA loans tend to be the strictest with regards to property condition in appraisal, and therefore may get secondary position in a pile of offers being reviewed.

I always submit offers with a proof-of-funds or pre-qualification letter, to minimize the wait for verified loan approval. 

Consider removing or minimizing the option period to put the Seller at ease that your inspections and due diligence will be done swiftly and without delay.

Consider using the Seller's preferred title company, usually a nuance in the business of real estate. And consider eliminating your request for a home warranty policy. These can be purchased after you take possession of the house for about $45-$60/month.

Also, try and create a personal connection. I usually have a talk or send a lengthy email introducing my clients in a tight market, to acquaint the Sellers with their possible Buyers, and why this would be the ideal home for them. Appealing to the emotional side can sometimes give your offer the leg up.

 

SELLERS

You are in the drivers seat, but can still be faced with tremendous stress when dealing with multiple offers. Put yourself in the shoes of the prospective Buyers and consider the stressful situation they are in, both emotionally and financially. 

As an Agent in the field dealing with landmines like these pretty frequently, I would urge that you set a clear timeline for all offers, informing each agent well in advance. I call this a Highest and Best, and usually set mine out a day in advance, so that all parties are on an even playing field and can revise their offer accordingly. This establishes when the offers will be reviewed and when each Buyer will receive an answer.

Multiple Offers - Dealing with multiple offers as a Seller, DFWAshleySpreadsheet lover? Sure! Lining up competing offers will allow you to look at the black and white facts of the document - I usually run a spreadsheet along with individualized Net Sheets to show my clients the weaknesses and benefits of each offer.

Things brings into consideration some of the items highlighted before - like the means of financing for the Buyer. Just because a buyer has the Highest purchase price written on the contract, does not mean it is necessarily the best deal. 

 

Playing it fair with all parties will go a long way to ensure that your multiples don't backfire - each of those Buyers has the ability to back out and walk away if they feel they are getting the run-around in a bidding war.

Storm Cleon Spreads the Hate on Dallas

DFWIce - Storm Cleon DallasEVERY once in a great while, Dallas will feel the full extent of winter's approaching fury. We usually don't feel any blip in the balmy breeze until February, with many a memory of our first 'freeze' right around Valentines. This year, however, Mother Nature came calling early. 

More than 100,000 customers and many friends of mine were without power yesterday and today, with temps hovering around 23F. Over 400 departing flights from DFW were cancelled and there have been two deaths in the storms aftermath and incidents. 

DFWIce - Storm Cleon DallasI left the house briefly today to conduct a meeting that was one day overdue for a lease transition. The roads saw a bit of thawing overnight, and refrose - with more expected tonight. I would not recommend leaving the comforts of home, if you can avoid it.

And if you aren't fortunate enough to have a backyard flanked with thick, constantly-needs-trimming bamboo, this is what you are missing. It looks as if our backyard space has been swallowed up by the creature from beneath.
