South West International ( In-Water) Boat Show | League City, TX The South West International Boat show is being held at South Shore Harbour Marina starting on Thursday March 26, 2015 and lasting through Sunday March 29, 2015. The show is in the water and Promoters are stating this is the largest in-water Boat Show of both power and sailboats in the southwest. The show includes a mixture of brand new boats and pre-owned boats. South Shore Harbour is located on Clear Lake and features both freshwater and saltwater boats These boats are ready to be boarded for attendees viewing pleasure. Shopping for a large variety of products both for marine and outdoor lifestyle products is one of numerous attractions. Pre-season boat sales and Dealer incentive program are available on several boat models. Seminars and educational workshops are available covering a wide variety of topics and areas. Click on the links above to learn more. The educational workshops have a separate fee. The show also includes Team Hydro Rockets Demos; kids remote controlled powerboat racing and hands on skill training. Show Schedule is: Thursday March 26        12 PM to 7 PM Friday March 27              12 PM to 7 PM Saturday March 28          10 AM to 7 PM Sunday March 29            10 AM to 6 PM Opening ceremony is on Thursday at 12:30PM. Tickets prices are : two day pass - adult $20; General Admission $11 online and $13 @show; Children ages 6-14 $ 5 ; Seniors/Military $9 online and $11 @ show. The address of South Shore Harbour Marine is 2501 Shore Blvd, League City TX. This is a fairly easy drive from Katy especially on the weekend. It is about 54 miles one way from Katy and will take about 1 hour to get to the show per Google Maps. This is a great event for family fun and making a day or more of going to South shore Harbour. Our friend who owns a Beneteau sailboat (picture below) told me about the show and hoped I would write a blog about it. Paying it Forward in December 2014 in Katy TX Active Rain member Belinda Spillman  of Aspen Lane Real Estate in Aurora Colorado created a December challenge for us to pay it forward by helping some folks during this holiday season. This act of kindness could be by volunteering, donating, giving cash or time, or just about anything. I wrote two blogs about charity events here in Katy and I gave to both organizations.The first was a Holiday Food Drive at Maud Marks Library in Katy. The food drive was named Share your Holiday Food Drive and it was held at Maud Smith Marks Library Harris County Branch Library on December 5, 2014 from 6 AM until 6 PM. The food collected was for distribution by the Katy Christian Ministries (KCM). KCM operates the Katy Food Pantry which feeds many people by providing twice a month a three day food supplement plus personal care items.  KCM is a legitimate charity which provides needy assistance to many in the local community. I cleaned out our pantry and collected items from my office which I decided not to eat due to my change in diet. On December 5, I dropped the collected food at the library. It was early in the morning and it appeared the Food Drive was off to a slow start. This is a picture of the food we put together to give to this food drive. This picture is of the collection group for the food drive. The second item was the Houston Eagle Radio station was holding a cash donation drive for the Texas Children’s Hospital Children’s Cancer Unit. We were all told there was over 500 children in Texas Childrens Hospital cancer unit spending the night at the hospital during the two days. The Eagle did a great job of interviewing both parents and cancer victims. The collection drive were held on both Friday December 5 and Saturday December 6, 2014 at Katy Mills Mall. I went to Katy Mills Mall on Saturday and made a cash donation. Eagle Radio station personnel were very nice and made me feel really good that I made my donation. I got a Eagle T-Shirt and I will wear it with pride. I believe the Station raised a significant amount of cash for the cancer unit. The Eagle is Houston’s only classic rock radio station. I listen to this station on a daily basis. Here is me with afternoon DJ Scott Sparks. I do not have free time to volunteer and my charitable efforts center arpound making donations. No this is some dark comment on any President being a joke at all. This is a day to celebrate the sense of humor of our Presidents. On August 11, 1984 President Ronald Reagan while doing a microphone test told a joke when he thought the microphone was off. After that this Day became an unofficial Presidential Joke Day. I could not find on YouTube the actual recording of this faux paux by President Reagan but I did find several other jokes The below video is of the President telling the three leg chicken joke. I thought a little humor was in order today after my post yesterday about billions of passwords being stolen by a Russian crime mob. Buyer’s Own a Home only after Closing and Funding in Katy Recently, many questions have arisen from buyers asking various types of questions concerning their ability to live in a home or move personal effects into a home or both prior to closing  and loan funding. Title to any home pasees from seller to buyer once the closing mountain of documents have been appropriately signed by all parties including the HUD 1 and loan has been funded by the lender and Title Company can verify receipt of funds. If the transaction is a all cash purchase then when the buyers funds are received into the Title Company's account plus the paperwork is completed title will pass. Most folks will tell me this so elementary and it is a basic situation. However, l recently we have experienced both buyers and agents who have no clue or pretend they do not know when title passes. In my mind it is really sad fact of life here in Katy there are agents who do not grasp this very simple and basic concept. A seller cannot allow a buyer to move into a home early and or move personal effects into the home before closing and funding. The simple fact is there are numerous liability issues present. The State of Texas does allow a buyer and seller to agree on a Temporary lease arrangement. This agreement is similar to any other home lease arrangement except the agreement is much shorter in length. The Temporary lease allows the buyer to move in no more than 90 days prior to closing.  The seller who now becomes a landlord will still have title, tax  and liability issues concerning the home. The buyer will need to obtain insurance to cover their personal effects. This temporary lease is NOT an option if a buyer is purchasing a new home from a builder. A builder cannot and should not allow any buyer to to live in or move personal effects into any home until it closes. Silver Ranch Homes for Sale Katy TX Silver Ranch Location Silver Ranch is a Master Planned community located in the west section of South Katy., I personally think it is one of those hidden gems of a neighborhood as it seems not many folks have heard of it Silver Ranch’s main entrance  is located on off of Spring Green Road right across from Pine Mill Ranch which is another unheralded family neighborhood. The newest section of Silver ranch that just opened is west of Spring Green off of Roesner Road. Silver Ranch like numerous other katy neighborhoods is physically located in an incorporated area which all have a Katy mailing address. The beauty of living in these various neighborhoods as many such as Silver ranch have a small town feel but are not that far away from Houston which I believe now is the third largest city in the Nation. My guess is that Silver Ranch is about 25 - 30 Miles almost due west of downtown Houston. These unincorporated areas in Katy encompass a huge geographic area. Why do so many Folks want to live in Katy and Silver Ranch? The entire area of the City of Katy and all the numerous Master Palnned communities have virtually anything a family would want in terms of events, shopping, medical facilities, excellent schools, ease of navigating through the entire area, proximity to Houston, employers in the area or fairly close by, excellent schools, hobbies and sporting events for all ages and the list goes on and on. One of my main themes I write about is the fact that katy has something for everyone. Silver Ranch is centrally located in the south western section of unicorparated Katy and is a special family neighborhood. What Schools will the Children Attend? Silver ranch is in the Katy ISD system. Residents are currently attending Woodcreek elementary school, Woodcreek Junior High School and in the fall 2013 the brand new Tompkins High School.  I wrote a blog about the naming of the new high school which can be found here. In my personal opinion,  I think Tompkins will be another highly rated High School in the katy ISD system. Are there New Homes to Buy in Silver ranch and if so Who are the Builders? The answer is yes there are new homes available for sale in Silver Ranch. The Builders are David Weekley Homes, Brighton Homes and Meritage Homes. A summary of the builders can be found here. The homes are mainly two story homes with a few one story homes mixed in for balance. The builders advertise homes start from the $150,000 and I know some of the homes are priced in the mid $300,000’s. Are ther Resale Homes Available in Silver Ranch? The answer is yes but the available inventory is very low right now. The Houston MLS system is indicating there are only 5 homes available in Silver ranch and two are new homes built bt Meritage. The prices range from a low of $248,201 for a 3 bedroom home to $344,000 for a six bedroom home. The median list price is 4276,640 which equates to $91.34 per sq. ft. The median days on the market is very low at 5 days. What type of Amenities are available in Silver Ranch? Silver Ranch is a family oriented neighborhood that offers many amenities to its residents. The various variety of state of the art facilities include a Six lane Pool, Splash Pad, Tennis Court, Playground with Swing set, Outdoor BBQ Pavilion and Walking or Jogging Trails. Silver ranch similar to all the other other master Planned Communities in the area has an active Homeowners Association. We want to Eliminate all the bath tubs in our new Home. Should we do it? I received this question today from a client who is building a new home in Katy Texas. This is not the first time this  issue has come up as I had clients last year who pondered the same issue. The homes in questions all have at least 3.5 baths and the comments I hear over and over from buyers is “No one these days takes a bath.” My clients concern today is if they eliminate all the tubs will they have a problem with resale when the day comes to move again. It is my impression bath tubs are becoming passe and more folks are opting out of having tubs or cutting back on the number of tubs in the other bathrooms besides the master bath. I have even had clients who want to eliminate the tub in the master bedroom since as they said to me no one ever takes a bath as who has the time plus who wants to sit in their own dirt. These days with the increased emphasis on watching out for germs and bacteria taking a shower makes a whole lot of sense. I do recognize some folks like to just sit in the tub loaded with hot water and relax. In our home we have a whirlpool tub in our master bathroom but I really cannot remember the last time someone actually got inside the tub to use it. i have soaked my feet by sitting on the edge and filling the tub with hot water. I have no recollection as to the last time my wife uased the tub.My wife and I discussed this morning and agree that tubs appear to be on the way out. She also said some folks have a mental block which tells them a home has to have a tub.  I personally do not as a Realtor believe it is the correct point in time to to eliminate all the tubs in ny given home. My opinion is that maybe 5-10 years from now tubs will be a forgotten part of bathrooms. My advice to my client being what i termed a hedge ( I use to work in the oil trading business) was for them to consider leaving at least one tub in the other bathrooms. I just saw an E-mail to the sales counselor telling her they had decided to leave half the bathrooms with a tub and the other half without any tubs. Good compromise in my mind and they still get the look and functionality they want.Consumers and Real Estate and related professionals what do you think about the tub issue? I know there is no right answerand if I or my wife could predict the future we would be playing oil market options and retire to a nice little home right on the ocean.
