These stats refer to single-family homes only...not townhomes, condos, lots, acreage, or leases.

·   New Territory is experiencing a housing shortage with only 0.8 months of inventory (6 months is equilibrium)…a hot “Seller’s Market.”

·   Homes are selling quickly at an average of only 26 days on the market.

·   Average sales price (currently $370K) has been trending up since October 2013.

·   Average sales price/sf seems to be trending up since October 2013, as well.

·   The number of homes sold in February (8) decreased 20% from January.

Noteworthy Stats This Month

  • New Territory is experiencing a housing shortage with only 0.5 months of inventory (6 months is equilibrium).

  • Homes are selling quickly at an average of only 30 days on the market.

  • The YTD average sales price ($298,397) for the neighborhood is at an all-time high (since 2004 at least).

  • New Territory appears to maintain its popularity in the area, selling homes (on average) faster than any neighborhood in the area.

  • The number of homes sales in New Territory decreased slightly from 205 in 2012, to 197 in 2013.

  • The average sales price in New Territory increased from $263,190 in 2012, to $298,397 in 2013 (a 13% increase in home prices).

  • If you look at just the east side of New Territory (zoned to Austin H.S.) the average sales price increased from $300,569 in 2012, to $361,202 in 2013 (a 20% increase in home prices).

New Territory Homes For Sale| Market Report August 2013

 New Territory, Sugar Land is a beautiful 3,200-acre master-planned community comprised of 42 subdivisions and located at the corner of U.S. Highway 90A and the Grand Parkway (U.S. 99), and just minutes from U.S. 59 which means easy access to downtown Houston.

You'll love it here, especially if you're looking for a family-oriented and recreation-driven community.  There's plenty of sports leagues for children and adults PLUS over 450 acres of parks, athletic fields, lakes, and greenbelts.  New Territory has four recreation centers, one of which is The Club featuring a junior olympic size swimming pool, tennis courts, baseball and soccer fields, an indoor gymnasium and exercise room.

Besides its convenient location to stores, restaurants and hospitals,  New Territory, Sugar Land homes are affordable and offer a flexible price range.  Home prices range from $130,000 to $750,000.  Most of the homes were built in the 1990's and the average size of homes is 3,000 square feet.  The property tax rate is 2.6% - one of the lowest rates in Sugar Land relative to other communities.

In August 2013, the average days on market was 23 days. Homes went under contract quickly and sellers got 98% of their asking price, which was a winning combo for homeowners.  In August 2012, the average days on market was 45 days.

There were 7 more closed sales in New Territory this August compared to last August and the neighborhood saw a 40% jump in the average sales price compared to August 2012.
