JUST SOLD in Trinity Plantation!



This beautiful double wide mobile home at 482 Peach Point Lane in Trinity Plantation has already closed! We were expecting an end of October closing date, but the buyer used his local banker and they were able to close EARLY!!



One thing to remember when purchasing a mobile home is that the appraisal district now requires a years worth of taxes to be collected by the buyer AT closing.


Sometimes, when dealing with agents that are not familiar with the sale of mobile homes, this will come as an unplesant surprise for their buyers.



The moral of the story is....


When considering the purchase or sale of a mobile home, be sure to select a real estate agent that is familiar with the process. There are a lot of things that can be taken care of at the listing and/or at the time of the sales contract to ensure a smooth closing with much less stress. I've met agents that say "NEVER AGAIN, will I sell a mobile home." This is because it can be VERY frustrating. Especially when the listing agent did not research the property at the time of the listing to make sure that everything is as it should be for closing.


 


 


 

As a buyer's agent, this research can also be done before writing a contract. If there are things that need to be taken care of, a longer closing date will allow for these things to happen. The buyer and seller will know up front what has to take place, and will not be worrying why things are not moving along faster.




 

With this particular transaction, there were things that needed to be done. I had the seller working on these items BEFORE the contract was accepted. The seller's list was completed BEFORE the lender was ready to close. ☺ (Woo Hoo!!)


There is nothing better than HAPPY Buyers and HAPPY Sellers at a closing... and that is exactly what we had today! Happy Buyer + Happy Seller = Happy Agent!

Lake Estates Golf Club at Trinity Plantation is hosting its 5th Annual “Golf War” 4 Person Scramble at Trinity Plantation on Saturday, October 13, 2012 at 9 am.

 

Veterans (and their friends age 21 or older) can sign up as a team -- or you can sign up as an individual and be assigned a team on the day of the event.

Trinity Plantation is a small subdivision located a few miles south of the Trinity city limits and a few miles north of Riverside, Texas.



I love the POOL at Trinity Plantation!

My top 2 favorite things about Trinity Plantation are the low annual maintenance fees, and the beautiful swimming pool which is located behind the clubhouse, and right next to the pro shop.  Other Trinity Plantation favorites are the 9 hole golf course and community fishing pier off of the Trinity River.




Trinity Plantation backs up to an appendage of the Trinity River

Trinity Plantation is a mixture of mobile homes and traditionally built homes. A while back, the property owner’s association voted to grandfather in the existing mobile homes, but not allow any new mobile homes to be moved in to the subdivision.

This is often a place of confusion for LOT buyers as they see mobile homes throughout the community and expect that they can purchase a lot and move a new mobile home on to it. BUYER BEWARE: Mobile homes are no longer allowed to be moved in to Trinity Plantation.




I have NEVER seen anyone playing tennis at Trinity Plantation. Wonder Why?

Driving the streets of this Lake Livingston Area Subdivision, you will noticed that the homes are well maintained. There are lots of trees,  and it is a quiet, friendly, community. You’ll see folks riding around on golf carts, and families enjoying the swimming pool.  To this date, I have NEVER seen anyone playing tennis on the tennis courts but they are there should you want to! ☺




Currently there is one new construction going up in Trinity Plantation. Christian Home Builders is the builder on that project.




To date, there has only been one sale in Trinity Plantation. That home was on the market for 151 days and sold for 85% of the originally listed sales price.   This includes any seller’s contributions and/or repairs made by seller.



In my opinion, the reason for such a low list to sales price percentage is due to the fact that the home was not move in ready.



In our market, today’s buyers are not interested in doing repairs.  If a home needs repairs and/or updates, the buyer typically expects an exorbitant amount to be  taken off the sales price.



Seller’s are wise to do repairs and updates BEFORE listing a property when they are able.



As of today,there is one active listing on MLS and I noticed ONE that is For Sale By Owner.
