Wylie Texas Market Report for Home Sales July 2014
The median sales price for a Wylie home is up since last year this time by +7.9%. Days on market has also decreased by 10 days but the inventory of homes is really low! This time last year there were 204 homes on the market for sale, with this July only 158 homes for sale on the market in Wylie.
This is the time to sell your home. Low inventory drives up prices for a sellers market!
I sold a couple a home in Wylie in 2011. The home was not a foreclosure, just a seller who wanted to move. The home was $189,900 and the seller paid the buyers closing cost of $6,379. so my buyer actually only paid $183,900 .
My client decided to list this home in June 2014. First, they called and asked my opinion of the market in their subdivision. When I told them they could list for $259,000 with me they were flabbergasted!!!
They closed escrow with a buyer for $255,000 in August 2014. That is an increase of $71,100 in only 3 years!!! Sellers walk away with $50,000 at closing after only 3 yrs in home! Now that is a good ROI!
