1st Quarter 2015 Daybreak Home Prices / Real Estate Market Update

The first 3 months of the year delivered a bit of a mixed bag for the Daybreak real estate market. While the number of sales saw good appreciation with 86 homes sold (some of this was probably down to the unseasonably nice weather), the median sales price actually declined 12% to $265,981. We can see the reason for the decline when we examine the breakdown of types of home sold. There was strong appreciation in townhome sales (up 92%) and condos sales (up 40%), while single family homes sales fell 7%. This means that the trend for the quarter was for smaller homes, pushing down median Daybreak home prices. Condo Sales Total Sales: 7 (+40%) Median Price: $163,000 Price Change: +15.58% Townhome Sales Total Sales: 27 (+92.86%) Median Price: $224,561 Price Change: +11.58% Single Family Home Sales Total Sales: 52 (-7.14%) Median Sales: $323,397 Price Change: -4.18% The good news is that because of increased sales, inventory levels have dropped in Daybreak, with the latest absorption report showing that there are 2.21 months of supply* (given the current number of homes listed this is how long it will take to sell them). This figure may change when selling season really starts and more people list their home for sale. * Absorption report based on 2 months data. Total number of current listings (148) / (under contract home (75) + number of sold homes over the last 2 months (59) / 2). The tightening of inventory levels reflects what we are seeing throughout the salt lake valley, where inventory levels are becoming very low, and buyers are struggling to find suitable homes. Daybreak UT 2014 Home Prices

Daybreak’s housing market experienced another good year, with a median home price increase of 6.89% in 2014. This means that in the last 3 years sales prices have increased between 6 and 8 % each year. Even with these increases the median home price of $290,000 is still below the peak of $293,360 seen back in 2008. Home sales were slightly up, going from 366 in 2013 to 382. The only negative is that homes took longer to sell, taking a median of 58 days to go under contract which is an increase of over 50%. This increase in the time on market can be put down to the increase of builder spec homes, providing increased competition for resale homes. Here is the sales data broken down by property type. Condo Sales Total Sales: 5 (+25%) Median Price: $141,028 Price Change: +9.75% Townhome Sales Total Sales: 14 (-36.15%) Median Price: $220,073 Price Change: +2.16% Single Family Home Sales Total Sales: 56 (+16.67%) Median Sales: $337,500 Price Change: +15.08% While all property types experienced sales price increases the strongest appreciation was seen in the single family home market which increased more than 15%. The weakest area was townhomes, which on the back of declining sales only saw a modest 2.16% increase in the median sales price. Looking forward to the year ahead there are still challenges for the Daybreak resale home market. While ever the new construction market continues to over supply spec homes, the resale home market will continue to experience strong competition. Daybreak 3rd Quarter 2014 Market Update

The median home sales price for a Daybreak home increased just 1.32% in the 3rd quarter 2014, with the number of homes sold also showing a small increase of 2.91%. The big jump was in the number of days it took to sell a home which increased more than 88.57% to 66 days. So why the big jump in days on market? Well it’s all about oversupply. The home builders feeling better about the market have really stepped up their building of spec homes (homes built without a buyer). This is causing a surplus of homes for sale on the market, making it difficult for homeowners to sell their property. Median Sold Price: $269,900 up 1.32% Total Sales: 106 up 2.91% Median Days on Market: 66 up 88.57% When we look at the sales data split out by property type we can really see that townhomes are suffering the worst, a median number of days on the market in the 90’s is way too high. Both townhomes and condos saw a decline in the number of homes/units sold, with the median sales price declining for condos (albeit on a small number of sales). Single family homes seem to be holding up but the increase in the days on market is concerning. Single Family Home Sales Median Sold Price: $325,000 up 7.62% Total Sales: 75 up 15.38% Days on Market: 64 up 72.97% Townhouse Sales Median Sold Price: $225,658 up 2.11% Total Sales: 24 down 11.11% Days on Market: 92 up 240% Condo Sales Median Sold Price: $162,900 down 8.74% Total Sales: 7 down 36.36% Days on Market: 64 down 68% Heading into the slowest part of the year the outlook for the Daybreak real estate market looks uncertain. Unless the supply of homes on the market is reduced, the market will continue to come under pressure and will sooner or later impact home prices, both for resale homes and new construction. South Jordan City to Takeover Oquirrh Lake

When Daybreak was formed part of the agreement was that Oquirrh Lake and several Daybreak parks would be passed over to South Jordan. In fact several parks including Calendar Square, Sunrise Mountain and Hillside Park are already under South Jordan City control. But now the much larger project to hand over ownership of Oquirrh Lake from Kennecott Land to South Jordan City took a step closer with a Sep. 30th meeting. Oquirrh Lake is a total of 35 acres, and forms the center piece of the Daybreak community. It’s walking trails, beaches, boating and playgrounds are used by people all over the valley. The handover process will not be easy, with the $500,000+ annual running costs one of the key obstacles that need to be addressed. These costs include funding for landscaping/maintenance, water, operator and repair. In addition to this there are many complex items that need to be addressed including, exact acreage to be transferred, uses and access points, parking, water supply and ownership, liability issues, usage fees, possible development on the lakes shores, possible tax rises to cover costs and the timeframe for the transfer. Note that because the city has already agreed in contract to the takeover, it’s not a matter of if, more of a when and how the transfer will take place. It will be interesting to see how and when the transfer is done and what land is included in the transfer. There is a vacant piece of land on the north shore of the lake that has been designated for retail use (shops, restaurants etc.). I am assuming that this would be part of the transfer and could be used by the city to generate some revenue to help offset the running costs of the lake.
