New retail, yoga, restaurants coming to Clarendon. It looks like the new building at 3001 and 3003 Washington Blvd, in the Clarendon neighborhood of Arlington, is finally complete and street level retail is New restaurant in Clarendonstarting to fill in.

Some of the signs for retail tenants that are up include, a sign for Down Dog Yoga on the Garfield Street side of the building. Next door to the Yoga studio is Pure Barre, which recently opened. At the corner of Washington Blvd and Highland St N is a sign for Cherry a Blow dry bar. At the corner of Garfield and 11th St N, is a new restaurant, Bowl'd. A recent ArlNow article says Bowl'd is going to be a health food restaurant that Down Doga Yoga in Clarendonwill have the food ready in five minutes. Another planned retail tenant is Citizen Burger. going in next to Cherry at the corner of Highland and 11th St N.

The Phoenix could not be more conveniently located, only one block to the Clarendon metro, restaurants, night life, grocery stores, shopping all within steps of The Phoenix.  There is no need for a car living in this neighborhood, capital bike-shares nearby, the metro a block away, and bus routes a block away. The Phoenix offers a 92 walk score, thus making this building very walk-able to everything needed in daily life. 

The Phoenix Condo Units are Open and Luxurious

There are a variety of different floor plans in the Phoenix. There are studios, 1 bedroom, 1 bedroom + den, 2 bedroom, and 2 bedroom + den floor plans in the building.  The Phoenix was built in 2007.  The condos offer an open floor plan with granite and stainless steel in the kitchen, hardwood floors, most with a balcony or terrace and have good natural light.  The condos have washer/dryers in them, most units come with a parking space.

The condos range in size from the studio running about 525SF to over for the three bedroom 2150SF. Prices range from $320,000 to over $1,200,000.  Many of the condos move quickly once they come on the market. 

The Phoenix Offers Many Amenities

The Phoenix offers many common area amenities from the rooftop pool to the club room/library, to a fitness center, courtyard and theater room.  There is a person at the front desk 24/7, the building offers a secure entrance with a fob needed to enter the building.  There are multiple elevators, multiple levels of parking and storage.  The monthly condo fees range from$250 to over $600 depending on the size of the condo. 

Living in Clarendon and Along the Orange Line

Clarendon rarely has a dull moment.  There are a ton of restaurants, an active night life scene, shopping and all needed necessities (grocery store, gym, CVS, Walgreens, doctors, dentist, dry cleaners, banks, post office, Seven Eleven, etc) all within blocks of the Phoenix.  Lyon Hall is mere steps from the front door, Moby Dick and Mr. Days are across the street, to just start on the many, many restaurants and bars in the neighborhood.  

The Clarendon metro is only one block away, as is Trader Joe's.  Wilson and Clarendon Blvds offer many different bus routes, which is only a block from the Phoenix. Market Commons is a couple blocks away, where one can find such stores Crate & Barrel, Barnes & Noble, William Sonoma, the Container Store, Ann Taylor, Ann Taylor Loft, Origins, and the Apple Store.  Across the street from Market Commons is the very popular Whole Foods store, which has a small parking lot in front of the store.  There are several parking garages in the neighborhood as well as some metered street parking, but at certain times of day finding parking can be a challenge, thus living within walking distance of all of this is ideal living. 

There are a few Arlington Co. parks within short walking distance that offer kids playground equipment, basketball hoops, the park in Lyon Village has a water feature that is very popular during the summer months with the children, tennis courts and more. There is a dog park three blocks away that was recently remodeled.

Arlington Co approves 10th Street Flats

Arlington Co. approves 10th Street Flats
Arlington Co Board has approved 10th Street Flats project in the Clarendon neighborhood. The 10th StreetJays Saloon Flats will be LEED Gold project and will be developed on the current site of Jay's, a parking lot, an auto dealership and two office buildings. The site is located at the corner of 10th Street North and North Highland Street, just two blocks from the Clarendon metro station.

The Flats will have about 135 residential units, 9 live-work units, 3,600 square feet of retail, 4,800 square feet of office and 150+ parking spaces. The building will have dedicated affordable housing units to compensate for density above what is called for in the General Land Use Plan.
