Residents say why The Riverfront at Harbour View is the Place for Them
Mark Edwards, East West Realty (East West Communities, Hampton Roads, Virginia)

Putting the ‘home’ in homearama

Most days, Pat and Mike Moore find themselves immersed in the resort life: leisurely bike rides around the lakes, 18 holes on a sprawling championship golf course and evening strolls to a waterfront park, where sunsets kiss the Nansemond River. They gather with neighbors for cookouts, parties, tournaments and fitness activities and special events throughout the year. Tennis and volleyball courts tempt them, as do two pools and a clubhouse, and the nearby commercial corridor with shops, eateries and more.

Had the Moores not purchased their home in The Riverfront at Harbour View themselves, they might think they’d been lured to perpetual vacation.

The couple had watched the neighborhood develop for some time, Pat Moore said of The Riverfront, site of last fall's Homearama and several time wiiner of "Community of the Year" in Hampton Roads.

In fact, for centuries much of what’s now known as northern Suffolk had been farm land and home to a scattering of families and businesses. Artifacts unearthed in the late 1980s and early ’90s, during the pre-development stages of the Harbour View area, are believed to have been left by 17th-century Colonists, according to a series of history-oriented articles published by the Suffolk News-Herald.

Major highway connectivity, including the opening of Interstate 664 to the area in 1992, ushered in growth potential for northern Suffolk and an increasing number of families and businesses happy to stake claims throughout the territory.

Today, Harbour View thrives as a mixed-use community, including large and small businesses, retail outlets, dining and entertainment establishments and emerging residential hubs. The 600-acre Riverfront, being developed by East West Communities and already home to about 1,000 families, sprouted where the Nansemond and James rivers meet, offering luxury-style condominiums and custom single-family houses. Prices run from the upper $200,000s to more than $2 million.

Pat Moore noted the intentional balance of nature – plenty of open common space, riverfront parks, meandering walking paths and a respect for wildlife – with the amenities that draw neighbors out to mingle. “It’s very well-planned,” said Moore, 55, a resident since 2005. “Probably one of the most friendly we’ve ever lived in.”

Homearama Realtor Volunteer Sign Up Brunch

A year after its grand opening in 2000, The Riverfront hosted its first Homearama, a showcase of custom homes presented by Tidewater Builders Association. The event attracted more than 100,000 attendees. A decade later the community, now in its final phase of development, again hosted the popular event, which attracted over 80,000 more visitors over the 17 day model home show event. It featured nine new homes facing a center-island park and within walking distance from one of two lakes and Riverfront Park’s serene pier and gazebo. The featured homes, with 3,200 to more than 4,000 square feet apiece, sold between $550,000 to $765,000, according to East West Realty.

Though TBA has presented Homearama for 30 ears, each event shines in its own light, organizers said. “The market, location, city, developer and individual group of builders that participate bring a unique and exciting element to each and every Homearama,” said Bill Halprin, the association’s president. “Each development has a different site layout, neighborhood setting, and specific amenities that set (it) apart from (the others).”

Developer East West Communities specializes in master-planned resort-style offerings within preserved natural settings in Virginia, South Carolina and Florida. Its other local developments include Founders Pointe and Eagle Harbor in Isle of Wight County, Gatling Pointe in Smithfield and Riverwatch in Gloucester.

“We all spend an extraordinary amount of time in the early planning stages of a community, ” said Mark Edwards, East West Communities partner and senior vice president/broker at East West Realty.

“Before, we were probably more nervously excited about the opportunity (to host a Homearama),” he said, but “10 years later, it’s become a very happening place. It’s amazing what’s taken place in Harbour View.”

Mike and Belinda Arthur moved to The Riverfront at Harbour View from Hampton in 2009 and quickly acclimated to monthly community gatherings. Today they regularly hang out with 20 to 25 couples. “We’d looked at a lot of neighborhoods,” recalled Mike Arthur, 51, a Newport News firefighter. “This was convenient to everything, and we were just sold on the community itself.”

Arthur’s happy to share this “hidden secret” with Homearama visitors, adding, “Suffolk has really boomed since we’ve been here.” Pat Moore reflected on her new life away from her children in Richmond.

“It takes a lot to love a place when you have no family here,” she said, but “a lot of people are in that same boat. Here, friends are like family.” And, she added, “There’d be no excuse for being bored. Our grandkids come and they think they’ve come to Camp Riverfront.”

Sales are Up in Founders Pointe and The Riverfront at Harbour View!
Mark Edwards, East West Realty (East West Communities, Hampton Roads, Virginia)

SALES ARE UP! New home sales are up at The Riverfront at Harbour View and Founders Pointe, two waterfront communities in the Hampton Roads area of Virginia. Since the beginiing of 2010, there have been 162 single family home sales* in the two communities! New homes range from the $300's to over $1 million in both The Riverfront and Founders Pointe.

In the last thirty-five months, The Riverfront at Harbour View has seen 121 single family home sales, with 97 of them coming since January of 2011, an astounding number since we've experienced a somewhat sluggish real estate market in the region.

Founders Pointe has had over 40 new home sales since it hosted the Homearama in 2010. Home styles range from Craftsman Cottage, Coastal, French Country, to timeless Traditionals. Ten Featured Builders have helped create a distinctive architectural streetscape throughout this award winning community.

A big reason for the sales success is the location of both Founders Pointe and The Riverfront at Harbour View, located only ten minutes apart in the North Suffolk and northeastern part of Isle of Wight County (growth areas in Hampton Roads).

Welcome to @[109992772366930:274:The Riverfront at Harbour View]! The Allen family move into their brand new Stephen Alexander Home this weekend!

Homebuyers have found the quality of the homes, the resort style amenities, the overall community concept, and the sense of community to be major factors in their decision to make the move now. The featured builders are offering an excellent value and the interest rates are still at all time lows which help make the homes more affordable. Sales of new homes at the Gables at The Riverfront neighborhood (See photos below) has lead the way in 2012 with over twenty of the sales so far this year.

For more information about these two East West Communities' neighborhoods, visit their websites at www.founderspointe.com and www.the-riverfront.com. *Sales numbers also include sales of single family new homes and resale homes in both Founders Pointe and The Riverfront since January 1st, 2010 to Dec. 1st, 2012.

The Riverfront at Harbour View is a waterfront, golf course community overlooking the Nansemond and James Rivers in northern Suffolk just 2 miles from the Monitor Merrimac Bridge Tunnel. After being twice awarded Community of the Year and three times selected Best Community, The Riverfront has recently become the first recipient of the Tidewater Builders’ Association Community Hall of Fame award. Nationally, The Riverfront has also been recognized for having the Best Club in the country by the Resort & Commercial Recreation Association. TowneBank Expands at The Riverfront at Harbour View in Suffolk, VA

TowneBank Campus Expands at The Riverfront

The TowneBank campus, located at front of The Riverfront at Harbour View community along Harbour View Boulevard in Suffolk, Virginia, has welcomed it’s newest addition, the 16,000 square foot TowneBank University. The Riverfront at Harbour View is an award winning, golf and waterfront community being developed by East West Partners of Virginia.

This impressive building, complete with interior rotunda, will provide a venue for seminars, meetings and classroom training for employees of the bank and it’s business family members, Prudential Towne Realty, Towne Investment Group, TownBank Mortgage, Towne Insurance and TFA Benefits.

TowneBank Harbour View, Suffolk, VA

“Towne University represents a milestone in the history of our Towne family and will serve as the cornerstone of the future development of our finance professionals,” said G. Robert Aston, Jr., Chairman and CEO. “The Bank’s investment in this extraordinary facility will lead to enhanced educational opportunities for all of our Towne family members as we continue to develop and mentor the very best bankers, real estate, insurance, mortgage and investment professionals found anywhere,” added Aston.

The fast-growing institution, now Virginia’s largest community bank, arose from a group of “unemployed bankers” who gathered in Aston’s Portsmouth garage in 1998. The bankers had worked for another community bank, which in 1995 merged with BB&T, effectively putting them out of work. Just 14 years later, with current assets of $4.23 billion, TowneBank now operates 26 offices in Virginia and North Carolina and employes more than 1,500 people.

“This is a beautiful addition to the TowneBank Campus,” says Suffolk Mayor Linda T. Johnson. “Towne’s investment in their Member Service Center Campus shows their significant commitment to both the Suffolk community and to our entire region. Towne is a great community asset and we are proud they call Suffolk home.”

East West Communities-Developer of The Riverfront Enters Its 40th Year
Mark Edwards, East West Realty (East West Communities, Hampton Roads, Virginia)

Since 1972, East West Communities has been developing award-winning communities and resorts in seven states across America. The success story started when the original partners were a group of young real estate professionals working for one of the nation’s premier resort developers, Sea Pines Company on Hilton Head Island. The company purchased land outside Richmond, Virginia, with unprecedented plans of building a community that would offer a vacation lifestyle for everyday living. The first community, Brandermill, became home to 4,400 families and was named the “Best Planned Community in America” in 1977 by Better Homes and Gardens Magazine and the National Association of Homebuilders. The second community, Woodlake, also near Richmond, was chosen “Best Planned Community in America” by the 14,000 members of Urban Land Institute (ULI) in 1990.

In the mid-1980s, East West expanded into the Hampton Roads region of Virginia with the Gatling Pointe community near Smithfield. Gatling Pointe set the benchmark for community development in the area, and was a three-time “Community of the Year” recipient from the Peninsula Housing & Builders Association. The Riverfront, the developer’s second masterplanned community in Hampton Roads, continued to raise the bar in community development for the region and has received numerous accolades and awards. Soon after The Riverfront, East West opened Eagle Harbor and Founders Pointe, both in Isle of Wight County – and both receiving multiple “Community of the Year” awards from the Peninsula Housing and Builders Association. Riverwatch is another environmentally sensitive riverfront property bordering the Piankatank River in Gloucester, Virginia – and the newest community, Liberty Ridge in Williamsburg, with its Grand Opening of its first two models in the Spring of 2011, features homes on wooded, estate homesites.

7 Reasons Why Buying a New Home Could Be the BEST Option for Today's Homebuyer
Mark Edwards, East West Realty (East West Communities, Hampton Roads, Virginia)

"Custom Building" could be the BEST Option for Today's Homebuyer

Yes, new home construction is up and people are building and buying new homes again in Virginia, and we're excited about what's going on in our four East West Communities in the Hampton Roads area of Virginia. New home sales are up in the Northern Suffolk/Isle of Wight area. Builders have definitely stepped up and are taking great care of the customer, AND we're seeing outstanding new home values as a result. One of the drawbacks of the building boom a few years ago was the fact that builders couldn't meet their closing deadlines and sometimes customer service fell behind the wayside. Our buyers are finding out that it is a great time to build after comparing their options with the other possibilities in the marketplace.

It's making sense for alot of people to actually sit down with the builder and custom build the home plan they really want in the neighborhood location they really want. Recent sales are up at The Riverfront at Harbour View and Founders Pointe new home communities. The new home construction quality has improved in recent years- more energy eficient, better framing and foundations, better quality appliances and interior appointments, etc.

There are also many reasons why today's homebuyers are seeking quality new home communities as a place to call home. There's a definite resurgence of interest in building a new home in our market, so I've listed 7 reasons why people are buying new homes in our communities today.

1. Value. Homebuyers looking for more value tend to be more cautious in their home purchase than they were maybe a few years ago. If you're investing your hard earned money, you want to make sure you're in an area that offers a high quality of life and offers a good resale opportunity. There's definitely a market looking for a neighborhood with lifestyle amenities- a place where they can get to know their neighbors, entertain friends and family, and have memorable experiences.

Homebuyers have been paying more attention in recent months in finding not only the "right price", but what's equally important is finding the "right home" and the right neighborhood. Buying a new home is a way to make sure you achieve your dream home and it's never been a better time to purchase a new home. Pricing of materials and labor are very attractive today than a few years ago and we're seeing it reflected in many pre-sold homes. People also want to take advantage of the lower interest rates.

    ORIGINAL_fpboyrunningtoinnertubelores

Over 2,100 families have relocated to three planned communities developed by East West Communities in the last ten years - Eagle Harbor, The Riverfront at Harbour View, and Founders Pointe since 2000. (Founders Pointe is the newest of the three and opened in 2005). Another 500 homes were developed in the Gatling Pointe community before 2001 in Smithfield, Va. We recently opened the first two model homes in Liberty Ridge in Williamsburg (a new custom home community with three acre homesites).

2. Feeling of Security. Many new homes are located in quality planned communities, which can help give homebuyers a feeling of security. When asked what people look for when they shop for a new home, many say they're looking for a sense of community. Planned communities help provide the lifestyle that makes a house a home. The statement entry helps give a sense of arrival, a creative land plan allows for pocket parks, recreational areas, and private cul-de-sac neighborhoods and slower traffic. A more attractive streetscape is accomplished through unique and distinctive architectural guidelines, enhanced landscaping requirements and a quality team of homebuilders. The protective covenants also protect value and helps control the overall look and feel of a planned community.

New homebuyers also gain a sense of security through the various new home warranties (Some roofs have 30 year warranties, Foundations and certain structural components can be 10 years, and other warranties on HVAC equipment, appliances, etc.) It's less out of pocket expense for the homeowner. In many of our communities, the yards are irrigated and sodded and includes at least $2,500 in landscaping, which also helps provide a superior streetscape.

3. Reputable Homebuilders. Some of the area's most reputable builders have also committed to building Featured Models in planned communities because they know they attract quality homebuyers and it's a place they enjoy building new homes. The group of preferred builders also helps to accomplish the overall architectural theme goal and helps establish a great looking streetscape, thus a more attractive neighborhood. Residents also like dealing with homebuilders that are dedicated to their neighborhood.

Buying a home can be a highly emotional experience and it makes sense for the quality homebuilder to strategically build their best home designs and Featured Models where the homebuyers are really want to live.

4. Creative new home designs. We often see builders create a brand new home design that's on the cutting edge of national trends, showcasing the finest building products and materials. Our new home communities attract alot of visitors and the builders see it as an opportunity to go above and beyond in their selection of the home plan, the overall exterior curb appeal, and interior appointments. Every time we open a new section, our builders have stepped up with totally new plans which helps keep the neighborhood interesting and different.

Planned communities like The Riverfront at Harbour View, Founders Pointe, and Eagle Harbor can offer a wide variety of price ranges and new home styles. For example in Gables at The Riverfront, a single family home starts in the upper $200's. Homes in Graystone at Eagle Harbor begins in the $300's, in Founders Pointe in the $390's (10 builders), and in The Riverfront the custom home prices begin in the $500's (8 builders).

  fp_clubhouse-small

5. Resort style Amenities. Residents in our East West Partners communities often say that living in our neighborhood is like being on vacation year round. Neighborhoods with active community clubs is attractive to many relocating from outside of the area. The resort styled amenities in The Riverfront, Founders Pointe, Eagle Harbor, and Gatling Pointe rival those at some of the greatest resorts. First class facilities such as the Founders Pointe Residents Club and The Riverfront Swim Club may add value to their homes and offers many positive experiences for their families....a chance to rediscover the simpler things in life, like going for a walk to one of the neighborhood parks. Residents enjoy the monthly planned activities - whether it's signing the kids up to one of the summer camps, participating on the neighborhood swim team, or on one of the many fun events scheduled by the Activities Coordinator.

Relocating families also tend to feel it's easier to get to know your neighbors in a neighborhood that offers a centralized amenity location. A lively club operation helps provide social interaction and opportunities to make new friends. It helps make the adjustment to a new area easier and it's a reason families from out of the area feel more welcome. There's something special about being able to take your grandchild to the river to check out one of the canoes to explore nature in your backyard..... Many buyers yearn for the opportunity to experience these memorable moments with their families.

founders-kids-walking-away-web  fp-kids-pic_0  fp-kids-pic-2_0

6. Sense of place, Belonging. Many of today's homebuyers in the Hampton Roads area of Virginia are searching for a sense of belonging....a place they can enjoy recreation and have a lot of fun things to do without leaving their neighborhood. Many people seem to long for a safe place to live, a place to raise a family, to maintain a home they can be proud of, and live the American dream. A planned community offers many lifestyle opportunities and home style options. As mentioned earlier, most reputable builders are attracted to quality neighborhoods and they choose to align themselves with developers that create the best places to live.

7. Developer's Credibility. Today's consumers should investigate their options fully when finding the right neighborhood. Look at the track record and the whole body of work for that developer and/or builder. East West has always well when the homebuyer compares the total community to other options in the marketplace. Communities like The Riverfront, Founders Pointe, and Eagle Harbor are located in growth areas and are places that people are moving to, and not away from. The Northern Suffolk/Isle of Wight County corridor is located on the western edge of the Tidewater area of Virginia, and is central to both the Peninsula and southside Hampton Roads.

After 40 years of developing planned communities, East West has listened to the homeowners' needs, wants, and desires- through numerous focus groups, surveys, and market research. Every time we open a new community we strive to provide the homebuyers with more things that they want. (For example, at Founders Pointe, one of our new home communities in the Hampton Roads area, there are more walking trails, a waterfront observation pier, a larger clubhouse, more pool shade structures and a water slide for the kids. In Liberty Ridge in Williamsburg, there will be miles of natural leisure trails winding through the neighborhood of three acre homesites.)
