Real Estate Q. What companies in the seattle area will accept a licensed real estate agent who does not wish to pay dues to NAR to become a Realtor or dues to the local MLS. I was recently asked this question by a former realtor from Eastern Washington who is moving here and wants to work as an assistant or an agent who gives referrals to other agents but does not want the expense of NAR or SKCAR dues. I thought there were one or two but I can't remember who to send him to. Thank you

Real Estate Q. This is a new one for me (after 23 years on the job) - wondered if anyone had run into this and has a solution. Buyer in contract for a 1954 house. Windows in two bedrooms don't open (were never designed to open). So no egress. Appraiser calls this out -- not to require that they open, but to show that in 1954, having proper egress windows wasn't a code requirement. We've called the city permitting department, but beyond that, any suggestions? House is $800k in N. Seattle, and buyer is 20%++ down conventional.

Real Estate Q. How important is it to have a lawn in your front yard to add to 'curb appeal' to sell your house? My front lawn is dead and I am considering a lagoon shaped island with decorative rock and shrubs and then a paver pathway around it. This would be low mainteneace and reduce my water bill. There is a nice large lawn in the backyard. So a buyer would still have a lawn in the back. Would doing this make it more difficult to sell the house? I'd like to do this because if I decide to stay the low maintenance front yard appeals to me especially since if I travel I don't have to worry about the front yard grass getting too long.

Real Estate Q. Why does Zillow list junk? I hear that 4 out 5 homes on their site is not even available. I thought forever they were in the business of buyers and sellers, but it looks like they are simply in the business to get my contact information. I do not think I could do business with such a company.

Real Estate Q. I appreciate any comment you might have regarding the following scenario. At present, we have chosen to sell our home on our own. However, a realtor contacted us as a client of his saw our house via our website. The realtor requested that we send him a link to our website for more info. The following day we were surprised to see our house listed on his website. Are we legally bound to this reatlor if he should find a buyer for our house? We have no written (or verbal) agreement with this realtor.
