Here is the East Olympia WA real estate market update for September 2014.

 

Why live in East Olympia?

East Olympians enjoy a variety of home choices - from the gated golf community of Indian Summer to larger parcels suitable for horses to lake front homes on Hewitt Lake. Residents enjoy biking and walking on the Chehalis-Western Trail, Lattin's Country Cider Mill and Farm, and floating down the Deschutes River on a hot summer day.

East Olympia real estate market snapshot for the third quarter 2014.

Average Sales Price for Q3 2014 is $334,362. This is up from last year at this time when the average sales price was $314,007. Number of Home Sales is 29 vs. 31 last year at this time.

East Olympia months of inventoryMonths of Inventory is in a buyer's market with 7 months of inventory. This is a dramatic increase from last year when there were only 3 months of inventory. See adjacent chart.

 

How fast are homes selling in East Olympia? On average, homes were on the market for 86 days.

 

What does this mean for Sellers?

Sellers in East Olympia are in a slightly sluggish buyer's market right now. Currently there are 52 homes listed for sale. Last year at this time there were 35 homes listed. The higher number of listings is contributing to a slower absorption rates, pushing East Olympia into a buyer's market.

Sellers need to price appropriately to attract buyers. In broad terms, on average, sellers are doing well with pricing as the average list price is $288,694 with the average sales price of $344,362.

What does this mean for Buyers?

Buyers have choices in East Olympia. Right now it is a buyer's market with more listings available. Buyers can find some good deals in East Olympia right now.

Pay attention to where interest rates are heading. Even though interest rates have remained low despite predictions, experts agree time is running out for buyers to take advantage of rates in the 4% range. Buyers will need to stay on top of where interest rates are heading.

Here is the Indian Summer Golf & Country Club, Olympia WA real estate market update as of April 2014.

The Indian Summer residential community is a gated community that surrounds the Indian Summer Golf and Country Club, a private golf club.  There are approximately 500 single family homes, condos and townhomes.  Many homes enjoy wonderful golf course and Mount Rainier views, and views of the Nature Preserve.

The community features its own gate guard where visitors can check in, miles of sidewalks throughout to take a stroll through the neighborhood, and walking trails in the Nature Preserve.

Many residents are in the North Thurston School District and the Tumwater School District.

 

 

MARKET SNAPSHOT:

Average Sales Price in 2014 Q1:  $356,979   7 homes sold

Average Sales Price in 2013 Q1:  $281,800   2 homes sold

 

Currently there are 16 homes listed for sale, with many of these listings being for unbuilt new construction sites.

For 2014, Indian Summer has exceeding its average of 2 home sales per months with 7 home sales in the first quarter.  Home prices are stabilizing, and fewer homes are being sold as short-sales.

 

WHAT DOES THIS MEAN FOR SELLERS?

The bottom has hit and we are moving passed the lowest point of the market.  This doesn't mean prices will skyrocket upward.  The market still has many months of recovery but the downward spiral has stopped.

Sellers still need to price appropriately with the market.  No matter if it's a "hot" seller's market or a slow buyer's market, sellers still need to price right according to the conditions of the market in order to have a successful sale.

Less inventory.  This is good for sellers as there is less for buyers to choose, and we have seen multiple offer situations with several buyers competing for the same property.

Overall, it's been a long time coming, but the market has improved enough for many Indian Summer sellers to consider their next move.

 

WHAT DOES THIS MEAN FOR BUYERS?

Buyers need to act - no more fence-sitting.  The luxury of waiting and watching the market are over for buyers.  With less inventory and more buyers entering the market, buyers may find themselves competing for a property.

Pay attention to where interest rates are heading.  Even though interest rates below 6% are considered very low, many buyers over the last five years have enjoyed rates at half that - 3% to 4%.  Lenders are anticipating interest rates of 5% by the end of 2014.

Automated Water Meters coming soon to Indian Summer in Olympia WA

Indian Summer residents in Olympia WA to get automated water meters next week.

During the second week of February 2014, Indian Summer residents served by the City of Olympia for their water will get a water meter make-over! 

The current system of manually reading water meters will now be updated to an Automated Meter Reading (AMR) system where Indian Summer residents' water usage will be collected by a combination of mobile and fixed-network technologies. 

The water meter will be equipped with an antenna that will be drilled through the meter box lid.  You may not see any difference in appearance of the water meter box.

Per the City of Olympia's website, this AMR system will "enhance the City’s ability to run the water utility efficiently and at the lowest cost possible, and will provide better information to help with managing water conservation issues and responding to customer inquiries."

How to prepare for the installation of the AMR system?

You do not need to be home.  If the water meter is to replaced instead of retrofitted, then your water will be off for 10-15 minutes.  Otherwise there won't be any interruption in service.  The work will be done Monday - Friday from 7:30 AM to 6 PM.

Will this affect my water bill?

According to the City of Olympia, yes.  Because this meter reading technology is more accurate, residents with the AMR systems may see an increase in their bill.

Benefits of the AMR

There are benefits to this new system which include reducing the operating costs and fuel use from meter readers, improving the billing process to be more efficient, and detecting water leaks quickly to save the resident from water wastage.

Indian Summer fountainThere was a recent article in Fiscal Times that said golf course homes are in less demand than in the past.  That can’t be further from the reality of what is happening in Indian Summer Golf & Country Club neighborhood in Olympia, WA for 2013.

Here is the August 2013 real estate market update for Indian Summer Golf & Country Club by Francine Viola of Coldwell Banker Evergreen Olympic Realty.

 

This year, the big story for Indian Summer is how quickly many homes sold. 

You may have heard the term, “pent up demand.”  That is what the Indian Summer neighborhood has experienced lately.  Pent up demand means that for several years, Indian Summer homeowners have held off in listing and selling their homes, waiting for the market to improve.  Buyers have been waiting to buy an Indian Summer home.  What has happened in 2013 is sellers have bravely listed and those patient buyers came out and went on a shopping spree. 

 

Here are the quick closings some Indian Summer sellers experienced in 2013:

Sold in 21 days - 6939 Fairway Lane SE – 1,682 SF, one-story townhome on the golf course – sold for $300,000.

Sold in 54 days - 6107 Ashbourne Lane SE – 2,765 SF, 2-story home – sold for $335,000 (above asking price).

Sold in 28 days - 6011 Ashbourne Lane SE – 2,554 SF, 2-story home – sold for $359,000 (at asking price).

Sold in 6 days - 4515 Prestwick Lane SE – 2,360 SF, 2-story home on the golf course – sold for $359,000 ($3,000 less asking price).

Sold in 58 days - 3845 Prestwick Lane SE – 2,491 SF, one-story home on the golf course – sold for $370,000.

Sold in 11 days - 3812 Kinsale Lane SE – 2,215 SF, one-story home on golf course – sold for $420,000.

Sold in 10 days - 4005 Muirfield Lane SE – 3,003 SF, 2-story home – sold for $515,000.

Sold in 47 days - 6531 Turnberry Lane SE – 4,021 SF, 2-story home on the golf course – sold for $695,000 (just near the asking price of $699,900).

 

This list represents the home sales that sold in 60 days or less, which is still very fast.  A normal, balanced market would have homes selling between 90 – 120 days. 

 

Can you guess how many days LAST YEAR Indian Summer sellers saw a sale?

 

362 days!  (No wonder why Indian Summer sellers were hesitant to list their homes!)

 

On average, between January to August 2012, it took nearly one year for a seller in Indian Summer to reach a sale.  And there were just 9 homes sales during this time period last year.  This year, Indian Summer has had 13 home sales year to date, and the average days on market is 103.

All of them were priced right.  Just a few sold for a small percentage less than the asking price.  And they offered amenities buyers are looking for such as one-level homes or main floor master bedrooms, extra RV parking/garage space, etc.  But price is a key factor. 

 

Even though 2013 has become the year Indian Summer has turned the corner, sellers still need to price appropriately within the market data.  I agree that there is room to push the price higher in our current market environment than in the past but sellers still need to be realistic with the current market conditions. 

 

Currently there are 11 Indian Summer homes for sale, ranging in price from $249,000 to $574,500.  (Townhomes, condos and presale new construction homes are excluded.)

Indian Summer neighborhood in Olympia WA recycles!

Indian Summer neighborhood in Olympia WA recycles!

Every other Tuesday in the Indian Summer neighborhood in Olympia WA is recycling day. 

LeMay, Inc. services the Indian Summer neighborhood and provides trash, garden debris, compost, recycling, and glass pick up services.  Every Tuesday morning is trash day; every other Tuesday is recyclables, and every four Tuesdays is glass pick up.

Recycling in the Indian Summer neighborhood has been simplified over the last few years.  Although I personally enjoyed sorting out all my recyclables, now you can toss it all into one large bin.  No longer do paper products, cans and plastics have to be separated.  Only glass is separated into a separate bin and that is collected every four weeks.

Indian Summer recyclesIndian Summer neighborhood residents are encouraged to recycle, and as you can see, all the neighbors participate in reducing waste by recycling.
