South Capitol Neighborhood Olympia - Market Update

The South Capitol Neighborhood in Olympia is immediately south of the State Capitol campus - so when legislature is in town, many people notice the blocks of beautiful vintage homes.  These homes range in size from very small to quite large; and also vary in how much, if any, restoration/renovation work has been completed.  So when they are on the market for sale, the prices vary considerably as well.

Right now there are 11 homes listed for sale in our MLS.  The starting point, pricewise, is a one bedroom, one bath home of 672 square feet listed at a price of $167,700.  At the other end of the spectrum, there is a 6 bedroom, 3.5 bath home with 3288 square feet and it's list price is $519,900.  The median list price right now is $349,000 and the median square footage is 2483.

These are indeed classic homes - the newest of the ones for sale was built in 1939, and they range back all the way to one built in 1894!  Oh the history these homes have seen over the years!

Visiting Olympia State Capitol - beautiful buildings, awesome city views and more!  This time of the year, the state Legislature is in session, bringing lots of people into Olympia and onto the state Capitol campus - but year-round it can be a great place to visit.

The Capitol campus in Olympia draws visitors and residents alike to enjoy the mix of stately buildings and perhaps take a tour to view law making in process.  Or stroll around the grounds to view the statues and monuments saluting the men and women who have protected this country in battle and contemplate their contributions.  And you can walk or sit and enjoy the sunshine (yes, sometimes we have sunshine in Olympia!) in  lovely wide open, landscaped grounds complete with a large, elegant fountain.  At night the lights on the buildings and on the fountain create a lovely setting for the heart of Olympia, and the state.

There are also breathtaking views of Capitol Lake, Budd Inlet and the Olympics snow-topped mountains in the distance.  You can occasionally glimpse sailboats on the water or perhaps a foreign ship being loaded by the giant cranes at the Port of Olympia.

South Capitol Home Sale Prices

Olympia's South Capitol Neighborhood consists of over 400 well preserved homes, varying in styles from the English cottage look, Spanish style, to Victorian and Craftsman. In 1991 the entire South Capitol Neighborhood was listed on the National Register of Historic places.

 

The decline in home prices throughout Thurston County and in Olympia has not spared the South Capitol Neighborhood, but due to the uniqueness of this neighborhood, the pricing pressure is not as extreme as in other communities. Here is a list of the homes sold on the MLS within the past six months.

As you can see, the final sales prices are on average 3.75 percent lower than the last list price. Note that one home actually sold above the listed price.

There are several home currently "pending" sale and there is a moderate inventory of homes "for sale" in the South Capitol Neighborhood.

Driving through the South Capitol Neighborhood you can see a sampling of nearly every form of classic architectural styles. The South Capitol Neighborhood in Olympia WA enjoys very stable market conditions because of the pride in ownership shown by the homes and the great location. 2009 saw a total of 13 sales in the neighborhood, with an average price of $337,004 and an average time on the market of 81 days. All but 3 of those sales were for homes built before 1950. Of the sold homes, the average size was 2494 square feet and the price per square foot was $144.59. The highest sale in the neighborhood was $585,000 and the lowest was $179,000.

Things to Do in Olympia WA

Looking for things to do in Olympia WA but don't know where to start? Here are some ideas that will not only open your eyes to the beauty of Olympia, but they are totally free!

The shining sun and bright blue skies these last few days have been a sight for sore eyes here in Olympia. While it feels like April, the bare trees and flowerless beds serve as a reminder that we are still very much in February. Being that we are in Western Washington, there is no predicting how long this stretch of seemingly tropical weather will last. So, be sure to find a reason to get out and enjoy it while you can!

Gorgeous historical homes and tree lined streets make this one of the most appealing neighborhoods in Olympia.I was fortunate enough to receive a call on one of my listings today, which gave me a great excuse to get up from my desk and go cruise around town for awhile after showing the house. My showing was in the South Capitol neighborhood at a little craftsman home on Capitol Way. After we got done at the house, I decided to walk around the neighborhood a bit and admire the variety of architectural styles from eras past. It really is an eclectic mix of craftsman, victorian, cape cod, colonial, and other traditional styles. Some homes are massive and immediately draw your attention while others are more modest and unassuming. This very variety is one of the reasons the South Capitol neighborhood of Olympia is possibly the most highly sought after part of town. Sales in this neighborhood are infrequent, with many people deciding to stay well beyond average time spans for occupancy. The proximity to practically EVERYTHING is probably the most appealing aspect of life in the South Capitol neighborhood. You are a short walk/bike ride/or bus ride away from the Capitol Dome and Campus, downtown shopping, and the trails and park surrounding Capitol Lake. Not to mention being just a few blocks away from I-5 access. Next sunny day, maybe tomorrow, treat yourself to a tour of this cheery neighborhood.

When the next sunny day does present itself, if you are looking for things to do in Olympia WA, make sure you also venture downtown to explore. The city is vibrant on sunny days like this and people seem to be out and Puget Sound, Olympic Mountain views, Percival Landing, Downtown Olympiaabout by the busload. As I was leaving my showing and driving down Capitol Way toward downtown Olympia I was awestruck by the way the Olympic Mountains seemed to be glowing on the horizon. I decided that I would make the most of my small window of free time and go for a walk at Percival Landing, where I could see the mountains more clearly, breathe in the salty Puget Sound air and stare at the beauty of the sunlight dancing off the water. I definitely wasn't alone, as many Olympians know that a sunny February day is something to be celebrated.

There are plenty of things to do in Olympia WA for free on a sunny day like today. You can walk the trails around Capitol Lake, peruse the storefronts downtown, sip some coffee and people watch at Sylvester Park, stroll along the boardwalk at Percival Landing, or sit around the Heritage Park Fountain.

I think the only thing that would have made my brief break from work even better is if I would have had time to stop at Budd Bay Cafe for their Veggie Tacos or maybe their blackened salmon....but I digress.

What I'm really trying to say is that just when the dead of winter seems unwilling to release its grip, a sunny day like today pops in to remind me of all the things to do in Olympia WA and just how beautiful our city is. I think today will keep me going, even if I have to wait until April for the next chance to enjoy a clear blue sky.
