Which will give me the best chances of winning in a multiple offer situation?

With the current home market conditions, being just pre-qualified for a home loan doesn't put you in a strong negotiating position with today's sellers and with a knowledgable listing agent. When I review multiple offers for my listing clients the first thing I look at after the offer price is how strong is this buyer. Buyers who have been pre-approved by mortgage professionals who have a proven tract record for closing home loans in a timely fashion go to the top of the stack. Those offers who have simply been pre-qualified and not pre-approved, are not considered to be as strong an offer and can easily be the difference in winning a mulitple offer situation.

Pine Lake in Sammamish sits in a beautiful location, surrounded by forests and dotted along its shoreline by waterfront homes, from small cottages to expansive estates.  The location creates a short commute into Redmond and Bellevue, or a reasonable commute to downtown Seattle.  While Pine Lake waterfront homes are often overshadowed by the much larger inventory of waterfront homes on Lake Sammamish, the location and feel of Pine Lake is a world apart.  Inexpensive homes on the lake can start around $500,000, but there are plenty of multi-million dollar modern homes available as well.

Today I dropped off my son for a Sounders Soccer Camp at Pine Lake Park in Sammamish. I thought I would take a moment to share with you some great facts about the park. If you live in Sammamish you know what a great park this is. Sammamish residence enjoy picnics, BBQ, Concerts in the Park, swimming, fishing and more! Located along the shores of Pine Lake, the wooded park offers swimming, boat launch, fishing pier, and two new play areas. Along with these amenities there is also a baseball/softball/open play field and a basketball court. Picnic facilities are plentiful and may be reserved. Because of its central location and beautiful wooded setting, the park is host to numerous community events, including the annual Summer Concerts in The Park series of music concerts, plays and outdoor movies. Date: Thursdays in July & August (see below) Time: 6:30 to 8 p.m. Location: Pine Lake Park Cost: Free

History: The park started out in the 30's but not as Park, but as a Resort. French's La Pine Resort as it was named back in the 30's when Marion Reiff French bought the 18 acre resort in 1932 but most called it "Frenchy's." Some time around 1966 or 1967 King County bought the Resort and converted it to a public park. Read more about the history Today there are million dollar waterfront homes all around the Pine Lake. Whether it's "Frenchy's" or Pine Lake Park the 18 acre space on the east side of Pine Lake of Sammamish is a wonderful place for residents of Sammamish to enjoy. I know my son had a great time at the soccer camp!
