Queen Anne is a neighborhood and geographic feature in Seattle, Washington, northwest of downtown. The neighborhood sits on the highest named hill in the city, with a maximum elevation of 456 feet. It covers an area of 2.8 sq mi, and has a population of about 28,000. Queen Anne is bordered by Belltown to the south, Lake Union to the east, the Lake Washington Ship Canal to the north and Magnolia to the west.

The hill became a popular spot for the city's early economic and cultural elite to build their mansions, and the name derives from the architectural style typical of many of the early homes.

Queen Anne Real Estate In Seattle: Million Dollar Market

The million dollar and up market in Seattle's Queen Anne neighborhood has been quite vibrant over the last 180 days. There have been 22 SOLD Queen Anne homes for sale in the MLS priced at over a million dollars. These Queen Anne luxury homes and historic homes have had a final sales price ranging from $1,011,060 to $2,700,000.  The median price for these was $1,321,500 and they had an overall sale price to listing price percentage of 99.41% with a range of 87.53% to 112.86%.  Ten of these sold Queen Anne homes went for over full price. Despite this, the average days on market was 81 days with 9 of these homes on the market for a week, one of them on the market for 32 days, one on for 42 days, and the rest of them on the market for anywhere from 76 days to 307 days.Queen Anne historic homes

One of the more impressive Queen Anne homes on the lower end of this million dollar and up price range was 357 Highland Dr.  It was listed on the market for $1,050,000 and sold in 2 days for $1,185,000 (112.86% over list).

There is one pending feasibility property and two pending inspection Queen Anne homes currently.  They are priced between $1,100,000 and $3,495,000.  There are six pending Queen Anne homes in escrow at the moment, although that can change by the hour... These range in list price from $1,225,000 to $2,495,000 with a median price of $1,725,000 and all but one were on the market for far less than a month.

There are 14 Queen Anne homes for sale in the million dollar and up price range.  These range in price from $1,195,000 to $11,500,000 with a median price of $2,499,000.  You can find a lot of the stately homes on the Queen Anne South slope.  Additionally if you are interested in Seattle historic mansions, then you should look at other neighborhoods as well as Queen Anne.  There are many choices across the Puget Sound for Seattle Luxury Homes, but Queen Anne is always one of my first picks.

 I have had it! “With conventional bulky water tanks” This is the second time this year I gave had a mess to clean up dew to a conventional water tank bursting its lining and ‘YES” flooding the same unit below. I need some property manager feedback on waterless hot water tanks. My biggest concerns with conventional water tanks beside the mess from water damage and its Limited Supply” are the complaints from tenants.

 


Conventional water heaters frequently run out of hot water after several back-to-back demands and often after only one shower or demand. The tenant must then wait for a pro- long period of time for the water heater heat or to “refresh “I always have a concerns with” Overheating and
scalding, especially for children and the elderly. Traditional heater refreshes at a reasonable rate, but most heaters are set at very high temperatures (130F+). And this wastes energy. SO I have pointed out a few negative about conventional water tanks like the bulky size, short life and limited supply. I researching the benefits of waterless hot water tanks and my finding sound good .but this where I need your feedback.

 

MY findings on the waterless tanks are.

 

Reduce water heating costs as much as 50%! They say//? Tank less water heaters heat on demand, and only when hot water is needed by the user, so this has got to be a cost  saving of water and energy. Since there is no hot water storage, thermal heat loss is almost completely eliminated.Tank less heaters never run out of hot water - they can literally run all day long if necessary and they will never stop producing hot water since they heat water instantly on demand. Tank less heaters allow you to set the ongoing water temperature to a much more reasonable and safer temperature, closer to the actual temperature you will use the water at, thereby reducing risk of scalding. Nice added pluses from the dept. of energy says  that each 10°F reduction in water temperature, you can save between 3%-5% in energy costs. Since hot water is not stored, tank less water heaters generally handle hard water minerals and sediments much better than conventional tanks. This makes them far less likely toleak or rupture, and able to maintain efficiency throughout their whole lifecycle. Accordingly, many have much longer warranties.Tank less water heaters can last more than 20 years. Tank less water heaters are about the size of a briefcase (electric units) - they save valuable floor space that can be used for storage etc. especially in older apartments and condos where the tanks in built in under the sink and all the cabinets and counter have to be remove to replace water tank

Nationwide Open House RealtorsThe Nationwide Open House weekend, organized by Realtor organizations across the country, has been a highly-successful effort to get out a large crowd of motivated buyers for the past few years.  The event has generated up to 350,000 open houses in the same weekend, and a great opportunity for home buyers to see plenty of homes in a short period of time.

The big question this year, is how many buyers can we get into one open house at a time?  The real estate market in most of the country's major metropolitan areas has shifted sharply back to a seller's market.  Inventory is down by about half in many of these cities, including Seattle.  Buyers, this spring, have totally abandoned the fence-sitting they've been doing for the past few years.  Competitive bidding, multiple offers, and all-cash purchases are now commonplace.  

Make no mistake, there will be plenty of open houses for buyers to visit during this year's Nationwide Open House, which is just a week away, April 20-21.  The event is becoming more expansive by the year, and the vast majority of Realtors with homes on the market will be holding them open.  We had a shrinking inventory situation in 2012, and still had record numbers of open houses.  

The difference this year will be the number of buyers who aren't just browsing homes, but are actively pursuing homes.  Buyer motivation is sky-high right now, and the combination of more buyers and less homes available will likely generate some large crowds at properties in popular locations.  

The event will be a great boon to both buyers and sellers looking to make connections in quick fashion.  For those aggressive new home buyers, set up a schedule and fill up your weekend.  Home sellers, find a nice weekend getaway, and get away.  Realtors, buy some hand sanitizer and some throat lozenges.  You're going to be shaking a lot of hands, and doing a lot of talking next weekend.
